The latest figures available in an October 3 recap cover October 1: Freddie Mac’s weekly 30-year fixed average rose to 7.28%, while a separate daily benchmark attributed to Optimal Blue was 7.37%. These are different national measures, not personalized refinance offers.

Freddie Mac’s October 1 figures are national weekly averages, and both were higher than the previous week. Its archive lists September 24 averages of 7.03% for 30-year fixed mortgages and 6.42% for 15-year fixed mortgages; those had risen from September 17 by 8 and 16 basis points, respectively. The 7.37% daily benchmark and Freddie Mac’s 7.28% weekly average are not contradictory readings of one identical series: they come from different publishers and observation schedules. They should not be compared as though they measured the same thing.

Why these numbers are not your refinance quote

Freddie Mac’s survey averages and the Optimal Blue figure are benchmarks, not offers tailored to an individual borrower. A lender’s quote can depend on the borrower and loan details, and a benchmark alone does not establish the rate, APR, points, or fees available to you. The 15-year average is useful context because 15-year fixed loans are often sought by refinance borrowers, but it is not a 30-year refinance quote.

For a useful comparison, ask lenders for quotes on the same day and compare like with like. Check the fixed term, whether the quote is for a purchase or refinance, the observation or quote date, the rate versus APR, and any points or fees. A national average is context; a current lender quote is what lets you assess an offer for your own loan.

How to verify a reported rate change

  1. Identify the series. Find the named publisher or index behind the number; “30-year rate” alone is not enough to identify a measure.
  2. Check the observation date. Separate the date the figure was recorded from the date a recap or article was published.
  3. Confirm the loan type. Determine whether the figure concerns a purchase mortgage, a refinance, or a broad fixed-rate benchmark.
  4. Compare the same measure over time. Use the same publisher, term, and series for both observations rather than comparing a weekly survey with a daily benchmark.
  5. For a borrowing decision, obtain fresh offers. Compare lender quotes issued on the same day and review rate, APR, points, and fees.
