There is no single home-loan EMI that everyone earning ₹1 lakh a month can afford. Base your personal limit on the salary actually credited, existing debt, essential household costs and savings needs; then compare it with the lender’s separate eligibility calculation. A bank’s approval does not automatically mean the payment will be comfortable for your household.
First, define what “₹1 lakh salary” means
Annual CTC divided by 12, gross monthly salary and take-home pay can be very different figures. For household budgeting, begin with the amount credited to your bank account. A lender may use a different income base or method: the RBI says repayment capacity depends on disposable or surplus income after expenses, other liabilities, income stability and other factors, and lenders may calculate available EMI using gross income or disposable income. RBI’s housing-loan FAQ describes these considerations.
Eligibility rules are lender- and product-specific. For example, Central Bank of India’s Cent Home Loan page publishes maximum EMI-to-NMI ratios of 50% for net annual income above ₹3 lakh through ₹7 lakh, 65% above ₹7 lakh through ₹10 lakh, 70% above ₹10 lakh through ₹15 lakh, and 75% above ₹15 lakh. The bank defines NMI as gross monthly income less statutory deductions and taxes, excluding existing and proposed EMIs. These are that product’s published underwriting thresholds—not a national standard or a household-budget recommendation. A ₹12 lakh gross annual salary does not automatically equal ₹12 lakh net annual income under that calculation. See the Cent Home Loan terms.
Estimate an EMI from your actual monthly budget
Work out the amount left after paying for existing EMIs and fixed obligations, essential household expenses, savings and irregular costs. Treat what remains as a candidate home-loan EMI, not as an approval amount. There is no universal percentage of salary that guarantees either comfort or eligibility; if you use a percentage as a budgeting prompt, state whether it applies to gross or take-home income and account for your other commitments.

- Start with take-home pay. Use the monthly amount actually credited rather than dividing CTC by 12.
- Subtract committed spending. Include current loan EMIs, essential expenses, regular obligations and money set aside for savings and irregular bills.
- Choose a payment ceiling. The balance is the EMI you are considering, not a lender’s promise to approve it.
- Test rates and tenures. Compare what that EMI supports at more than one tenure and at a higher interest rate.
- Check the lender’s full assessment. Income, existing obligations, property valuation and margin or down-payment requirements can all affect approval.
What different EMI budgets support at 8%
The table shows standard level-payment amortization calculations at an assumed 8% annual interest rate. Figures are rounded estimates, not lender quotes or eligibility promises; the actual rate, fees and loan terms can change the result.

At the same assumed 8% rate, each ₹1 lakh borrowed costs about ₹836 a month over 20 years, ₹772 over 25 years or ₹734 over 30 years. Extending the tenure lowers the monthly payment for a given principal, but keeps the debt outstanding longer and generally increases total interest. Use the lender’s amortization schedule to compare both EMI and total interest for the actual offer.

Stress-test a floating-rate loan
A rate increase can raise the EMI, extend the repayment period, or lead to a choice between the two, depending on the loan terms and lender’s reset policy. Ask the lender how it handles benchmark changes and model a higher-rate payment before committing. RBI directions on floating-rate resets cited here apply to urban co-operative banks; the applicable rules and reset process depend on the lender and loan. Read the RBI notification on housing-loan terms and resets.
Central Bank of India’s Digital Cent Home Loan page displayed a rate range of 7.35%–8.50% when reviewed for this article. The page says pricing uses RBLR (repo rate plus spread) plus a credit-risk premium and also lists a processing charge. This is one lender’s product information, not a market-wide rate or a guaranteed offer; confirm the live rate, fees and applicable benchmark directly with the lender before relying on a calculation. Budget separately for cash due before and during purchase
The EMI calculation does not cover the down payment or margin, stamp duty, registration or lender charges. RBI’s housing-loan FAQ lists possible processing or origination, administration, documentation, legal and technical inspection charges, among others, and advises borrowers to account for stamp duty and registration. Ask for a complete fee schedule and whether any charges are negotiable. RBI’s FAQ on housing loans and borrower costs.
A 2015 RBI housing-finance circular set bank individual-housing-loan loan-to-value bands of up to 90% for loans up to ₹20 lakh, 80% for loans above ₹20 lakh through ₹75 lakh, and 75% above ₹75 lakh. It generally excluded stamp duty, registration and documentation charges from financed property cost for LTV purposes, with an exception in that circular for homes costing no more than ₹10 lakh. Because this is an older circular, confirm the currently applicable RBI directions and the lender’s margin rather than treating these figures as a complete statement of current requirements. Compare actual loan offers on more than EMI
Once you have a personal payment ceiling, compare offers using the same principal and tenure. Ask each lender for the effective interest rate and benchmark or spread, whether the rate is fixed or floating, how resets work, the annual percentage rate (APR), total interest, maximum tenure and age rules, fees, prepayment conditions, required margin, and how income and existing obligations are assessed. RBI’s FAQ recommends checking rate type, reset terms, APR, fees and upfront costs; it is dated 10 November 2009, so use it as general borrower guidance and verify current terms with the lender.
Tax benefits are not included in these affordability estimates. Tax rules and personal eligibility can change; verify current official guidance and your circumstances before counting any tax benefit toward the amount you can afford.
