Mortgage rates were little changed in Zillow’s national-average series on November 11, 2025, according to figures reported by Yahoo Finance. Zillow’s reported purchase averages were 6.16% for a 30-year fixed mortgage and 5.61% for a 15-year fixed mortgage. These are historical averages, not today’s rates or a personal loan offer; rates change frequently and can vary by provider, location and borrower.
What were mortgage rates on November 11, 2025?
Yahoo Finance reported the following Zillow national averages for November 11, 2025. The figures were rounded to the nearest hundredth of a percentage point.

Yahoo Finance cautioned that rates could differ by city and state and that an individual borrower’s rate may not match the national figures. The averages are a dated snapshot, not an offer or a guarantee of eligibility. Yahoo Finance’s November 11 rate report provides the underlying context.
Why did different reports show different rates?
A daily mortgage average depends on which lenders or rate data a publisher samples and on the assumptions behind the reported figure. The Mortgage Reports, for example, listed a 30-year fixed rate of 6.31% at publication on November 11, 2025, using its selected lender network and averaging rates by loan type. Its displayed lender-network table showed a different value. That is not necessarily a contradiction: the reports describe different datasets, not one universal quote. How to use the Freddie Mac weekly benchmark
Freddie Mac’s Primary Mortgage Market Survey (PMMS) tracks national averages for 30-year and 15-year fixed-rate mortgages. It is generally published weekly on Thursdays; use the PMMS archive to check a particular week’s reported figures rather than treating a weekly benchmark as a daily quote.
The benchmark describes a defined conventional, conforming, fully amortizing home-purchase borrower profile with 20% down and excellent credit. It is useful for following broad market movement, but it is not a promise of the rate available to every borrower, location or loan type. What determines the rate on your own mortgage offer?
Lenders price a specific loan for a specific borrower. The rate you are offered can therefore differ from a national average and from another lender’s offer. When comparing lenders, request written Loan Estimates for the same loan amount, term and type, and review the full terms rather than choosing by the headline interest rate alone.
- Interest rate and APR: Compare the stated rate alongside the annual percentage rate (APR), which incorporates certain loan costs.
- Points and fees: Note upfront charges and whether points are being paid to obtain a lower rate.
- Down payment and mortgage insurance: These affect the loan structure and the costs shown in the estimate.
- Monthly payment: Compare principal and interest as well as estimated escrow costs and any mortgage insurance.
- Loan term and type: Confirm that offers use the same term and are both fixed-rate or both adjustable-rate before comparing them.

Fixed rate or ARM: which trade-off matters?
Fixed-rate mortgage
A fixed-rate mortgage has a stable contractual interest rate for the loan term. That can make the rate more predictable over time, though taxes, insurance and other housing costs may change.
Adjustable-rate mortgage
An ARM may begin with an introductory rate, then adjust under the contract’s schedule and limits. Before comparing an ARM with a fixed-rate offer, check the initial rate, when the first adjustment can occur, and the annual and lifetime rate or payment caps. A lower starting rate is not an assured long-term saving; whether the risk is acceptable depends on your plans and ability to manage a higher payment.
