Pivotal Acquires Chester Mortgage Broker Proper Advice in 27th Deal

Pivotal Growth has acquired Proper Advice, a Chester-based mortgage and protection broker specialising in remortgages and debt-consolidation advice. Mortgage Solutions reported the deal on 5 October 2026 as Pivotal’s 27th acquisition. The addition brings first-charge debt-consolidation expertise into the group, but the available announcement does not set out changes for Proper Advice customers.

What does Proper Advice do?

Proper Advice advises clients on remortgages and debt consolidation. Managing director Michael Kallaras established the Chester-based business in 2018. The acquisition report says it invested in technology intended to improve the client journey and help advisers work more efficiently.

Mortgage Solutions reported that the transaction adds first-charge debt-consolidation expertise to Pivotal. In general, a first-charge mortgage is secured against a property with priority over later-ranking secured borrowing. That differs from a second-charge loan, which is secured against the property while sitting behind the first mortgage. The acquisition report identifies both first-charge debt consolidation and Pivotal’s existing second-charge lending activity, but does not describe the advice or lending arrangements for individual clients.

Why is the acquisition significant for Pivotal?

Pivotal’s stated portfolio spans mainstream residential and specialist mortgage advice, including second-charge lending, commercial, bridging, buy-to-let and non-conforming mortgages. Proper Advice adds a distinct first-charge debt-consolidation capability to that mix; it should not be treated as interchangeable with second-charge lending or bridging.

Pivotal Growth describes itself as a joint venture backed by LSL Property Services and Pollen Street Capital. Its website outlines a group approach that includes investing in technology. In the acquisition announcement, Pivotal chief executive Mayank Prakash CBE said Proper Advice’s team showed “entrepreneurial drive and curiosity about how technology can improve the mortgage journey”. Kallaras said joining would provide scale to invest further in the technology and processes behind the business’s growth. These are statements of leadership intent, not evidence of completed integration or measured customer outcomes.

What is known—and not disclosed—about the deal?

The transaction was reported on 5 October 2026 as Pivotal’s 27th acquisition. The announcement does not disclose the purchase price, financing, precise legal structure or timetable for integrating Proper Advice into the group. It also does not specify whether customers will see changes to their adviser, service provider or mortgage arrangements. The acquisition alone is not evidence that any borrower’s mortgage or service has changed.
