On December 23, 2025, reported 30-year fixed mortgage averages ranged from 5.99% to 6.30%, depending on the publisher. Mortgage News Daily reported 6.24%. These are source-specific market averages—not a guaranteed rate or loan offer for an individual borrower.

Mortgage rates reported on December 23, 2025

Each figure below belongs to its named publisher and mortgage product. The rates are not interchangeable quotes: the sources do not establish a complete, apples-to-apples reconciliation of their methodologies.

Publisher and measure Product Reported rate
Bankrate daily table, December 23 30-year fixed 6.30%
Bankrate daily table, December 23 15-year fixed 5.67%
Bankrate daily table, December 23 5/1 ARM 5.65%
Mortgage News Daily daily survey, December 23 30-year fixed 6.24%
Zillow average, as reported by CBS News on December 23 30-year fixed 5.99%
Zillow average, as reported by CBS News on December 23 15-year fixed 5.38%
Zillow average, as reported by CBS News on December 23 30-year refinance 6.65%

Why the reported averages differ

Bankrate’s December 23 report also gave its weekly 30-year fixed average as 6.30%, unchanged from the prior week. It describes the Freddie Mac weekly survey as covering first-lien, prime conventional conforming home-purchase mortgages at 80% loan-to-value, with lenders surveyed on rates and points. Mortgage News Daily labels 6.24% as its daily 30-year fixed series; it was unchanged from December 22 and 0.86 percentage points below its year-earlier comparison. CBS News attributed its 5.99% 30-year fixed figure to Zillow.

Because the available descriptions do not fully reconcile providers’ methods, the spread should not be read as proof that one publisher’s number is the definitive rate. When comparing published figures, keep the publisher, date or survey period, product, and point assumptions attached to the number.

Do not confuse the December 24 Freddie Mac reading with December 23 rates

Freddie Mac’s weekly Primary Mortgage Market Survey released on December 24 reported a 6.18% average for a 30-year fixed mortgage, down from 6.21% the prior week. That is a weekly observation released the day after December 23, not a daily quote for December 23.

What the averages mean for a borrower

A published average is a market benchmark, not a promise of approval or a personalized offer. The reported figures do not specify an individual borrower’s credit profile, loan amount, property, down payment, or other pricing details. A lender’s quote may therefore differ from these averages. Compare offers for the same loan type and term, and check whether points and other assumptions match.

A market comment from Bankrate’s report

Bankrate quoted Derek Egeberg, senior loan officer at MortgageOne in Yuma, Arizona: “As good economic news is released — such as the 4.3% GDP numbers prior to the government shutdown — money will flow back into the stock market and away from bonds,”

This is Egeberg’s interpretation of market dynamics, not an independently established explanation of the rates reported that day.
