Federal Realty buys The Summit in Birmingham

Federal Realty Investment Trust announced on Oct. 1, 2026 that it acquired The Summit from its original developer for $508 million, or $498 million net. The open-air retail property spans 100 acres and approximately 870,000 square feet, according to Federal Realty’s announcement.

Federal Realty reported more than 110 tenants and 92% occupancy when the deal was announced, adding that signed leases were expected to lift occupancy over the following months. The company also described The Summit as Alabama’s most-visited retail destination and reported nearly 9 million annual visits, attributing that visitation estimate to Placer.ai. Those occupancy and visitor figures are company-reported, not independent findings in the announcement.
