The figures, supplied by REIWA and reported by PerthNow on 17 July 2025, are a historical suburb comparison—not current 2026 rents.
What changed across the western suburbs?
The displayed list contains 21 suburbs: 15 had higher median weekly rents in June 2025 than in June 2024, five had lower medians, and one was unchanged. That mixed result matters: Swanbourne’s substantial decline did not describe the direction of rents across the whole list.
The table below reproduces the suburb figures reported by PerthNow from REIWA. Dollar and percentage changes are calculated from the reported June medians; percentages are rounded to one decimal place. The source does not separately break these suburb figures into house and unit medians.

Which suburbs rose the most?
Mount Claremont had the largest dollar increase in the comparison, rising from $1,100 to $1,350 a week, a gain of $250 (22.7%). Claremont’s $150 increase was slightly larger in percentage terms—23.1%—because its starting median was lower. Dalkeith rose $200 to $1,400, the highest June 2025 median in the list. Churchlands and West Leederville also recorded increases above $100 a week.
Where did rents fall or stay flat?
Swanbourne’s median dropped from $1,250 to $950 a week, a $300 decline (24.0%), the largest fall in both dollar and percentage terms among the listed suburbs. The other decreases were smaller: Peppermint Grove fell $47, Jolimont $35, North Fremantle $25, and Nedlands and Wembley Downs $10 each. City Beach’s median was $1,325 in both months.
These are changes in reported medians, not evidence that the same homes became cheaper or that a particular tenant could secure a home at the median. The PerthNow figures do not establish why individual suburbs rose or fell.
How to read these figures—and what they do not show
- A median is not an average or a quote for a specific property. It marks the midpoint of the rents represented in the underlying data. Individual listings and leases can be above or below it.
- The comparison is time-specific. June 2024 and June 2025 are the months being compared; the figures should not be described as current rents in 2026.
- The table does not give a house-versus-unit breakdown. Do not use its suburb medians to infer separate house or unit prices.
- A suburb movement does not establish a cause. The reported comparison gives the medians but does not explain the local factors behind each change.
How the 2026 Perth-wide figures compare
Later REIWA figures offer broad market context, but they measure different geographies and categories from the 21-suburb comparison. REIWA reported that at the end of the 2025–26 financial year, Perth’s median weekly house rent was $750, up 9.5% over that financial year, and its median weekly unit rent was $700, up 7.7%. In its 5 August 2026 update, REIWA said July Perth-wide house and unit medians were stable at $750 and $700 respectively; the median for all dwellings was $730, up 7.5% year on year.

REIWA’s comments on the 2025–26 trend were that growth was relatively slow in the first half of the financial year, accelerated in the March 2026 quarter, then eased in the June quarter. In August, REIWA President Suzanne Brown said, “We don’t think the market has plateaued, but the pace of rental growth has moderated.” Those observations refer to Perth-wide conditions, not the June 2024–June 2025 suburb figures.
REIWA notes that its rental graph uses year-on-year, three-month rolling data through the latest completed month and may be revised as more transactions settle. Its Perth-wide data should not be treated as a substitute for a particular suburb’s median.
