Mortgage Refinance Rates on October 5, 2026: What the Averages Show

Mortgage rate averages differed by publisher and observation date on October 5, 2026. See the snapshot and how to assess personalized refinance offers and break-even costs.

Mortgage News Daily’s October 5, 2026 daily index reported a 7.61% rate for a 30-year fixed mortgage and 7.23% for a 15-year fixed mortgage. Those figures are one publisher’s market index—not a refinance quote for your loan. Other sources published different averages, using different data, dates and, in one case, APR rather than note rate. Your decision should turn on the terms and costs in personalized offers, plus how long you expect to keep the loan.

What were refinance rates on October 5, 2026?

These published figures are not interchangeable: they cover different products or use different data series and observation dates. A rate is not the same metric as an annual percentage rate (APR), which includes certain loan costs.

MortgageDaily also displayed Bankrate’s 5/1 ARM national average of 6.60% APR as of October 5. That is an APR on a different date basis from MortgageDaily’s October 2 rate-lock observations, so it is not a direct comparison to those figures. The publishers use different methods and update schedules; the published data do not establish one uniquely correct rate for every borrower.

Should you refinance your mortgage now?

A market average cannot answer that for an individual homeowner. The relevant comparison is between your existing loan and a specific new offer, including its costs and term. Refinancing may serve different goals, and a lower monthly payment does not necessarily mean a lower overall cost.

Start with your goal

  • Lower the payment: Compare the proposed payment with your current one, while checking whether the new loan extends repayment and increases total interest.
  • Shorten the term: A shorter repayment period may change both the payment and total interest; compare actual offers rather than relying on the rate alone.
  • Take cash out: Compare the cash-out refinance with keeping your first mortgage and using a HELOC or home equity loan instead. The alternatives can affect your costs and the debt secured by your home differently.

Gather the numbers for a fair comparison

For each offer, line up the same loan type and term. Compare the note rate and APR, points and lender costs, monthly payment, total interest over the time you expect to keep the loan, and any cash-out amount. Include your current balance and rate, the proposed loan amount, and your likely time in the home. The CFPB’s Loan Estimate is a formal estimate to review when you apply; published averages are not a substitute for one.

How much lower does your rate need to be?

NerdWallet describes a rate 0.5 to 0.75 percentage point below your current mortgage rate as a possible refinancing rule of thumb, provided you expect to stay long enough to recover closing costs. It is not a universal threshold. Whether refinancing makes sense also depends on the loan balance, term, points, lender fees, your objective and how long you will keep the new loan.

How long until you break even on refinance costs?

Break-even is the point when your cumulative savings from the new loan have exceeded its upfront costs. To estimate it, compare the savings over time with points and closing costs; include the effect of any changed loan term and payment. NerdWallet offers an online refinance calculator for estimating savings and break-even, but the result depends on the figures you enter. The reviewed guidance does not establish one break-even period that applies to all borrowers.

Request current, personalized estimates from lenders and compare them on the same assumptions. A lower payment by itself does not show that the refinance costs less over the period you expect to keep the loan.
