Renting Long Term vs. Buying a Home: Costs, Flexibility and Trade-Offs

Renting offers flexibility; buying may build equity but adds repairs, taxes and transaction costs. Compare local expenses and your likely time in the home before deciding.

Neither renting nor buying is automatically cheaper over the long term. Buying may build equity, but ownership also brings taxes, insurance, repairs and transaction costs; renting offers flexibility and shifts many large repair responsibilities to the landlord. The better choice depends on local costs, your likely time in the home, finances and tolerance for risk.

Compare the full cost, not rent against a mortgage payment

A fair comparison includes the costs you pay once, the costs you pay every month and the costs that may arrive unpredictably. A mortgage payment is not the full cost of owning: even when taxes or insurance are bundled into the payment, they remain separate ownership expenses.

CFPB’s home-buying guidance and Freddie Mac’s rent-versus-buy overview identify expenses that can be missed in a simple payment comparison. Estimate local taxes, insurance, association dues, utilities, repairs, rents and transaction expenses separately rather than relying on a single headline figure.

What renting gives up—and what it protects you from

CFPB puts it plainly: “Renters have more flexibility.” A renter may be able to move with notice, but the lease controls notice, renewal and other terms. A renter also depends on the landlord or manager to make repairs and generally does not bear the same direct exposure to home-price declines or large owner-paid repair bills.

That flexibility can matter if work, family needs or finances may change. Buying and then moving can be costly because selling brings transaction expenses, and a short ownership period may not leave enough time for any equity gains to offset them. CFPB cautions people who may move within the next few years to account for the expense of buying and selling.

What buying can build—and the risks that come with it

Mortgage principal payments can build equity: the portion of the home’s value that belongs to the owner after accounting for the mortgage debt. Equity is not guaranteed profit. Home values can fall, and selling expenses reduce what an owner keeps. Someone who must sell during a downturn or soon after buying could lose equity or owe more than the home is worth. CFPB explains these trade-offs in its guidance on whether homeownership is right for you.

Ownership also provides more control over the property than a lease, but that control comes with responsibility for upkeep and the financial capacity to handle repairs. A fixed-rate mortgage can keep principal and interest steady, but it does not freeze property taxes, insurance premiums, maintenance expenses or HOA costs.

How long do you need to stay for buying to make sense?

Freddie Mac says buying may make sense for someone who plans to stay at least five to seven years. Treat this as a rule of thumb, not a guaranteed break-even period. The actual result depends on local rent and purchase prices, mortgage terms, taxes, insurance, repairs, home-price changes and the costs of buying and selling. CFPB also advises caution if a move within the next few years is possible.

There is no universal point at which buying becomes cheaper. A longer stay gives an owner more time to spread purchase and sale costs over the years in the home, but it does not guarantee that buying will win financially. A shorter stay makes transaction expenses and the possibility of selling after a decline especially important.

Tax deductions may help, but they are conditional

Buying does not automatically produce a tax advantage. The IRS’s May 21, 2026 Tax Tip says taxpayers must itemize to deduct qualifying homeownership expenses. It lists eligible mortgage interest and state and local real estate taxes, subject to a $40,000 limit ($20,000 for married filing separately) under the rules described in that guidance. Make a local comparison with more than one scenario

Use a rent and a home you could realistically choose in the same area. A calculator cannot settle the decision on its own: CFPB warns that rent-versus-buy calculators depend on assumptions about future conditions, including home-price growth, and different assumptions can materially change the result.

  1. Set the time horizon. Compare a shorter stay that reflects a plausible move with a longer stay that reflects your plans. Do not assume your current plans are certain.
  2. List renter costs. Enter local rent, lease-related charges, utilities and moving expenses. Use the lease to determine which costs are yours.
  3. List owner costs separately. Include mortgage principal and interest, taxes, homeowners and any applicable mortgage insurance, HOA or condo dues, utilities, maintenance, repairs, purchase closing costs and moving costs.
  4. Account for selling. If you might move, include likely selling expenses rather than treating the home’s full future value as money you will keep.
  5. Change uncertain assumptions. Test different rent growth, home-price changes, taxes, insurance, repair costs and mortgage terms. Review how the result changes instead of treating one calculator output as a forecast.
  6. Check financial resilience. Consider whether you have stable income, funds for a down payment and closing costs, savings for unexpected repairs, and room in your budget if circumstances change.

Freddie Mac reported in a November 2024 research note that both renting and buying costs rose faster than inflation over the preceding ten years. That historical aggregate finding is not a forecast and does not describe every local market. Local estimates matter more for an individual decision.

When each option may fit better

  • Renting may fit better when you value mobility, may move within a few years, prefer not to take on repair bills or home-price risk, or are not financially ready for ownership costs.
  • Buying may fit better when you expect to stay for a sustained period, can manage the full ownership budget and unexpected repairs, and value control over the property enough to accept the costs and risks.
  • Neither comparison is complete if it counts only rent versus principal and interest, assumes home prices always rise, or treats a possible tax deduction as guaranteed savings.
