Mortgage Rates on January 27, 2025: Daily Figures and Freddie Mac Benchmarks

The Mortgage Reports showed different 30-year figures in its table and text for January 27, 2025. Freddie Mac’s nearest weekly readings were January 23 and 30.

For January 27, 2025, The Mortgage Reports displayed a conventional 30-year fixed rate of 6.707% in its table, while the same page said the average 30-year rate had reached 7.04%. Those are different figures from one source, and the page does not explain the discrepancy. Freddie Mac did not publish a daily rate for January 27; its nearest weekly averages were 6.96% on January 23 and 6.95% on January 30.

What rates did The Mortgage Reports show on January 27?

The Mortgage Reports’ January 27, 2025 page listed these figures for conventional fixed-rate loans:

In the page’s accompanying text, however, The Mortgage Reports said the average 30-year fixed rate had reached 7.04% and the 15-year rate was 6.32%. It does not reconcile these narrative figures with the table. The table’s rates and APRs should therefore be read as separate displayed values, not as a definitive official rate for every borrower. The Mortgage Reports’ January 27 rate page says its table draws on rates from partner lenders, may not reflect the whole market, and depends on selected criteria and sample borrower profiles.

What did Freddie Mac report near that date?

Freddie Mac’s Primary Mortgage Market Survey (PMMS) publishes weekly averages, not a daily reading for Monday, January 27. Its nearest observations were:

These readings bracket January 27; neither is a rate published for that Monday. Do not interpolate between them to create a January 27 PMMS figure. The Freddie Mac 2025 PMMS archive lists the survey’s weekly observations. In its January 23 release, Freddie Mac Chief Economist Sam Khater said, “After crossing the 7%-mark last week, the 30-year fixed-rate mortgage saw its first decline in six weeks,” describing that week’s movement. Freddie Mac’s January 23 release defines its PMMS population as conventional, conforming, fully amortizing home-purchase loans for borrowers putting 20% down and having excellent credit.

Why do the figures differ?

The figures are not interchangeable. The Mortgage Reports page presents a daily lender-partner display based on selected borrower profiles; Freddie Mac’s PMMS is a weekly survey with a defined purchase-loan borrower profile. Their publication cadence and methodology differ, and the Mortgage Reports page also distinguishes interest rate from APR. An interest rate is not the same measure as APR, which incorporates certain loan costs.

A borrower’s own offer can vary with the loan and applicant. When comparing quotes, hold the relevant assumptions constant:

  • Publication date and cadence: distinguish a daily display from a weekly survey observation.
  • Loan term and type: compare 30-year with 30-year or 15-year with 15-year, and keep conventional, FHA, VA, adjustable-rate, purchase, and refinance loans distinct.
  • Borrower profile: account for credit, down payment, and other assumptions used to generate the figure.
  • Rate measure: compare interest rates with interest rates and APRs with APRs.
  • Loan costs: check points and fees on the loan estimate as well as the advertised rate.

What was the broader rate context?

Freddie Mac said its PMMS 30-year fixed-rate mortgage averaged 6.72% in December 2024. Its January 24, 2025 outlook described the prevailing early-year expectation as rates staying higher for longer; that was contemporaneous outlook context, not a guaranteed forecast. Freddie Mac’s January 2025 outlook provides that context.
