A 219.85-acre hunting retreat near Norfolk, Nebraska, sold for a reported $1,813,750 after three weeks on the market. The local farmer who bought it planned to return the grassland to row-crop production, but the sale report does not confirm that the land was ultimately converted or planted.
What sold, and for how much?
The property combined native grass, rolling hills, a secluded cabin and an overlook of the Elkhorn River Valley. It had been used as a private hunting retreat, with the selling agent describing strong pheasant numbers and habitat for quail, deer and turkey.

According to Successful Farming’s April 9, 2025 report, the listing price was $1,813,750 and the buyer offered that full amount after three weeks. The reported price per acre was $8,429.94.
Why the buyer planned to return it to crops
The buyer was a local farmer planning to bring the land back into row-crop production. Selling agent Randy Oertwich of United Farm and Ranch Management said the property had been priced below the area market to account for the cost of taking it out of the Conservation Reserve Program (CRP). He also said preparing it for planting would involve a significant upfront expense; the report gives no total for that work.
#1 Best Overall
- 10x magnification & 42mm objective lenses, these Crossfire HD binos are optimized with select glass elements to deliver exceptional resolution, cut chromatic aberration and provide outstanding color fidelity, edge-to-edge sharpness and light transmission.
- Fully multi-coated lenses increase light transmission with multiple anti-reflective coatings on all air-to-glass surfaces. Roof prism design is valued for greater durability and a more compact size.
- Adjustable eyecups twist up and down for comfortable viewing with or without eyeglasses. Center focus wheel adjusts the focus of both binocular barrels at the same time. Diopter (located on right eyepiece) adjusts for differences in a user's eyes.
- Rubber armor provides a secure, non-slip grip, and durable external protection. Binoculars are tripod adaptable allowing use on a tripod or car window mount.
- Nitrogen purging and o-ring seals provide water and fogproof performance in all environments. Rugged construction withstands recoil and impact.
Oertwich summarized the site’s recreational appeal this way: “I advertised it as a hunter’s dream property and it truly was,” he said. “It had high pheasant numbers.” He characterized the economic tradeoff in this case as: “The profit potential for row cropping isn’t that high, but the rental rate is too low.” Those are the agent’s views about this transaction, not a measured conclusion about Nebraska farmland generally.
How the CRP contract affected the sale
Oertwich told Successful Farming that the land had been in CRP for about 20 years, had recently been re-enrolled and was in the second year of a 10-year contract. The reported rental rate for this contract was $238 per acre per year. The agent said a previous owner had rented the land to a farmer growing corn and soybeans before it entered CRP.

The seller and buyer negotiated how CRP payments would be repaid as part of the transaction. The report does not disclose the repayment amount or the buyer’s final obligations. It also does not establish the applicable terms of the property’s contract, so this account should not be read as a general rule about what happens to CRP payments when enrolled land is sold.
The tradeoffs behind grass versus crops
The reported sale illustrates why the decision is not just a comparison between a rental payment and crop income. The figures available for this property cover its CRP rate, but not the buyer’s eventual crop revenue, conversion bill or repayment total.

Jennifer Prenosil, agriculture program manager for the Nebraska Game and Parks Commission, said payment rates vary by state and county, depend largely on soil, and use different formulas for cropland and grassland. On habitat, she said, “We definitely see the value that it provides for wildlife habitat.” She also noted that cropland CRP can appeal to some owners, particularly when they enroll an entire field: “I think if rental rates were a bit higher, we would see more interest and also be retaining more ground.”

Successful Farming reported that USDA statistics put Nebraska CRP enrollment at about 2.4 million acres: 600,000 cropland acres and 1.8 million grassland acres. The report also said cropland enrollment was about half the peak reached in the mid-1990s.

Separately, the University of Nebraska Center for Agricultural Profitability reported that Nebraska’s all-land value fell 2% to $3,935 per acre for the year ending February 1, 2025, from a record $4,015 the prior year. That statewide figure is not a valuation of this individual property. University of Nebraska agriculture economist Jim Jansen said, “Generational ownership and long-term investment perspectives may contribute to cushioning against sharp declines in market value.” He also cautioned that farmland demand is not immune to severe downturns, recalling sharp drops during the 1980s farm financial crisis.
The transaction therefore documents one landowner’s sale and one buyer’s stated plan—not a completed conversion, a final CRP settlement or a forecast of the property’s crop economics. The buyer was not named in the report.
