What PollyOS is designed to do
Polly describes PollyOS as a system of record for mortgage capital markets: a live, loan-level view intended to connect pricing with the financial performance of individual loans. The company says its platform attributes margin by loan and stage, from rate lock through settlement, while its pricing engine updates as market conditions change. These descriptions come from Polly’s own product materials.
The underlying buyer question is practical: what revenue did a lender expect when it locked a loan, what revenue did it realize later, and where did any difference arise? In a sponsored HousingWire interview published October 6, 2026, Polly founder and CEO Adam Carmel described bringing profitability insight upstream into the pricing engine and retaining attribution after a loan is locked. Why loan-level attribution matters
A lender’s overall margin can obscure variation among loans. If results are visible only in aggregate, teams may struggle to identify whether a margin change relates to a particular loan, its stage in the process, or a pricing decision. PollyOS is positioned to make those differences traceable at the loan level, so capital-markets and pricing teams can investigate expected versus actual revenue and consider whether pricing reflects current market conditions.
This is the product’s proposed decision-support role. The available company and sponsored-interview materials do not establish that better visibility necessarily improves a lender’s realized profit, nor do they document the size of any such improvement.

What the published material does—and does not—show
Product positioning
Polly says the platform connects loan-level margin attribution with pricing and is configurable for lenders of different sizes, channels, and products. Carmel described the goal as enabling lenders to understand profitability in real time and use that insight when making business and pricing decisions. These statements explain Polly’s intended scope.
Evidence of outcomes
The cited materials do not independently establish realized profit gains, implementation results, or superiority to competing platforms. Polly’s homepage includes a customer testimonial from Andrew Quist of SecurityNational Mortgage Company praising the lock desk, but a testimonial is not a comparative performance study. For a purchase decision, lenders should request evidence tied to their own workflows and define how they will measure results.

How lenders can evaluate PollyOS
A useful assessment should test the full chain from pricing decision to realized loan outcome, rather than relying on a feature description or adoption statistic alone. Ask vendors to demonstrate the workflow with representative loans and data from your own environment.
- Granularity and traceability: Can the platform show expected and actual revenue for an individual loan, and explain which stages or inputs account for a margin change?
- Workflow connection: How does pricing connect with post-lock capital-markets activity, and how is attribution retained through settlement?
- Data timing: How often do pricing and related data update, and what does “real time” mean for the lender’s feeds and operating process?
- Configuration: Can the system represent the lender’s channels, products, and business rules without losing comparability across loans?
- Implementation and integrations: What systems, data sources, and operational changes are required, and what effort falls on the lender?
- Measured outcomes: What baseline and post-implementation measures will determine whether visibility or pricing decisions improved? Seek documented outcomes, not just platform usage or volume.
These questions distinguish what Polly currently claims—loan-level attribution connected to pricing—from the separate question of whether a particular lender can implement the platform successfully and improve its economics.
