Freddie Mac did not publish a weekly mortgage-rate reading on October 1, 2025. Its nearest observations were September 25 and October 2: the 30-year fixed average rose from 6.30% to 6.34%, while the 15-year fixed average rose from 5.49% to 5.55%. Those figures bracket the date; they are not an October 1 rate or a personal quote.

What were mortgage rates around October 1, 2025?

Freddie Mac’s weekly survey reported these national averages:

Weekly observation 30-year fixed 15-year fixed
September 25, 2025 6.30% 5.49%
October 2, 2025 6.34% 5.55%

There is no October 1 observation in the official weekly archive. Between the two nearest readings, the 30-year average increased 0.04 percentage points and the 15-year average increased 0.06 percentage points. The data therefore do not establish that rates held steady on October 1. Freddie Mac’s archive provides the dated weekly series.

These are historical 2025 national survey averages, not current 2026 rates and not guaranteed offers to individual borrowers. A lender’s offer depends on the borrower and transaction.

Why your mortgage quote may differ from the average

A national average is useful context, but it cannot tell you the rate available for your specific application. Loan type, term, down payment, and other borrower and transaction details affect the offer a lender presents. Request a Loan Estimate so you can review the actual terms and costs for your situation. The Consumer Financial Protection Bureau’s Loan Estimate guide explains how to read it.

How to compare mortgage offers

Ask multiple lenders for estimates using the same loan type, program, term, and down-payment assumptions. Compare the documents side by side rather than choosing by the advertised rate alone. The CFPB recommends shopping and comparing multiple Loan Estimates. Its comparison guide can help you review the offers.

  • Points and lender charges: Review the points, fees, and other costs listed in each estimate; a lower rate may come with higher upfront costs.
  • Payment and loan terms: Check the loan amount, term, and monthly principal-and-interest payment. For an adjustable-rate mortgage, find out whether and when the payment can change.
  • Rate lock and timing: Compare the lock period and conditions, as well as the lender’s ability to meet your closing timeline.

Should you lock a mortgage rate?

A rate lock can protect a quoted rate for a specified period, subject to its conditions. Typically, you must close within the stated timeframe and avoid changes to the application. Ask the lender when the lock starts, its expiration date, what an extension costs, and what happens if rates fall. The CFPB outlines how mortgage rate locks work.
