Pakistan’s Securities and Exchange Commission (SECP) registered three REIT schemes in January 2026—two rental schemes and one investment-based scheme—bringing its reported registered total to 28. Registration does not establish that the schemes have completed a public offering or begun trading, and SECP’s announcement did not identify them by name.
What SECP announced
In a press release dated January 26, 2026, SECP said it had registered three new Real Estate Investment Trust (REIT) schemes during January. The breakdown was two Rental REIT Schemes and one Investment-Based REIT Scheme. SECP reported that the total number of registered schemes had reached 28. SECP’s January 26 announcement is the primary source for those figures.
The release does not name the three schemes. Without an authoritative record identifying them, it would be inaccurate to assign names based on separate approvals or later announcements.
How the two scheme categories differ
SECP distinguishes the categories by their stated investment objective: rental-property exposure versus capital gains from real-estate investments.

These are stated objectives, not promises of income or gains. The announcement does not provide the three schemes’ assets, locations, fees, offering terms, expected returns, or risk estimates. It therefore does not support a comparison of their likely performance.
Registration is not the same as an offering or a listing
SECP said the newly registered schemes may raise funds from accredited investors, including financial institutions, corporates, insurance companies, and high-net-worth individuals. That eligibility statement does not show that a particular scheme has opened an offer, raised funds, or become available to any investor. Nor does registration by itself mean units are already trading on an exchange.

The release summarizes an amended-regulations requirement for rental and investment-based schemes: they must be listed within one year after real estate is transferred into the scheme. The clock described by SECP starts with the transfer of real estate—not with the scheme’s registration date or the January 26 press release. The announcement does not give transfer dates for the three schemes, so it does not establish their individual listing deadlines.
What the reported scheme counts show
SECP’s figures indicate a higher registered-scheme count in successive dated snapshots. They are not a real-time series, and the earlier reports do not explain the specific pace or causes of the later registrations.

The approximately Rs. 161.21 billion figure is the aggregate fund size reported as of June 30, 2024; it is not a value for the January 2026 schemes or a current market total. The June 2025 count is likewise a historical snapshot, not a same-day update to the January 2026 announcement.

SECP’s press-release listing includes an October 1, 2026 item titled “SECP REVAMPING REIT REGULATIONS TO BROADEN PUBLIC PARTICIPATION IN REAL ESTATE.” The listing confirms that the regulator announced a further revamp effort after the January registrations. The headline alone does not establish what provisions were proposed, whether changes were adopted or commenced, or what effect they would have. See SECP’s press-release listing for the dated entry.
