Pure DC’s 78MW Amsterdam Data-Center Tenant Appears to Be Microsoft

Microsoft is the best-supported reported tenant for Pure DC’s 78MW AMS01 campus in Amsterdam, though Pure DC has not named the customer in its own project materials.

Microsoft appears to be the customer behind Pure Data Centres Group’s fully leased 78MW Amsterdam campus, but the evidence is indirect: Pure DC has not named the tenant in its announcement or current AMS01 project page. Dutch reporting identified Microsoft in January 2026, and an investor report named it in April. Pure DC’s original announcement, dated December 15, 2025, described the deal as Europe’s largest standalone hyperscale data-center lease of that year.

What Pure DC announced

On December 15, 2025, Pure DC said one unnamed hyperscale customer had leased the entire AMS01 campus in Amsterdam’s Westpoort district. The company said it would invest more than €1 billion in the project and had secured planning permission, a long leasehold on the land from the Port of Amsterdam, and 100MVA of power through a private substation connected to the grid at 50kV. These are company-reported figures and arrangements, not independently audited financial or engineering results. Pure DC’s announcement contains the transaction details.

Pure DC called it “2025’s largest standalone hyperscale data-center lease in Europe.” That is the company’s characterization; the announcement does not provide an independent market ranking or define a broader comparison set. “Standalone” here describes a single customer taking the whole campus, rather than leasing part of a shared multi-tenant colocation facility. It should not be read as proof that this was Europe’s largest data-center lease of any kind.

Who is the customer?

Pure DC’s announcement and current AMS01 project page say the site is fully leased but do not name the customer. Initial coverage by ITPro and Data Center Dynamics likewise described an unnamed tenant.

The public identification emerged later. On January 26, 2026, Dutch technology publication Computable reported Microsoft as the sole tenant, attributing that information to newspaper NRC. On April 1, 2026, a CapitaLand Ascendas REIT investor report also explicitly described the AMS01 lease as being with Microsoft. Neither is a direct statement from Pure DC or Microsoft. The most accurate conclusion is therefore that Microsoft is the best-supported reported identity, not that Pure DC has confirmed it. Computable’s report and the REIT investor report provide the later identifications.

Why Microsoft fits—and what remains inference

Microsoft is a plausible tenant because it is one of the Netherlands’ major hyperscale cloud operators, already has substantial Dutch cloud infrastructure, and is among the small group of providers with a likely need for a campus of this scale. Contemporary coverage also identified Microsoft and Google as leading hyperscalers in the country. Those points make the reported identification commercially credible, but they do not independently establish who signed the lease. The strongest support remains the later reporting and investor document.

What AMS01 is planned to include

Pure DC describes AMS01 as three towers, each approximately 85 metres high, with 26MW of data-hall capacity per building, for 78MW total. The project page gives a site area of 5.68 acres and a total building area of approximately 94,660 square metres. It lists a target power usage effectiveness (PUE) of 1.2; that is a design target, not a measured operating result. Pure DC also says the project is expected to support around 80 permanent skilled jobs and more than 1,000 direct jobs during construction. Pure DC’s AMS01 page provides these project specifications and employment estimates.

The power figures describe different things and should not be conflated. The 78MW figure is the campus’s stated data-hall capacity. The 100MVA figure is the secured electrical supply rating through a private substation; MVA is apparent power and cannot be treated as 100MW without assumptions about power factor. The 50kV figure describes the grid connection voltage.

Why the Amsterdam location matters

Amsterdam has faced constraints on land and electricity, grid congestion, and restrictions on new data-center development. That makes Pure DC’s combination of a leased site, permissions, a power connection, and a single customer a significant commercial package: each removes a potential obstacle to a large project. It also makes the development a policy question, not just a real-estate transaction.

Computable reported that the project could proceed under exceptions for earlier applications or advanced discussions, and that the towers’ separate approvals were relevant to how the development was treated under Dutch planning rules. The same coverage noted criticism that the project conflicts with Amsterdam’s restrictive data-center policy. Those are reported explanations, not a complete legal analysis; the public material cited here does not establish every permitting step or resolve the policy debate.

What is known about timing and what is not

Pure DC said data-hall construction was expected to begin in January 2026, and its project page describes the private substation as operational. An announced target and a substation status do not establish that all three towers are under construction, that the schedule has held, or that the campus is serving workloads. The cited public materials do not establish an operational date, customer handover, or whether the lease is phased, conditional, or subject to completion milestones.

There is also an unresolved development-history question. Data Center Dynamics said the project imagery and three-building layout appeared to match an earlier proposal associated with Great Grey Investments, suggesting Pure DC may have taken over or acquired an existing development. That outlet said it sought further information; Pure DC’s cited announcement does not confirm the connection. Data Center Dynamics’ coverage presents this as a possibility, not a settled ownership history.

Commercial scale, public costs and unanswered questions

A single hyperscaler leasing an entire 78MW campus gives the project a clear anchor customer, but it also concentrates occupancy in one tenant. The public materials cited here do not disclose lease economics, duration, customer obligations, debt terms, or the financial consequences if the project is delayed. A&O Shearman said financing was secured from Sumitomo Mitsui Banking Corporation, but the available account does not state the loan’s terms. A&O Shearman’s transaction account identifies the lender.

The headline power rating alone does not answer the project’s likely annual electricity use or local environmental impact. Pure DC’s page lists water-use effectiveness as “N/A”; the cited materials do not provide expected water consumption, cooling design, waste-heat recovery plans, or how much of the power supply will be used at initial occupancy. Those details matter to residents and policymakers assessing pressure on the grid, land use, and sustainability commitments.
