The auction may have eased pressure briefly, but it did not guarantee that home-loan rates would fall.
What happened at the October 7 auction
Robertson reported that the U.S. Treasury sold $39 billion in 10-year notes. In his account, indirect bidders took 80% of the sale, while dealers retained 2.5%. Those figures are attributed to his article; they are not independently confirmed here against the specific official auction record.

A high indirect-bidder share and low dealer share can be read as signs of demand for the notes, but the figures alone do not establish why buyers participated or how much the auction moved yields. Why mortgage rates did not fall much
Robertson said mortgage rates initially rose on auction day, then eased in the afternoon. He characterized the decline as small and unlikely to provide much relief the following day. His account put the 10-year Treasury yield at about 5.25% and the 30-year fixed mortgage rate at about 7.60% after the auction.

The article also reported a pre-auction 10-year yield peak of 5.35%, described there as the highest since 2002. These are contemporaneous figures reported by Robertson, not independently verified readings from official Treasury or mortgage-rate data series.
The auction result and mortgage pricing are related market context, not a mechanical link: a well-received Treasury sale does not set mortgage rates or ensure an immediate decline. In Robertson’s interpretation, the auction eased some pressure, but the yield’s limited move left mortgage rates near the levels he had reported as recent highs.

Other pressures cited in the article
Robertson also pointed to expectations of further Federal Reserve rate increases, rising oil prices and a broader global bond selloff as possible sources of pressure on yields. The article does not isolate how much each factor affected mortgage pricing, so they should be understood as market context rather than proven individual causes.

The reported market rates are not a quote for any particular borrower. A lender’s offer can differ with the borrower’s credit profile, down payment, loan amount, points, fees and rate-lock period. To make a useful comparison:

These steps help evaluate individual offers; they do not predict when market rates will move. The October 8 account supports a narrower conclusion: strong demand at one Treasury auction was not enough to deliver a substantial near-term decline in mortgage rates.
