Retirement Income Options Beyond Social Security and Personal Savings

Employer plans, annuities, work, property, and home equity can supplement Social Security and savings—but each has different guarantees, costs, risks, and obligations.

Retirement income beyond Social Security and personal savings can come from an employer plan, an annuity contract, paid work, property, or home equity. These sources are not interchangeable: some may provide payments for life, while others depend on investment results, work, housing choices, or taking on debt. Compare how long payments last, whether you can access the underlying asset, what a spouse or heirs may receive, and the taxes, fees, and obligations involved before choosing an option.

Start by identifying what kind of income each option provides

A useful first step is to separate income by its source. That tells you what can make a payment change, end, or create a new obligation.

As an Amazon Associate I earn from qualifying purchases.

  • Retirement-plan payments come from an employer plan and depend on the plan’s rules and your payout election.
  • Annuity payments come from an insurance contract. Their timing, duration, guarantees, and exposure to investment results depend on the contract.
  • Work and property income depend on employment, a family member’s income, rental property, royalties, or another individual circumstance. They are not guaranteed simply because they are possible sources.
  • Home-equity cash comes from selling or downsizing, borrowing against the home, or using a reverse mortgage. Borrowing provides access to cash but creates debt and leaves continuing property obligations.

Social Security and savings remain separate parts of the picture. An additional income source may help fill a gap, but it can also reduce liquidity, shift risk, or change what remains for a surviving spouse or heirs. There is no universally best choice without knowing the person’s plan terms, assets, needs, and priorities.

What employer retirement plans may pay

The plan type matters. The Internal Revenue Service describes different common payout forms for defined-contribution plans and defined-benefit pensions. Do not assume that a balance in one kind of plan can be converted into the same options available in another.

Defined-contribution plans

A 401(k), profit-sharing plan, or similar defined-contribution plan generally pays benefits as a lump sum or in installments, subject to the plan’s terms. A lump sum gives access to the distribution at once, while installments spread payments over time. The plan documents determine which choices are actually available, their timing, and how an election can be changed.

Defined-benefit and other pension plans

Defined-benefit plans normally provide an annuity form of payment: income over the participant’s life or, depending on the available election, over joint lives. Money-purchase pension and target-benefit plans normally provide annuity forms as well. The amount and survivor terms depend on plan provisions and the option selected.

Some plans subject to qualified joint and survivor annuity and qualified preretirement survivor annuity rules must offer specified spouse protections. That does not mean every plan offers the same menu or that every election has the same effect. Ask the administrator for the available forms, written estimates, payment start dates, and the consequences for a spouse if the participant dies before or after payments begin.

Questions to ask the plan administrator

  • What exact payout forms does this plan offer, and when must I elect one?
  • How much would each option pay, and when would payments start?
  • Does an election provide payments for one life or joint lives? What happens to payments after a participant’s death?
  • Can I change the election after payments begin, or is it irrevocable?
  • What portion of each payment may be taxable, and how will withholding be handled?

Use estimates from the plan itself rather than assuming that a displayed account balance or an estimate from another source guarantees a particular monthly income.

How annuity income differs from a retirement-plan payout

An annuity is an insurance contract that pays at regular intervals for more than one year. The word describes a broad category, not a single payment design. A contract may differ in when payments start, how long they continue, whether they cover a spouse, whether the amount can change, what happens at death, and how much investment risk the owner bears.

Immediate and deferred annuities

An immediate annuity typically starts payments within a year. A deferred annuity accumulates value before payments begin. Deferral can make the contract relevant to a future income need, but it also means that the person must understand the accumulation rules, access restrictions, fees, and eventual payout choices rather than treating the contract as a current paycheck.

Fixed, indexed, and investment-linked designs

Different deferred annuities carry different risks. A fixed annuity guarantees a minimum accumulation interest rate under its contract. A fixed indexed annuity credits interest partly by reference to an index and according to the contract’s terms; that description does not mean the owner directly receives the index’s return. A registered index-linked annuity can lose value. A variable annuity’s returns depend on the selected investment funds, so results can vary with investment performance.

These distinctions matter when comparing a promise in a contract with a value that fluctuates. Read the actual contract for guarantees and exclusions. Do not infer a payout amount from a product label or broad illustration: an actual quote and its assumptions are needed to assess a particular payment.

Lifetime, fixed-period, and survivor choices

The IRS identifies fixed-period, single-life, and joint-and-survivor annuity structures. A fixed-period payment is designed for a stated term; a single-life form is tied to one person’s life; a joint-and-survivor form can continue payments over two lives under its terms. A feature that continues income to a survivor may affect the payment while both covered people are alive. The exact trade-off is contract-specific.

Compare the guarantee and duration with the household’s need for flexibility. A lifetime payment can address the risk of living a long time, but may limit access to the principal used to buy the contract. A death-benefit provision may preserve some value for a beneficiary, but its terms and cost vary. Check whether payments adjust for inflation or remain fixed, whether withdrawals or surrender are restricted, and which fees apply.

Longevity income from only part of a portfolio

A longevity-annuity approach uses only part of retirement-account assets to buy guaranteed income that starts later, leaving the rest available for more immediate or flexible needs. A U.S. Treasury release describes this strategy in connection with historical final rules. Those historical rules and figures should not be treated as proof of current limits: verify current law and the retirement plan’s terms before relying on a specific limit or implementation.

Work, family, and property can contribute—but are conditional

Part-time work, income from a spouse or other family members, rental income, and royalties are among the income sources reported by participants in the Federal Retirement Thrift Investment Board’s 2025 survey of Federal Employees Retirement System participants. These sources may diversify household income, but none is a guaranteed substitute for a plan payment or contract benefit.

Work depends on availability, capacity, and the worker’s choices. Family income depends on another person’s circumstances and cannot be assumed to continue indefinitely. Rental income and royalties depend on property, rights, demand, expenses, and management. When assessing a source, consider not only its possible gross payments but also the obligations, effort, and uncertainty involved in producing them.

What the 2025 FERS survey says—and does not say

In the 2025 survey, FERS participants reported the following as anticipated retirement-income sources:

Source Share of surveyed FERS participants What the figure represents
Private savings and investments 47% Participants who reported this as an anticipated source
Part-time work 22% Participants who reported this as an anticipated source
Home equity, such as a reverse mortgage or downsizing 18% Participants who reported this as an anticipated source
Rental income or royalties 11% Participants who reported this as an anticipated source
Annuities or insurance plans 10% Participants who reported this as an anticipated source

These are survey responses from a defined federal employee retirement-system population, not estimates of the share of all U.S. retirees who use each source, nor a measure of how much income each source provides. The categories also describe what respondents anticipated, not a guarantee that the income will materialize.

Using home equity: sale, borrowing, or reverse mortgage

Home equity can serve as a reserve, but accessing it changes either the housing arrangement or the household’s debt. The Consumer Financial Protection Bureau advises homeowners to consider reverse-mortgage options and risks carefully. The three broad paths are selling or downsizing, borrowing through a home-equity loan or line of credit, and using a reverse mortgage.

Selling or downsizing

Selling can turn equity into cash, and a move to a less expensive home may leave money available for other needs. It also means changing where or how you live, and the amount available depends on the sale and the costs and housing choice that follow. This is a housing decision as well as an income decision; compare the cash released with the expense and practicality of the next living arrangement.

Home-equity loan or line of credit

A home-equity loan or line of credit borrows against home equity rather than turning the home into income. A loan provides borrowed funds under its terms; a line of credit can provide access to borrowing as needed, subject to its terms. In either case, borrowing creates repayment obligations and costs. Consider the payment burden, interest, and the risk of not meeting the loan’s terms alongside the amount of cash made available.

HECM reverse-mortgage payment options

A Home Equity Conversion Mortgage (HECM) is a reverse-mortgage option covered by CFPB guidance. The CFPB describes three ways to receive funds: a line of credit, monthly payments, or a lump sum. How much a borrower can access depends on age, interest rate, and home value; an individual’s actual amount requires a current estimate. The CFPB’s guidance on these payout structures was last modified July 28, 2022, so check current HECM terms and costs before making a decision.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The payout form affects when funds are accessed and how costs accrue. CFPB says the lump-sum option may cost more than a line of credit or monthly payout because fees and interest apply to the full amount drawn at closing. A line of credit can provide access without taking the entire amount at once, while monthly payouts deliver funds over time according to their terms. The available source does not establish a current cost comparison for a particular borrower, so do not assume one format will always be cheaper in every case.

Eligibility, continuing obligations, and repayment

CFPB guidance says HECM eligibility includes living in the home as a principal residence, having sufficient equity, maintaining property charges, and completing counseling with a HUD-approved counselor. A reverse mortgage does not remove the homeowner’s property responsibilities. Taxes, insurance, and maintenance requirements remain important, and failure to meet applicable obligations can put the arrangement at risk.

Reverse-mortgage debt grows over time rather than declining through ordinary monthly mortgage payments. CFPB explains that the debt generally must be repaid when the borrower sells the home or no longer lives there. Before borrowing, consider the interest and fees, how long you expect to stay, what happens if your circumstances change, and how repayment may affect a surviving household member or heirs. Other possibilities identified by CFPB include waiting, home-equity borrowing, refinancing, downsizing, and reducing expenses.

Compare options across the risks that matter

Payment size alone does not show whether an income source fits a household’s needs. Use the questions below to compare the risks and trade-offs without treating unlike products as equivalent.

Comparison point Questions to ask
Reliability and duration Is the payment specified by a plan or contract, dependent on investment results, or contingent on work or property? Is it for a fixed period or a lifetime?
Liquidity and control Can you reach the underlying principal? Are withdrawals, surrender, or borrowing constrained? Can you change the election or payment arrangement?
Survivor and legacy outcome Does income continue for a spouse or other survivor? Is there a beneficiary or death benefit? Does the choice reduce what may be left to heirs?
Inflation and investment exposure Can payments adjust with inflation? Can investment losses affect value or income? Is a rate or other guarantee limited by contract terms?
Taxes and costs What part of payments may be subject to federal income tax? What fees, surrender costs, interest, withholding, or property expenses apply?
Eligibility and responsibilities What do the plan rules or contract require? Does the option depend on home occupancy, property charges, counseling, work capacity, or property management?

For a pension or annuity, compare the payment form and survivor provision in writing. For work or property income, account for uncertainty and ongoing effort. For home-equity borrowing, include both borrowing costs and the obligations tied to the property. These checks make visible the differences that a single monthly-income figure can conceal.

Understand taxes and get the terms in writing

The federal tax treatment depends on the plan, contract, funding source, and distribution circumstances. The IRS says the taxable portion of pension or annuity payments is generally subject to federal income tax withholding. That statement does not mean every dollar from every option is taxable in the same way. Confirm the taxable portion and withholding treatment for the specific distribution with the plan administrator, insurer, or a qualified tax professional.

Before electing a payout or entering a contract, obtain the governing terms and a written estimate. For an employer plan, ask for the election forms, benefit estimates, and survivor explanation. For an annuity, review the contract provisions on guarantees, duration, fees, investment exposure, death benefits, and access to funds. For a home-equity option, obtain current costs and repayment terms and confirm the continuing property requirements. A general description cannot substitute for those documents or an individualized estimate.

A practical way to decide what to investigate next

  1. Write down the need. Identify whether the goal is income immediately, income later in retirement, greater flexibility, a survivor payment, or cash for a particular expense.
  2. Inventory actual choices. Request the options and estimates available under the employer plan, and identify any contract terms or property-based alternatives that genuinely apply.
  3. Mark the trade-offs. For each option, record duration, access to principal, survivor outcome, inflation exposure, fees or borrowing costs, tax questions, and ongoing requirements.
  4. Test a change in circumstances. Ask what happens if you live longer than expected, stop working, move, need more cash, or a spouse dies first. Use the relevant contract or plan terms rather than assumptions.
  5. Verify before committing. Confirm current law and plan rules for retirement-account strategies, current HECM costs and terms, and the tax treatment of the specific payments. The CFPB’s reverse-mortgage payout guidance cited above was last modified in 2022.

CFPB’s retirement-planning resource puts the broader concern plainly: “Balancing debt, retirement income, and assets becomes even more important to your financial security as you age.” That is why an option should be judged not just by cash received, but by how it changes future obligations, flexibility, and protection for a spouse or other survivor.
