Paul Allen’s estate sold its Hawaii Island property for a reported $43 million in 2021. That same year, Oprah Winfrey sold Madroneagle, her 43-acre waterfront estate on Orcas Island, for $14 million. These were separate sales in different locations—not like-for-like valuations or evidence of current property values.

How much did Paul Allen’s Hawaii estate sell for?

Mansion Global reported in 2021 that the estate of late Microsoft co-founder Paul Allen sold the property for $43 million. The estate was on the western coast of Hawaii Island, in Kailua Bay, and was formerly known as the Thurston Estate. How much did Oprah Winfrey’s Orcas Island estate sell for?

Winfrey sold Madroneagle for a reported $14 million in 2021. The Puget Sound Business Journal reported that she had bought the 43-acre property in 2018 for $8.3 million. Those figures describe the reported purchase and sale prices; they do not account for carrying costs, remodeling expenses, taxes, or other costs that would affect a calculation of investment return. What is Madroneagle?

Madroneagle is a waterfront estate overlooking East Sound on Orcas Island, Washington. The Puget Sound Business Journal described a 10,251-square-foot main mansion, several other houses, half a mile of waterfront, a beach, a greenhouse, a large shop, and a mother-in-law apartment. The Bellingham Herald’s republished Seattle Times report described a four-bedroom, five-bath home with a gated entry, wine cellar, two fireplaces, and half a mile of west-facing shoreline, drawing on online listings. Was Oprah’s Orcas Island home listed publicly?

No public listing was reported. The Puget Sound Business Journal said the buyer approached Winfrey’s representative after hearing she might sell. Its report named the buyer as Lophodytes LLC. The Bellingham Herald’s republished Seattle Times report said the buyer remained private and county records showed an LLC registered in Delaware; the reports do not establish a person behind that company.

Wally Gudgell, the Orcas Island broker who represented Winfrey, told the Puget Sound Business Journal that the buyers “just figured she’s too busy and never going to really use it, and that’s why they were willing to sell it.” The Bellingham Herald’s report also quoted Gudgell saying the owners were remodeling, then realized they would not use the property properly. These comments concerned the Orcas Island transaction, not Allen’s Hawaii property.

How should the two sale prices be compared?

The $43 million Hawaii sale and $14 million Orcas Island sale involved different properties, regions, and sale circumstances. The available reports do not provide a common appraisal method or matched comparable sales, so the prices cannot establish which property was the better value. Nor do the 2021 reports establish either figure as a current record.

The Orcas Island coverage gives some local context, but it is historical rather than a guide to today’s market: Northwest Multiple Listing Service figures cited in the Bellingham Herald report put San Juan County’s median June 2021 sale price at $875,000, nearly 41% above June 2020. The report counted 44 closings that June versus 28 in June 2020, a small sample that should not be mistaken for a current market measure.
