Perth’s 10 Most Expensive Western Suburbs House Sales in 2024–25

PerthNow’s 2024–25 ranking was led by a $14.5 million Peppermint Grove sale. City Beach had four of the ten listed homes.

The highest sale in PerthNow’s reported ranking of western-suburbs house sales for the 2024–25 financial year was 33 View Street, Peppermint Grove, at $14.5 million. City Beach had four of the ten entries. The list was published by Caitlin Vinci on 13 July 2025; it is an attributed ranking, not an independently reproducible record of every sale in the area.

Perth’s reported top ten western-suburbs house sales

The figures below reproduce the ranking reported by PerthNow for the 2024–25 financial year. The article attributes sale information to realestate.com.au captions. It does not define the western-suburbs boundary or explain a complete ranking method, so the table should be read as PerthNow’s published top ten rather than an audited or independently verified list.

PerthNow’s text list prints the ninth result as “$10,500,00,” apparently missing a zero. The adjacent caption and preceding paragraph give $10.5 million, which is the figure shown above.

Which suburbs appeared most often?

City Beach accounted for four properties. Peppermint Grove, Cottesloe and Mosman Park each had two. The ranking therefore includes more City Beach sales than any other suburb, while its highest-priced individual property was in Peppermint Grove.

How these sales compare with suburb medians

REIWA reported median house sale prices for the 12 months to June 2025 of $4.225 million in Peppermint Grove, $3.3 million in Dalkeith, $3.15 million in Cottesloe and $3.06 million in City Beach. These are suburb-level medians, not prices for the homes in PerthNow’s list; a median is the middle sale price, with half of recorded sales below it.

The $14.5 million View Street transaction is an individual prestige sale, not Peppermint Grove’s median. REIWA also reported that 113 Perth suburbs had median house sale prices of at least $1 million in the year to June 2025, representing 34 per cent of Perth suburbs. That broader statistic gives market context but does not verify the individual sales or ranking.

What the ranking does—and does not—establish

PerthNow published its list on 13 July 2025, and a parallel version in The West Australian was dated 11 July 2025. The accessible PerthNow article is the basis for the ranking above. It does not state whether inclusion in the financial year was determined by settlement date, contract date or another transaction date, or whether later registrations or revisions were included. Nor does it publish enough detail to reproduce the ranking independently.

REIWA President Suzanne Brown attributed broader Perth price growth to “ongoing strong population growth and a sustained period of low new home completions.” That is her explanation of overall market conditions, not an explanation of the price achieved by any particular home in this list.
