The company also promotes double-digit returns, but the sources reviewed do not establish realized investor returns or audited cash flows. Treat promotional return figures as claims, not as a forecast or an outcome an investor can rely on.

The company’s account of the project
Latam Invest Co credits Donald Ewert with a key role in acquiring and launching the project’s first 11-hectare parcel, phase 1, in late 2017. Its management page also credits him with later expansion involving 27- and 40-hectare parcels and a separate 63-hectare farm identified as phases 2, 3 and 4, along with the Caimito Fruits growers’ alliance, export brand and a Madrid import and distribution company. An independently reported corporate appointment
Centro de Periodismo Investigativo (CPI) reported that Inversiones JPW SA and Estoril Panama Corp appointed Donald Jerome Ewert as their general representative on September 14, 2021. CPI described his prior public profile as involving real estate and land development. What do the investment terms say?
Latam Invest Co’s FAQ says investors hold title to land and enter a farm-management agreement. It describes an initial 20-year term, with the possibility of renewal for another 10 years. The FAQ also says resale is subject to the agreement’s clauses and responsibilities and gives Estoril Panama Corp a first right of refusal. Payment timing is not presented uniformly: the company’s home page and FAQ describe different possible timing for a first payment. Confirm the schedule, conditions, deductions and payment obligations in the proposed contract rather than relying on a general promotional description. The FAQ also warns that investors may have tax obligations in their country of residence or citizenship and recommends consulting an official tax adviser.
No independent title search, executed contract, valuation or investor account statement was reviewed. A claim that investors hold title should therefore be verified for the specific parcel, including ownership, encumbrances and the legal relationship between the landholding entity and the management company.
Environmental claims and reported concerns
What the company and its partners have claimed
A 2024 TechAnnouncer article portrayed Caimito Fruits and its partners as proponents of sustainable agriculture and community engagement, citing pesticide reduction, reforestation and local jobs. A company-originated press release dated May 25, 2023 said Caimito Fruits had maintained GLOBALG.A.P. certification for four years. The release quoted Ewert, identified as Latam Investco co-founder: “Our GLOBALG.A.P. certified pineapple farm is a testament to our commitment to sustainable agriculture and responsible business practices.” This establishes what the company announced in 2023, not whether certification remains valid today or whether environmental concerns were resolved. What CPI reported about permits and water
In a February 2022 investigation, CPI reported that Panama Oeste authorities ordered an administrative process against Inversiones JPW SA on May 26, 2021, concerning activity without an environmental impact study and damage to a water source associated with dam construction. CPI said an environmental authority resolution described operations without an impact study and that a January 2021 inspection confirmed this. The outlet also reported that neighbors said farming continued after authorities called for activities to end.
CPI said it could not find an environmental impact study for Inversiones JPW Panamá or Piñas del Oeste, S.A. in the registry it searched, and that MiAmbiente did not answer its questions about the company’s standing. These are reported findings and statements, not a final judicial judgment; the sources cited here do not establish the current regulatory outcome. The company’s certification announcement and CPI’s reporting address different evidence and should not be treated as resolving one another.

How much does the pineapple market tell an investor?
CPI reported that Panama pineapple exports were $7.5 million in 2020, the lowest figure in seven years, and $36.6 million below 2013, citing Ministry of Commerce and Industries data. The outlet also discussed the MD2 variety and export markets and reported sector-wide concerns about soil erosion associated with cultivation practices. What to verify before considering a lot
Because the offer combines land, a long-term management arrangement and agricultural operations, evaluate the documents and risks together rather than treating a hectare price or projected return as the whole investment.

- Confirm title and parcel identity. Obtain a current independent title search for the exact lot, including recorded ownership, liens and other encumbrances. Verify that the seller is authorized to transfer it.
- Read the complete management agreement. Check who controls the land, crop, harvest and sales; how costs and proceeds are calculated; payment dates; reporting and audit rights; termination and renewal; and what happens if production or management stops.
- Understand resale restrictions. Review the first-refusal provision, transfer process, fees and continuing responsibilities. Do not assume that a resale lot advertised by the company is immediately transferable or available.
- Request documented operating history. Ask for parcel-specific production, sales, expenses and distributions, supported by records. Distinguish historical cash flows from projections and promotional return claims.
- Check permits and environmental status directly. Obtain relevant environmental approvals and compliance records from the responsible Panamanian authorities, including the status and outcome of the matters reported by CPI.
- Assess export and crop exposure. Understand buyers, logistics, pricing, crop concentration and the implications of sector conditions; Panama’s aggregate export figures do not establish the economics of a specific farm.
- Get cross-border legal and tax advice. Have independent counsel review Panamanian title and contract documents, and ask a qualified tax adviser about obligations in Panama and your country of residence or citizenship.
What is not established by the available evidence
- Whether any particular resale lot is currently available, fairly priced or supported by clear, independently verified title.
- Whether investors have received the returns promoted by the company; no independently audited return figure or investor account statement is established here.
- The current disposition of the environmental administrative process reported by CPI.
- Whether the GLOBALG.A.P. certification claim from 2023 remains current.
