1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errors“Mortgage technology stocks” is not a single industry or a uniform group of pure-play software companies. The label can describe a mortgage-infrastructure vendor, a lender-facing workflow platform, a vertically integrated originator and servicer, or a broad banking-cloud provider that happens to include mortgage capabilities. Those models have different revenue quality, exposure to interest rates and loan volumes, balance-sheet risk, customer concentration and valuation drivers.
The useful comparison is therefore not “which mortgage technology stock is best?” It is “what economic engine am I buying, how much of its revenue is repeatable, and which risks sit behind the software story?” The framework below separates those questions and shows how to build a like-for-like comparison from current filings and market data.

Start by classifying the business model
Before looking at a ticker, identify where the company sits in the mortgage lifecycle and who carries the risk. A company selling software to lenders can have recurring subscription revenue but still be affected by application and closing volumes. A lender with impressive digital tools may improve conversion and retention while remaining exposed to funding costs, credit, servicing and marketing.
The following categories are useful starting points. They are not mutually exclusive, and the examples are not an exhaustive investable universe.

Mortgage infrastructure and software vendors
ICE Mortgage Technology spans origination, closing, servicing, and mortgage and property data analytics. Its filings describe origination technology as a transaction system of record, servicing software that automates servicing workflows, and data products used for mortgage and property analysis.
This model can combine recurring software-as-a-service revenue with transaction-sensitive fees. Subscription contracts may be relatively predictable, while network, closing and default-related offerings can rise or fall with loan activity, refinancing, delinquency and other events. An investor should analyze each revenue stream instead of treating the entire segment as recurring SaaS.
Lender-facing digital workflow providers
Blend supplies software to financial institutions for mortgage and other banking products. Blend reported that its platform handled nearly $1.3 trillion in loan applications in 2025. That is a platform-volume measure, not the company’s revenue, market share or the amount of loans it funded.

The platform can be asset-light compared with a lender, but transaction volume still matters. Product expansion across mortgage and other banking workflows may increase wallet share, while implementation demands and normal customer churn remain relevant operating issues.
Vertically integrated mortgage and homeownership businesses
Rocket combines lending, servicing and adjacent homeownership operations. Its technology supports customer acquisition, origination, servicing and retention, but the investment case also includes the economics of lending, funding, marketing and other operating activities.
A lender may capture more value when a borrower remains in its ecosystem, yet it also carries exposures that a software vendor usually does not. Read the lending, servicing, debt and capital disclosures rather than assuming that a strong digital interface makes the company a software business.
Broader cloud banking platforms with mortgage capability
nCino provides cloud banking workflows and expanded its mortgage offering through acquisitions including SimpleNexus. That creates broader financial-services software exposure rather than a mortgage-only model. Mortgage growth may be important, but the company’s results can also reflect commercial banking, consumer banking and other products.
Use a common comparison grid
Put every candidate through the same questions. The purpose is to prevent a recurring-revenue vendor from being compared with a lender on a single headline metric.

| Business type | Where revenue comes from | Main cycle exposure | Risk usually carried by the company | Questions to ask |
|---|---|---|---|---|
| Mortgage infrastructure vendor | Subscriptions plus network, closing, data and default-related transactions | Applications, closings, refinancing and defaults, depending on product | Product development, implementation, customer concentration and transaction volatility; generally less loan funding risk | What share is contracted recurring revenue? How long are contracts? Which transaction products are growing? |
| Lender-facing workflow platform | Platform fees, including success-based fees tied to completed transactions | Customer origination and account-opening volumes | Implementation, churn, pricing and concentration among financial-institution customers | Are customers adding products? How does retention change when volumes fall? |
| Vertically integrated lender and servicer | Loan production, servicing, servicing-related income and adjacent homeownership services | Rates, applications, home affordability, funding markets, credit and servicing conditions | Funding, credit, servicing rights, debt, capital and marketing costs | What happens to cash and earnings in a low-volume or stressed-credit period? |
| Broad banking-cloud platform | Subscriptions and services across banking workflows, including mortgage | Mortgage plus other banking IT budgets and implementation cycles | Integration, sales execution, acquisition costs and broad customer budgets | What portion of growth is mortgage? Are acquisitions adding durable cross-sell or just revenue? |
Compare revenue quality, not just revenue growth
Revenue quality describes how reliably sales convert into future cash flow. Start with the accounting breakdown in the latest annual and quarterly filings.
Separate contracted subscriptions from activity-based fees
For a software vendor, recurring subscriptions may be invoiced over a contract term, while transaction fees are earned when a loan closes, a data query occurs, a document is processed or a default workflow is triggered. Both can be valuable, but they respond differently to the mortgage cycle.
- Recurring software: examine contract length, renewal rates, price escalators, implementation periods and the proportion of revenue that is recognized ratably.
- Transaction revenue: identify the event that creates the fee, the average fee per event and the sensitivity to applications, locks, closings, servicing transfers or defaults.
- Services and implementation: determine whether services are a temporary onboarding cost, a durable consulting business or a drag on gross margin.
- Cross-sell: check whether existing customers adopt additional products and whether expansion offsets churn.
A business can report strong total growth while its recurring base is flat and its transaction fees are temporarily elevated. Conversely, transaction revenue can fall during a weak origination year even when the installed software base is healthy.

Read contract and retention disclosures together
Annual filings may present remaining performance obligations, deferred revenue, annual recurring revenue, dollar-based net retention or customer counts. These measures are not interchangeable. Match the definition, period and customer population to the revenue line you are analyzing. If a company does not disclose a metric, mark it as unavailable rather than inferring it from a different measure.
Customer churn deserves the same discipline. Blend describes normal customer churn while also discussing expansion across products. That combination means an investor should ask whether lost customers are small institutions, large accounts or customers in a particular product, and whether expansion revenue is concentrated among a few accounts.
Measure mortgage-cycle sensitivity explicitly
Mortgage volumes are affected by interest rates, housing turnover, affordability, refinance incentives, credit conditions and lender capacity. A company can have no loans on its own balance sheet and still experience a cycle through customer usage and transaction fees.
Map the revenue trigger
For each material product, write down the event that produces revenue:
- Application submitted or qualified.
- Loan approved, locked or closed.
- Closing document, title or settlement service delivered.
- Loan boarded or serviced.
- Data query, valuation or analytics report purchased.
- Default, loss-mitigation or servicing-transfer event processed.
Then estimate how much of total revenue is linked to each event using the company’s segment and product disclosures. Application-linked revenue may decline earlier than closing-linked revenue in a downturn. Default-related products can behave differently from origination products, so a diversified lifecycle platform may not move in one direction at every stage.

Keep market-volume figures in their proper context
Rocket’s 2025 Form 10-K cited an estimate that total U.S. mortgage origination volume increased from $1.7 trillion in 2024 to $1.9 trillion in 2025. That is an estimate of the overall market, not Rocket’s revenue or market share. Blend’s nearly $1.3 trillion figure describes loan applications processed on its platform in 2025. Applications processed by a technology platform and total mortgage originations are different measures and should not be added, ranked or treated as equivalent.
When modeling a cycle, create at least three cases: falling originations, a stable market and rising originations. Apply the company’s disclosed fee mechanics to each case. For a lender, add assumptions for gain-on-sale margins, warehouse funding, servicing income, credit costs and marketing. For a software vendor, stress transaction fees, new implementations and customer expansion while holding contracted subscriptions separately.
Determine who bears balance-sheet and operating risk
The central distinction between a vendor and a lender is not the quality of the user interface; it is who is exposed when the mortgage market weakens.

- Are receivables concentrated among a handful of large lenders?
- Does the company finance customer implementations or acquisitions with debt?
- How much cash is required for product development, data acquisition and security?
- Are transaction receivables or deferred costs growing faster than revenue?
- Could a major customer build an internal alternative or switch providers?
Questions for originators and servicers
- How are loans funded before sale or securitization?
- What warehouse lines, debt maturities and liquidity requirements exist?
- How sensitive are earnings to credit losses, repurchases, servicing advances or changes in servicing rights valuations?
- What capital is required to support growth?
- How much is spent on borrower acquisition and retention?
The available company descriptions establish that ICE Mortgage Technology and Blend primarily sell tools and services to institutions, while Rocket participates directly in lending and servicing. They do not provide a complete, current balance-sheet comparison. Use each issuer’s latest filings to fill in debt, liquidity, capital and off-balance-sheet commitments before drawing a risk conclusion.
Evaluate customer concentration and lifecycle coverage
Platform scale can be an advantage, but concentration can make a supposedly diversified software business dependent on a few contracts. Review the percentage of revenue from major customers, the number of institutions using each module and the renewal or churn pattern by cohort when disclosed.
Check breadth across the mortgage lifecycle
A platform serving origination, closing, servicing and analytics may have more opportunities to cross-sell than a single-product provider. Breadth can also increase implementation complexity and support costs. Ask:
- Which lifecycle stages are actually in production, not merely available in a product catalog?
- Are customers buying multiple modules or only one entry product?
- Does data generated in one workflow improve adoption of another?
- Can a customer use a competing point solution alongside the platform?
- Are pricing and contract terms different by module?
For Blend, expansion across mortgage and other banking products is an important part of the platform story. For nCino, mortgage capability sits within a broader banking platform, so mortgage attach rates and contribution should be separated from company-wide growth.

Integration checklist
- Identify the acquired product, customer base and revenue contribution.
- Separate acquired growth from organic growth in management reporting.
- Review integration costs, retention of key staff and changes to product road maps.
- Check whether the buyer added debt, issued shares or used cash.
- Look for evidence of cross-sell, gross-margin improvement or reduced customer-acquisition cost.
- Test whether goodwill or intangible balances could require impairment if targets are missed.
Rocket reported completing acquisitions of Redfin and Mr. Cooper in 2025. Those transactions broaden the company’s homeownership and servicing footprint, but they also make integration, financing and execution separate investment questions. nCino describes a series of acquisitions that expanded its platform, including SimpleNexus for mortgage lending. Compare the acquired capabilities with the company’s stated strategy rather than assuming every additional module will produce immediate recurring revenue.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Build a valuation comparison on one date
No current, like-for-like valuation ranking is established by the available evidence. A sound comparison requires fresh share prices, market capitalization, debt, cash, guidance and comparable financial statements collected on the same date.
Use the right denominator for the model
| Measure | Most useful for | What can distort it |
|---|---|---|
| Enterprise value to revenue | Early-stage or unevenly profitable software and platform companies | Acquisition accounting, large transaction revenue swings and different gross margins |
| Enterprise value to adjusted EBITDA | Established vendors with meaningful operating profit | Stock compensation, implementation costs and adjustments that remove recurring expenses |
| Price to free cash flow | Businesses with stable cash conversion | Working-capital swings, warehouse funding, servicing advances and one-time acquisition payments |
| Price to earnings | Profitable lenders or mature diversified companies | Rate-cycle gains, fair-value movements and volatile mortgage margins |
| Price to tangible book or other capital measures | Balance-sheet-intensive lenders | Intangible assets, servicing-right valuations and regulatory or lender-specific capital needs |
For each company, record the fiscal period, share count, net debt, preferred securities, options or other dilution, and whether the numerator uses reported or adjusted figures. Do not compare a lender’s price-to-earnings ratio with a software vendor’s enterprise-value-to-revenue multiple as if they answer the same question.
What’s actually slowing this PC down?

Link valuation to cash generation
A high-growth platform can justify a higher revenue multiple only if growth is durable, gross margins are credible and cash conversion can improve. A lender may look inexpensive on earnings near a favorable point in the cycle and expensive when volumes or margins normalize. Read management’s guidance, capital-allocation plans and free-cash-flow definition, then test whether the result depends on a temporary working-capital release or favorable market conditions.
Follow a repeatable research process
Use this sequence when comparing two or more candidates:
- Define the exposure. Label each company as infrastructure software, workflow software, lender-servicer or broad banking cloud.
- Trace revenue. Build a product-level map of subscriptions, services and transaction fees.
- Map the cycle. Tie each fee to applications, closings, servicing, defaults or another measurable event.
- Read the balance sheet. Record debt, liquidity, capital needs, servicing assets, funding lines and dilution.
- Measure customers. Capture concentration, churn, renewals, product attach and lifecycle coverage.
- Separate organic growth. Remove acquisition effects and one-time implementation revenue where the filing permits.
- Stress the downside. Model lower mortgage volumes, delayed implementations, customer losses and higher funding or credit costs as appropriate.
- Refresh valuation. Use prices and financial statements from a common date and apply a denominator that fits the business model.
- Write the thesis and disconfirmers. State what must go right and which filing metric would show that the thesis is failing.
Common mistakes that produce bad comparisons
Calling every company a pure-play
A mortgage label can hide substantial non-mortgage operations. nCino’s broader banking platform and Rocket’s lending and homeownership businesses require different peer groups from a mortgage-only software vendor.
Counting platform volume as company revenue
Loan applications processed, origination volume and revenue are separate measures. Platform volume can demonstrate usage, but it does not reveal the fee rate, margin, customer concentration or cash collected.
Recommended Free Tools
Assuming all software revenue is recurring
Network, closing, data and default-related fees may depend on activity. Blend’s success-based pricing similarly leaves part of its software exposure tied to completed transactions.

Ignoring a lender’s funding and servicing risks
Technology can lower friction without removing warehouse, credit, servicing, debt or marketing exposure. A lender’s downside analysis must include those items.
Using stale valuation data
Mortgage volumes, interest-rate expectations, acquisitions and share prices change. A historical multiple is not a current recommendation. Refresh the market data and the latest filings before making an investment decision.
Treating acquisitions as automatically accretive
An acquisition can increase product breadth while also adding integration work, debt, dilution and execution risk. Require evidence of retention, cross-sell and cash returns.
What a complete investor worksheet should contain
Keep one row per company and one column for each decision factor. At minimum, record:
- Business classification and mortgage lifecycle stages served.
- Recurring, transaction, services and other revenue categories.
- Contract duration, renewal or retention measures and customer concentration.
- Volume indicators, with the precise definition and period.
- Gross margin, operating margin, free cash flow and stock-based compensation.
- Cash, debt, maturities, liquidity and capital requirements.
- Acquisitions, purchase consideration and integration milestones.
- Current enterprise value, market capitalization and the selected valuation denominator.
- Base, upside and downside assumptions for rates, originations and customer activity.
- A specific reason the thesis would be invalidated.
This worksheet makes the comparison auditable. It also exposes when a conclusion rests on a number that is not disclosed or is measured on a different basis from its apparent peer.
How to reach a decision without forcing a “best stock” answer
Rank companies only within comparable economic models first. For example, compare recurring-revenue and transaction exposure among infrastructure vendors, then separately compare lenders on funding, servicing and capital risk. After that, decide whether the valuation compensates for the specific risks.
A software vendor may suit an investor seeking less direct credit and funding exposure but still require tolerance for mortgage-volume-linked fees and enterprise customer concentration. A vertically integrated lender may offer more direct participation in mortgage and servicing economics, with correspondingly greater balance-sheet and operating risk. A broad banking-cloud company may diversify mortgage exposure across financial-services workflows, but mortgage-specific upside can be diluted by the rest of the platform.
The evidence supports a framework, not a universal winner. The decisive work is current: reconcile product revenue, cycle sensitivity, customer behavior, balance-sheet obligations, acquisition execution and valuation using the latest filings and market prices.
