There is no single right answer for every buyer. Buy now only if a specific home and its full ownership costs fit a budget you can sustain without assuming rates will fall or that refinancing will later make the payment affordable. Waiting is reasonable if today’s price, payment or risks do not fit; it is not a guarantee of lower rates or better prices.
What are mortgage rates in October 2026?
Freddie Mac’s latest weekly survey available as of October 11 reported an average 30-year fixed mortgage rate of 7.40% and a 15-year fixed rate of 6.73% on October 8, 2026. These are national survey benchmarks, not rates every borrower can obtain. Check the Freddie Mac survey archive for the dated weekly figures.

The 30-year average rose from 6.66% on August 27 to 7.40% on October 8. The intervening archive entries show the direction was not a one-day change:

Freddie Mac’s survey focuses on conventional, conforming, fully amortizing home-purchase loans for borrowers with excellent credit and a 20% down payment. A buyer’s actual offer depends on personal and loan factors, including credit, as well as market conditions. Treat the survey as context, then get individualized quotes. Freddie Mac explains the distinction in its mortgage-rate and affordability guidance.

How much does a rate change affect the payment?
For the same loan amount and term, a higher interest rate increases principal-and-interest payments. Freddie Mac’s example uses a $200,000, 30-year fully amortizing loan; its page gives these approximate monthly payments. The page does not state a date for the example:
| Interest rate | Approximate monthly principal and interest |
|---|---|
| 6.5% | $1,896 |
| 7% | $1,996 |
| 7.5% | $2,098 |
| 8% | $2,201 |
These figures are not a complete housing budget. Property taxes, homeowners insurance, mortgage insurance if applicable, utilities, maintenance and any association charges can add to the monthly cost. Closing costs also affect how much cash a buyer needs upfront. Use a mortgage payment calculator or lender estimate with the likely loan amount and term, then account for the other costs of the specific home.

What should buyers compare before deciding?
Compare the home you would actually buy with the rental or waiting option available to you—not an assumed future rate or an average national home. A useful comparison includes:

- Complete ownership cost: Add the home’s property taxes, insurance, mortgage insurance if applicable, expected repairs and maintenance, utilities, association charges, and closing costs. The national rate figures do not establish these local amounts.
- Renting or waiting: Compare the purchase price and costs of the particular home with the rent and other costs you would face if you did not buy it. Include how long you expect to stay; the sources here do not provide local prices, rents, taxes or insurance figures to make that calculation for you.
- Household resilience: Consider whether the payment remains manageable if income changes or repairs arise. A home that works only under ideal circumstances leaves little room for financial setbacks.
Freddie Mac notes that a lower mortgage rate can make borrowing cheaper and increase purchasing power. That relationship matters, but a rate alone cannot establish whether a home is affordable: the purchase price, down payment, taxes, insurance and the buyer’s budget also shape the decision. Freddie Mac’s consumer explanation of mortgage rates provides more context.

When can buying now make sense?
Buying now may be reasonable when a particular home meets your needs, its complete costs fit a durable budget, and you expect to stay long enough for the purchase to make sense for your circumstances. The decision should work using the lender’s current offer—not a hoped-for rate cut or an assumed ability to refinance.
Freddie Mac Chief Economist Sam Khater said in the October 1, 2026 release, “With mortgage rates on their current trajectory, the housing market continues to be supported by favorable economic conditions.” That was Freddie Mac’s characterization of conditions in that release, not a promise about future rates or a recommendation for an individual buyer. The release is available at Freddie Mac’s October 1, 2026 update.

When is waiting the more sensible choice?
Waiting can make sense if the home you can afford today does not meet your needs, the full payment would strain your budget, or you need time to improve your financial readiness. It may also preserve flexibility if taking on a mortgage now would leave too little room for changing income or unexpected costs.
Waiting does not guarantee that mortgage rates, home prices, or the number of homes available will move in your favor. Those outcomes are uncertain, so compare the real cost of waiting with the real cost of buying rather than treating a future improvement as certain.

Should buyers count on rates falling or refinance later?
No. A forecast is not a promise, and a future refinance is not a reliable way to make an unaffordable purchase work. Refinancing depends on future rates, qualification and transaction costs; none is guaranteed to line up in a buyer’s favor.
Fannie Mae’s September 2026 economic forecast was dated September 11, with interest-rate forecast inputs based on August 31—older than Freddie Mac’s October 8 observed mortgage-rate figure. Fannie Mae says its views are assumption-based, subject to change without notice, and not guaranteed to be accurate, current or suitable for every purpose. The forecast is available at Fannie Mae’s September 2026 economic forecast.
The Federal Reserve’s September 16, 2026 projections likewise warn that economic developments may differ from the assumptions behind projections and that policy assessments can change as conditions evolve. The Fed says, “Considerable uncertainty attends these projections, however.” Participant projections are not commitments to a particular policy path or forecasts of an individual borrower’s mortgage rate. Quick Recap
A practical decision test
- Get personalized estimates from lenders for the same home price, down payment, loan type and term. Compare the offered rate, APR and estimated payment rather than substituting a national average.
- Calculate the full monthly cost using the home’s actual or well-supported local estimates for taxes, insurance, mortgage insurance, utilities, maintenance and association charges.
- Compare that cost with renting or waiting, including upfront closing costs and how long you expect to stay. Use your actual alternatives, not a prediction that prices or rates will change in a particular direction.
- Stress-test the budget against income changes and repair costs. If the purchase is affordable only if rates fall or refinancing becomes available, do not treat it as affordable today.
- Choose the option that fits your finances and needs under current, supportable assumptions. Neither a national rate average nor an economic forecast can make the decision for you.
