What were mortgage rates on September 10, 2025?
The Mortgage Reports said rates had moved lower than the previous morning and reported these averages:

The article also displayed partner-network rates for other products, including conventional, FHA, VA, and 5/1 ARM loans. Its page cautioned that those partner-network figures may not reflect the broader market or the rate a particular borrower could obtain. Because the underlying product terms and borrower assumptions matter, treat the headline averages as a dated snapshot rather than a quote.
Why did same-day rate reports differ?
Other outlets published different September 10 figures. Mortgage Research reported 6.26% for a 30-year fixed purchase loan and 6.36% for a 30-year fixed refinance loan. FingerLakes1 attributed a 6.000% 30-year fixed rate and 6.181% APR to Zillow Home Loans, noting that the displayed rates included discount points. These are separately reported observations, not directly interchangeable offers.

No single definitive national quote for that date can be reconciled from these reports. They use different providers and methods, and the loan purpose and discount-point treatment differ. The figures should not be blended into a synthetic average or read as evidence that every lender or loan type moved by the same amount.
How to compare mortgage rates fairly
To judge whether one quote is better than another, line up the features that determine what the rate costs and what it applies to. A lower advertised rate may involve points paid upfront, different fees, or eligibility requirements that do not fit your situation.

- Product and term: Match the fixed or adjustable product and the loan term.
- Borrower and property assumptions: Check that the quotes use comparable credit, down payment or equity, loan size, property type, and occupancy details.
- Rate versus APR: The interest rate measures borrowing cost before many fees; APR incorporates certain costs and can help reveal differences, but compare the underlying fee assumptions too.
- Points and fees: Check whether discount points are included and how much cash the lender charges at closing.
- Rate lock: Confirm whether the rate is locked, for how long, and what happens if closing is delayed.
A practical comparison uses written loan estimates or equivalent quotes from the same date and compares the same product, assumptions, points, fees, APR, and lock period. The September 10 reports do not provide a reconciled, same-method market-wide rate for a specific borrower.
What market signals accompanied the September 10 snapshot?
The Mortgage Reports noted that the 10-year Treasury yield had fallen to 4.054% from 4.091%. It described lower Treasury yields as generally supportive of mortgage rates, while acknowledging that the relationship is imperfect. The yield is historical context from that day, not a current reading or proof that it alone caused mortgage rates to change.

The article also cited the August 2025 Producer Price Index (PPI), which fell 0.1% when an increase of 0.3% had been expected. PPI measures average changes over time in the selling prices domestic producers receive, according to the Bureau of Labor Statistics; it is a producer-side measure, not a direct measure of prices consumers pay. The reported PPI result is part of the September 10, 2025 context, not a current inflation reading.
Freddie Mac’s January 24, 2025 economic outlook offered a broader forecast rather than a daily rate explanation: “our outlook for the U.S. economy in 2025 is positive, though we expect the pace of growth to moderate. In late 2024, the U.S. labor market started showing signs of cooling and we expect that to persist in 2025. Modestly higher unemployment and slower job gains will reduce some of the pressures on inflation.” That was a forecast published in January, not a statement about the September 10 rate move.

How does the September 4 Freddie Mac average compare?
Freddie Mac reported a 6.5% 30-year weekly average for September 4, 2025. It is useful as a separate benchmark, but it is not the same measure as a daily lender-network snapshot published six days later. The different reporting frequency and methodology mean it should not be treated as a direct contradiction of a September 10 daily figure.
