The newspaper reports a 36-month lease to IVL Dhunseri Petrochem Industries Private Limited, with rent rising each year. It attributes the transaction details to registration documents accessed by Zapkey; the documents were not independently reviewed here.
What the reported lease includes
The apartment is on the 19th floor of Tower B at Three Sixty West, on Dr Annie Besant Road in Worli. The report says the 6,831-square-foot property is leased with four car parking spaces.

At those reported rates, rent over the 36-month term totals about ₹10.78 crore, according to Hindustan Times. The report also gives a security deposit of ₹1.71 crore, stamp duty of ₹2.83 lakh and a registration fee of ₹1,000. These figures describe this transaction; they are not a market-wide rent measure.
Who is involved and when the lease was executed
The reported lessor is Derive Trading and Resorts Private Limited, and the tenant is IVL Dhunseri Petrochem Industries Private Limited. Hindustan Times says the transaction was executed on September 28, 2026, based on registration-document details accessed by Zapkey. The newspaper said it sent email queries to Derive Trading and Resorts, DMart and IVL Dhunseri Petrochem Industries; its retrieved report did not include a company response.

How it compares with another reported Three Sixty West lease
The same newspaper report says Derive Trading and Resorts leased another apartment in the building in May 2026 to One SGG Ventures LLP for ₹27.5 lakh per month. That is ₹1 lakh below the starting monthly rent in the September lease, but the available report does not establish that the two apartments or their lease terms are comparable. The earlier deal therefore should not be treated as a like-for-like rent benchmark.

The report describes the transaction as one of Mumbai’s costliest rental deals. The figures reported for this lease support its scale, but they do not by themselves verify a ranking across Mumbai: a comprehensive comparison set is not provided. Treat “costliest” as the newspaper’s characterization, not as an independently established citywide record.
