For rental income, check the Indian house-property tax rules and the withholding rule that applies on the date rent is paid or credited. To send rent abroad, ask your authorised dealer bank about the current-income route and its documentation requirements.
Who can help manage a rental property in India?
A local property manager can take on day-to-day administration while you retain oversight of the lease, accounts, tax matters and remittance records. The right scope depends on the property, location and authority you are willing to grant. A manager is an operational representative, not a substitute for an Indian tax adviser or your bank.

What a property manager may handle
- Tenant enquiries, coordination and communications.
- Rent collection and periodic statements showing receipts and expenses.
- Inspections and coordination of repairs, subject to agreed approval limits.
- Lease administration and the handling of security deposits, as specified in the agreement.
Put the manager’s authority and reporting duties in writing. Specify who may sign or renew a lease, approve repairs and up to what amount, hold or return deposits, access the property, and communicate with tenants. Also agree how often you receive statements, what records accompany them, response times, fees and additional charges, termination terms, and the process for transferring keys, documents and funds at handover. Verify local legal requirements separately, including any requirements relating to an authority or power of attorney.

Compare candidates on local coverage, tenant screening and lease administration, rent reporting, inspection frequency, repair controls, deposit handling, responsiveness, fee basis and handover arrangements. Ask for a written list of included services and extra charges. There is no verified provider shortlist or comparable fee data here, so assess candidates against your property and agreement rather than relying on an assumed standard price or service level.

How is rent from an Indian property taxed?
The Income Tax Department says annual value from a building and appurtenant land is generally assessed under the head “income from house property” when the taxpayer owns the property. The computation is not simply the rent deposited into your account: the official framework considers gross annual value, municipal taxes, net annual value, the standard deduction, eligible home-loan interest, and rent arrears or unrealised rent. How those rules apply depends on your property and circumstances.
Establish your tax residence and the property’s facts rather than assuming that the label “NRI” resolves every tax question. Keep the lease, rent ledger, bank statements, municipal-tax evidence, loan-interest records where relevant, withholding certificates or credits, and records of tax paid. Reconcile the amounts collected by a manager with the amounts credited to your account and the figures used for tax purposes. A qualified Indian tax adviser can assess classification, deductions and any filing obligations for your case.

Which withholding rule applies to rent payments?
The date rent is paid or credited determines which withholding law to check. The Income Tax Department’s transition guidance says sums paid or credited on or before 31 March 2026 are governed by the Income-tax Act, 1961; sums paid or credited on or after 1 April 2026 are governed by the Income-tax Act, 2025. For the latter, use the relevant rent or other-payment item in section 393’s tables and the applicable current rate. The exact table item and rate depend on the payment and facts; do not carry forward an old section number or assume a generic rate.
| Payment or credit date | Withholding framework identified by the Income Tax Department | Practical check |
|---|---|---|
| On or before 31 March 2026 | Income-tax Act, 1961 | For a chargeable sum paid to a non-resident, the published section 195 text provides for deduction at the earlier of credit or payment and includes statutory mechanisms to determine the chargeable proportion or obtain a lower- or nil-deduction certificate. Confirm the provision and facts applicable to the payment. |
| On or after 1 April 2026 | Income-tax Act, 2025 | Identify the applicable section 393 table item and current rate for the payment. Do not use the former Act’s section 195 as the current citation for a new payment. |
Have the person responsible for paying rent and your tax adviser confirm the treatment for the actual payment or credit date. Track withholding evidence and reconcile it against your tax account and return records; an appointed manager does not, by itself, change the owner’s tax obligations.

How can you remit rental income abroad?
Reserve Bank of India guidance treats rent as current income that may be remitted outside India after applicable taxes have been paid or provided for. The relevant authorised dealer bank can confirm the route and its current documentation checklist. RBI guidance discusses chartered accountant certification of eligibility and tax compliance, including where an NRI does not maintain an NRO account; qualifying current income may be credited to an NRE account if the bank is satisfied.
Ask the bank handling the transfer what it needs for your specific account and transaction. Documentation may involve evidence of rent, applicable tax compliance and a chartered accountant’s certification, but the bank’s current requirements and the facts of the case govern. Keep the lease, rental statements, bank credits and tax documents together so you can explain the origin and treatment of the funds.

Rent as current income is different from the NRO remittance facility
| Route | What it covers | Important qualification |
|---|---|---|
| Remittance of rent as current income | Rental income, subject to applicable taxes being paid or provided for. | Confirm eligibility, account route and supporting documents with the authorised dealer bank. RBI guidance discusses possible NRE credit of qualifying current income where the bank is satisfied. |
| Remittance from eligible NRO balances or asset proceeds | Eligible NRI/PIO remittances for bona fide purposes. | RBI directions allow up to USD 1 million per financial year (April–March), subject to applicable taxes and authorised dealer bank requirements. This facility is not the same as the current-income treatment for rent. |
A practical sequence for managing the rental, tax and transfer
- Set the operating arrangement. Choose a local manager if useful, define their authority and reporting duties in writing, and retain access to the lease, statements and payment records.
- Establish your tax facts. Confirm your tax residence, ownership, property use and relevant income and expense records for the period.
- Classify and calculate the rental income. Apply the current house-property rules to annual value and the relevant deductions or adjustments, using your facts and supporting documents.
- Check withholding by date. Record when each sum was paid or credited. Use the applicable Act for that date; from 1 April 2026, consult the relevant section 393 table item and rate under the 2025 Act.
- Reconcile tax records. Match rent receipts, withholding credits and tax paid against your records, and obtain qualified Indian tax advice where appropriate.
- Confirm the remittance route before transferring. Ask the authorised dealer bank which route applies to rent as current income and what evidence or certification it currently requires. Do not treat the separate NRO facility as a substitute for explaining rental income.
