Pirros’ $2 Million Seed Round: How AI Makes AEC Firms’ Revit Details Searchable

Pirros’ 2023 seed round funded an AI-assisted platform that helps AEC firms search, compare, reuse and govern existing Revit details—not generate buildings autonomously. Here’s how the product works, who invested and how the company evolved through its 2025 Series A and 2026 Mira launch.

Pirros announced a $2 million seed round on August 31, 2023, to help architecture and engineering firms find and reuse the details, families, sheets and project knowledge buried in old Revit files and project folders. The Los Angeles startup was not pitching an autonomous building designer. Its narrower proposition was AI-assisted content discovery, reuse and standards management for architecture, engineering and construction (AEC) teams.

The company’s subsequent $15 million Series A, announced December 15, 2025, and its 2026 Mira agent for Revit make the seed financing a historical starting point rather than the latest company news.

The problem Pirros set out to solve

AEC firms can accumulate thousands of details and drawing sets across completed projects. Those assets may sit on on-premises servers, disconnected project folders, Autodesk Construction Cloud (ACC) accounts or old Revit models. File names and folder structures rarely tell a designer which detail is current, approved or technically comparable to a new project.

The result is expensive rediscovery. Designers recreate work that already exists, lose the benefit of earlier quality-control reviews, or interrupt senior staff and BIM managers to locate a precedent. What Pirros actually does

Pirros ingests existing project content and automatically categorizes and catalogs details. Its product materials describe search using words, metadata, visual similarity, geometry, project information and other attributes, allowing a user to search by what a detail depicts rather than relying only on a filename or manually assigned tag. A typical firm workflow

  2. Index the content. The service indexes details, sheets, families, metadata and associated project information.
  3. Search and inspect. A designer searches by concept, appearance, parameters, project or keyword, then opens previews rather than entire legacy models.
  4. Compare candidates. Users can compare details, review versions, annotations, tags and usage information. Details-page documentation
  5. Move selected content into production. A chosen detail, sheet or family can be downloaded or synchronized into an active Revit project through Pirros’ Revit workflow. Revit features
  6. Govern the library. BIM leaders can review feedback and usage, identify valuable project content and promote proven material into firm standards.

That makes Pirros a search, reuse and governance layer around a firm’s design work. It is not a replacement for Revit, a general construction-document system or an automatic code-compliance reviewer.

What “AI” means here

In Pirros’ context, AI and computer vision help identify and organize content based on what it depicts and how it is structured. Semantic and visual search can surface similar details even when naming conventions are inconsistent. The current platform also applies intelligence to analytics, version control, quality workflows and Revit automation.

Human judgment remains essential. Pirros says it does not replace BIM leadership, and its materials state that firms retain ownership of uploaded content. The August 2023 seed round

Pirros said it raised $2 million in a seed round announced August 31, 2023. The company was based in Los Angeles at the time. It said more than 30 companies were using the product and that it was hiring software-engineering and sales staff. The concentration of Autodesk, PlanGrid and Aconex experience was strategically relevant because it matched Pirros’ specialized AEC workflow. It was a signal of industry access and domain knowledge, not proof that the product would achieve product-market fit.

Who founded Pirros?

Pirros was founded by Ari Baranian and Peter Johann, whom Y Combinator identifies as co-founders with structural-engineering backgrounds. What Pirros is—and is not

It is a content-intelligence and workflow product

  • It helps firms rediscover prior work across offices and projects.
  • It provides visual and semantic search, previews, comparison and version history.
  • It connects discovery to Revit production and standards management.
  • It can help BIM leaders see which content is reused and which material deserves formal governance.

It is not autonomous design

  • It does not replace Revit or other authoring tools.
  • It does not make every historical detail approved for a new project.
  • It does not remove the need for architects, engineers or BIM managers.
  • The original VentureBeat description of AI to “streamline drawing sets” should therefore be read as a broad framing, not a claim that Pirros generates complete construction documents.

Pirros said the business had been profitable since the seed round and that the Series A would support product development, quality management and expansion among architecture and engineering firms. Y Combinator’s current profile lists the 2025 financing at approximately $17 million, along with about $6 million in annual recurring revenue and more than 300 firms. Mira is related, but different

Mira extends Pirros into an individual Revit workflow. The help documentation describes a free installation and a $19-per-month Pro plan with credit-metered usage, available in the United States, Canada, the United Kingdom, Mexico, Australia and New Zealand, and Italy at the time documented. Where the product can create value

  • Knowledge reuse: Designers can find prior solutions instead of rebuilding them.
  • Reduced retrieval time: Visual previews can reduce the need to open multiple old models.
  • Standards development: BIM leaders can identify frequently reused or high-value details.
  • Cross-office visibility: A shared searchable environment can expose expertise otherwise trapped in local folders.
  • Quality preservation: Reusing a previously reviewed detail may preserve institutional knowledge, provided the new application is reviewed.

Pirros’ marketing pages cite 30%–50% faster detail retrieval, 15–30 or more hours saved per project and six-figure annual productivity gains; a Lake Flato case study cites more than $200,000 in annual savings. Risks and buyer questions

Reuse is not approval

A detail that worked in one jurisdiction or climate may be wrong elsewhere. Historical content can be outdated, project-specific, superseded or based on assumptions that do not apply to the current client. Firms need clear labels for approved standards, reference-only material and archived content.

Search quality depends on the archive

AI indexing cannot eliminate duplicate, poorly modeled or inconsistently structured source files. A firm may need to clean legacy models and establish governance before search results become reliable.

Data governance must be examined

Pirros says uploaded data remains proprietary to the firm and can be deleted when a subscription ends. It also states that it is SOC 2 certified. Those are company claims; a buyer should request the applicable report, scope and date rather than infer a particular audit type. Ask where data, indexes, embeddings, previews and backups are hosted, how permissions map to projects and offices, what deletion controls apply, and whether client contracts permit uploading the material.

Revit dependence matters

The strongest fit is a firm with substantial Revit content, repeated detail work, multiple offices or a formal BIM-standards program. A small practice with little historical content, a team centered on non-Revit CAD or BIM systems, or an organization seeking only general document collaboration may gain less value. ACC can remain the broader project-information environment, while Pirros focuses on extracting and reusing design content from it.

Implementation determines adoption

Before buying, ask how long initial ingestion takes, whether old models must be cleaned, how permissions and standards are configured, how outdated details are marked, what training is included and how usage is measured. Why the seed round still matters

The 2023 financing illustrated an early investment thesis: valuable AEC knowledge exists inside completed projects, but conventional folders and manually curated libraries make it hard to retrieve. Pirros applied machine-assisted search and governance to that bottleneck while keeping technical approval with professionals.

Its later Series A and Mira launch suggest an expansion from a searchable detail library toward a broader intelligence layer around Revit work. The open questions are equally important: independent validation of time savings, detailed enterprise pricing, retention and revenue beyond company-reported figures, the exact SOC 2 scope, performance in non-Revit workflows and safeguards for jurisdiction-specific reuse.
