Mortgage software APIs do not share one universal contract. One may submit applications, another may service active loans, price and lock a rate, retrieve servicing data, or export a mortgage application file. Before building an integration, confirm what a specific API does, how access is granted, how authentication works, and what environments and implementation materials the vendor provides.
Start by identifying which mortgage workflow the API supports
“Mortgage API” can describe very different capabilities. A lender choosing an integration should map the needed workflow first, then check whether the vendor exposes it through an API, web service, embedded interface, or another integration method.

Origination and servicing
LendFoundry documents separate Loan Origination System (LOS) and Loan Management System (LMS) services. Its overview describes origination and approval workflows as well as active-loan servicing that can include payments, accounting, and collections. These are distinct system boundaries, so confirm which service and endpoints cover the work your application needs. LendFoundry API overview
Pricing and rate locks
Lender Price documents APIs for mortgage rate searches, loan pricing, and rate-lock lifecycle operations. Its guide describes JWT, LOS, and PPE API Secret authentication approaches, and says workflows can be used standalone or integrated with an LOS such as Encompass. The guide was last updated July 22, 2026; validate the current methods and workflow requirements with the provider for your account. Lender Price getting-started guide

Data lookup and application export
Fannie Mae’s portal distinguishes public APIs for publicly available economic, housing, and loan-performance data from business-partner APIs covering areas such as eligibility, pricing, appraisals, and servicing. FusionFabric.cloud’s Mortgage Application Export API documents retrieval of an iLAD XML document for a loan identifier. Compare documentation on the details that determine implementation
Use the documentation to answer these questions before estimating or committing to an integration. The examples below illustrate differences among the named providers; they are not a universal ranking or a guarantee that a particular API is available for every customer.

Authentication is specific to the provider and API
Do not infer an authentication scheme from another mortgage integration, or even from another API offered by the same vendor. Read the endpoint’s authentication instructions and confirm how credentials are issued, rotated, scoped, and used in each environment.
Examples of different patterns
- LendFoundry: Its application-submission API key is sent in the
Authorizationheader without aBearerprefix. Its active-loan-servicing API instead usesAuthorization: Bearer TOKEN. These instructions apply to the documented LendFoundry APIs, not mortgage APIs generally. LendFoundry authentication - MeridianLink Mortgage/PML: Its integration introduction describes authenticating first to obtain a ticket, then using that ticket for subsequent calls. - Fusion: Mortgage Application Export API version 1.1.1 documents OAuth 2.0 and identifies response classes including 200, 400, 401, 404, and 500. Use the API reference to understand the meaning and handling of responses for the endpoint you call. Fusion API reference
Confirm access requirements and environment setup early
Documentation that is visible online does not necessarily mean production access is open to every developer. Access may depend on registration, an existing customer account, vendor onboarding, partner approval, or a separate agreement.

Fannie Mae says its public APIs provide publicly available economic, housing, and loan-performance data and require a free account. Its business-partner APIs cover other services, including eligibility, pricing, appraisals, and servicing, and require approved partner status. ICE describes its Developer Portal as a self-service location for API specifications, product overviews, implementation documentation, user guides, and integration information, with registration through the portal. That catalog can help assess available materials, but confirm product access and onboarding terms for your intended integration. ICE Developer Portal
Demo and production are separate concerns
LendFoundry lists service-specific base URLs for its LOS and LMS and provides demo URLs for testing. Its documentation warns not to use demo URLs in production and says production URLs and credentials are provided through an account representative. Treat the exact domains, account availability, credential issuance, and environment transition as customer-specific details to confirm rather than assuming a demo endpoint is a production-ready sandbox. Check how the integration fits the lender’s existing systems
The transport and user experience can be as important as endpoint coverage. ICE’s catalog spans APIs, web services, webhooks, and other tools. MeridianLink describes third-party access through web services. Zillow Group’s Mortech LOS Plug-In page describes integration through a RESTful API or through the Mortech user interface with SSO, and lists an authentication model, request and response formats, and partner/MSA agreement type. Confirm which mode is supported for the specific product, customer, and workflow; a UI-plus-SSO integration is not interchangeable with direct API calls. Turn the documentation review into an implementation plan
Before selecting an integration, use the vendor’s documentation and onboarding contacts to close these concrete questions:
- Define the target workflow: Identify the records and actions needed—such as application submission, active-loan servicing, pricing, locks, lookup, or export—and match each to documented endpoints.
- Establish eligibility: Confirm registration steps, partner status, account prerequisites, and any agreement that applies to the particular API.
- Map credentials to environments: Record the authentication pattern, header or token requirements, credential issuer, scopes or permissions, and separate demo and production URLs.
- Validate data contracts: Review required fields, request and response formats, identifiers, error responses, and version details in the API-specific reference.
- Choose the connection style: Determine whether the integration is direct API traffic, web services, webhooks, or a vendor interface with SSO, and account for the corresponding user and system flow.
- Check implementation support: Locate examples, schemas, user guides, implementation documents, and a support contact for issues that are not resolved by the public reference.
- Plan operational handling: Ask the provider how to manage credential rotation, version changes, test data, production cutover, and failures in the specific service. Do not assume these policies from documentation for another product.
A documentation review is complete only when it answers both what the API can do and how the intended organization can obtain and operate it. If either scope or access remains unclear, ask the provider for the account-specific API reference and onboarding requirements before treating the connection as feasible.
