A lease may also limit use, leave you responsible for repairs or return-condition costs, and require payments without building ownership equity. The right choice depends on the contract, expected hours and years of use, resale value, financing, and your tax situation.
What a farm equipment lease means
“Lease” can describe different arrangements. An operating lease generally gives the farm the right to use equipment for a term, after which it is returned or handled under the contract’s end-of-term options. A finance or capital lease may be structured more like a purchase financed over time, sometimes with a buyout. The title or label alone does not settle who owns the machine, how it is treated for tax or accounting, or what rights the farm has at the end.
For a U.S. farm, tax treatment depends on the arrangement and applicable rules; Canadian guidance, including Manitoba Agriculture’s, should not be treated as U.S. tax advice. Ask an appropriately qualified adviser to review the specific agreement and current rules in your jurisdiction.
Potential advantages of leasing
Preserves cash and working capital
A lease may require less cash upfront than an outright purchase. That can leave more working capital available for operating expenses or other farm investments. Lower initial cash outlay is not the same as lower total cost: include all payments, fees, use charges, and end-of-term costs in the comparison.

Can provide access to newer equipment
Leasing may let a farm use newer machinery or technology sooner, depending on the offers available. It does not guarantee a more reliable machine, lower repair costs, or better performance; those depend on the equipment, condition, warranty, and service arrangements.
May match payments and term to farm plans
Some terms can be arranged around cash flow, expansion, retirement, or a planned replacement cycle. Confirm whether the quoted payment is fixed, when it is due, and what annual use is included. A payment that fits the budget can still be costly if the term, fees, or permitted hours do not fit how the machine will be used.

Can shift the task of resale
With an operating lease that ends in a return, the lessor retains ownership and handles resale. That can spare the operator from selling the machine personally, but it does not eliminate market risk from the economics of the offer or guarantee a favorable result. Return-condition rules and other charges still apply.
May suit short-term or infrequent needs
If a machine is needed only briefly or used infrequently, leasing may avoid tying up capital in equipment that sits idle. Compare a lease with short-term rental, custom hire, or contractor services where available; their costs and availability will differ by location and job.

Potential disadvantages and risks
Payments may not build ownership equity
In a true operating lease, the equipment remains the lessor’s property, so the lessee generally does not gain ownership or the depreciation deductions associated with owning the asset. Finance or capital leases may work differently. Check the arrangement’s substance and treatment rather than assuming every lease has the same result.
Hour limits can make heavy use expensive
A contract may include an annual engine, separator, or other usage allowance and charge for excess hours. It may not credit unused hours. Estimate realistic use—including busy-season peaks—and check whether overage terms change if you exercise a purchase option.

Repair, insurance, and return duties may remain yours
The contract determines who pays for taxes, insurance, maintenance, repairs, warranty claims, delivery, pickup, damage, and excess wear. Do not assume the lessor handles upkeep. Clarify what condition the equipment must be in when returned and how any charges are calculated.
Buyout and exit terms can limit flexibility
A low scheduled payment can be paired with a large purchase price at the end, a long term, or costly early termination. A finance lease with a balloon payment may be economically similar to a loan with a large final obligation. Review the return process, extension rights, purchase option, and costs to change or exit the arrangement.

Ownership generally gives more control
An owner can generally decide how to use, modify, sell, or trade a machine, subject to applicable lender or security agreements. A lessee must follow contractual limits. If repairs, modifications, or resale flexibility matter to your operation, compare those rights explicitly.
Tax advantages are not automatic savings
A deduction does not reduce cost dollar for dollar, and tax treatment depends on lease classification, the facts, and current rules. In some U.S. situations, contributing a previously owned machine as lease equity or a down payment can trigger a taxable sale or depreciation recapture. Have a qualified tax adviser review the proposed transaction before signing.

Compare the same machine configuration, quality, start date, expected annual use, and analysis period. The useful question is not which monthly payment is lower, but which alternative has the lower after-tax cost for the way your farm expects to use the equipment.
- Get written offers. Obtain the best cash purchase price, purchase-financing terms, and lease quotes. Ask for quotes that match the same equipment and use assumptions.
- List every cash flow and obligation. Record down payment or advance rent, payment timing, interest, fees, term, hour allowance, excess-hour rate, insurance, maintenance, warranty, and end-of-term return or purchase obligations.
- Set a realistic holding period. Estimate how long the farm expects to use the machine. Include expected resale or salvage value in the purchase case and a realistic return, extension, or buyout choice in the lease case.
- Compare present value of costs. Estimate each option’s cash flows over the same period and discount future costs to present value. Include tax effects based on farm-specific advice; do not compare only monthly payments or deductions.
- Test uncertain assumptions. Recalculate with different interest rates, annual hours, repair costs, resale values, and years of use. A result that changes sharply with one assumption deserves closer attention.
- Check lender and tax effects before signing. Ask the farm lender how each option affects credit availability and financial ratios, then have a tax professional confirm current treatment and elections.
Purdue Extension’s lease-versus-purchase guidance likewise recommends gathering purchase prices, lease offers for different durations and usage levels, loan rates and fees, and input from a lender and tax adviser. The final comparison should use your actual offers and farm assumptions, not an illustrative example as though it were a typical market price.

- Exact machine, model, configuration, and condition
- Start and end dates, advance payment, payment amount, and due dates
- Allowed engine, separator, or other usage hours; excess-hour rates; and treatment of unused hours
- End-of-term return procedure, purchase option and price, extension terms, and any balloon payment
- Responsibility for taxes, insurance, maintenance, repairs, and warranty claims
- Standards and charges for excess wear, damage, delivery, pickup, and early termination
- Whether a trade-in is accepted and how its tax basis is treated
- Any lien, security filing, or lender-disclosure requirements
- Tax and accounting classification under the rules that apply to your jurisdiction
When leasing or buying may fit better

Neither option is universally cheaper. Interest rates, lease pricing, hours, repair capability, resale value, tax position, intended holding period, and contract terms can change the outcome. A lease can preserve working capital, but it remains a future payment commitment, and a lender may include it in its own financial analysis.
