A 322.73-acre irrigated farm outside Ogallala, Nebraska, sold at auction for $10,100 per acre, or $3,259,573 total. Successful Farming reported that a local farmer bought both tracts after competing neighbors helped push the result above the broker’s expected comparable range. The sale is notable, but it is one transaction—not a new statewide price benchmark.
What sold, and who bought it?
The property is in Keith County in southwest Nebraska. It was divided into two tracts of about 161 acres each and offered individually or together. A local farmer ultimately purchased both; the report says the buyer planned to farm the land. It was not under lease for the 2026 planting season, according to Successful Farming’s account of the auction.
The reported total of $3,259,573 divided by 322.73 acres is approximately $10,100 per acre. That is the sale price, not a measure of annual farm income or the value of every irrigated parcel in the area.
Why did the auction price rise so far?
Competing neighbors
Scott Dean, a broker with Farmers National Company, told Successful Farming that the comparable prices he had reviewed were $6,500 to $8,000 an acre. He said the auction exceeded that range because three motivated neighbors wanted the property. That is the broker’s explanation of the bidding, not independent documentation of each bidder’s motivation or a published set of closed comparable sales.

Nearby owners can value a parcel differently from a distant investor or a typical market participant. Buying adjoining land may make existing operations more efficient or secure a farmer’s access to acreage next door. The report identifies neighbor competition as a major factor in this auction; it does not quantify how much that competition added to the final bid.
Irrigation and water access
The farm included two center-pivot systems and wells rated at 760 and 750 gallons per minute. Its certified irrigated acreage was 132.75 acres in Tract 1 and 135.56 acres in Tract 2, under the Twin Platte Natural Resources District. These features distinguish the property from non-irrigated cropland, but the reported well capacities and certification alone do not establish future yields, operating costs, or the legal availability of a particular volume of water.

Dean also said the area was not under an allocation restriction, while noting that other Nebraska Natural Resources Districts had restricted allocations. That is his description in the sale story, not a substitute for checking current district rules, permits, and water-use conditions for a specific property.
Two tracts and established farm use
Each tract had roughly 161 acres, with 157.22 and 158.63 cropland acres respectively. The article reports that the previous owners and tenant used a corn-soybean rotation. Combined Farm Service Agency information listed corn base of 233.43 acres at 165 bushels per acre, soybean base of 30.27 acres at 60 bushels per acre, and wheat base of 8.25 acres at 48 bushels per acre. These are reported program base figures, not a promise of actual crop yields or revenue.

How does $10,100 per acre compare with Nebraska figures?
The sale was above the benchmarks cited in the transaction report and above the University of Nebraska–Lincoln’s 2025 statewide survey average. Those figures describe different geographies and categories, so they provide context rather than a direct appraisal of this farm.

The University survey gathers responses from Nebraska land-industry professionals and reports averages by land class and agricultural statistics district. It is useful for market context, but neither its statewide nor regional averages establish what a particular parcel should sell for.

What this sale does—and does not—tell land buyers
The transaction shows that strong local competition can produce a result well above a cited comparable range, particularly for a property with irrigated acreage and water infrastructure that nearby farmers may want. It does not prove that irrigated farms near Ogallala generally sell for $10,100 an acre. The available account does not name the buyer, include the sale contract, or provide a list of closed comparable transactions.
Anyone comparing farmland prices should match the relevant characteristics, rather than relying on a single headline figure:

- Irrigation and water: Confirm irrigated acres, equipment condition, well and permit details, and applicable Natural Resources District requirements.
- Land quality and use: Distinguish cropland acreage and soil quality from total acres; treat FSA base figures as program information rather than yield guarantees.
- Location and tract configuration: Consider whether parcels adjoin a buyer’s existing operation and whether their size and layout fit the intended use.
- Market evidence: Compare transactions from a similar date, geography, and land class. Treat a broker’s cited range as attributed guidance unless the underlying sales are available for review.
- Competition: Separate a parcel’s agricultural characteristics from the premium that specific bidders may be willing to pay at a particular auction.
For a major purchase, a local appraisal and review of title, leases, water rights, irrigation infrastructure, and current district rules can help determine whether the price makes sense for the buyer’s own plans.
