On October 8, 2026, Freddie Mac’s national weekly average for the same broad loan category was 7.40%. That is a striking difference in borrowing costs—but rates alone cannot tell you whether buying a home was more affordable in one era than the other.
How much higher were mortgage rates in 1981?
Freddie Mac identifies 18.63% as the record high for the 30-year fixed mortgage rate, reached in 1981. Calling it “18%” is a rounded shorthand; the recorded figure was 18.63%. Freddie Mac’s current mortgage-rates page describes its weekly figures as national averages, not rates guaranteed to individual borrowers. Freddie Mac’s mortgage rates and affordability page

For a current comparison, Freddie Mac’s weekly average for a 30-year fixed-rate mortgage was 7.40% on October 8, 2026. Its 15-year fixed-rate average that day was 6.73%, but that is a different loan term and should not be treated as a like-for-like comparison with the 1981 30-year record. What changed in the latest weekly reading?
The 30-year fixed average rose from 7.28% on October 1, 2026, to 7.40% on October 8. The Associated Press reported that the 7.40% reading was the highest since November 16, 2023. Freddie Mac updates its survey weekly, so a current-rate comparison should always include the observation date rather than implying the figure is permanent. Associated Press, October 8, 2026

What does the rate gap mean for a monthly payment?
Interest rates affect principal-and-interest payments, but the loan amount and term must be held constant to illustrate the effect. Freddie Mac gives approximate payments for a $200,000 fully amortizing 30-year loan at several rates. Its figures exclude property taxes, homeowners insurance, and other costs of owning a home.
| Interest rate | Approximate monthly principal and interest on $200,000 over 30 years |
|---|---|
| 6.5% | $1,896 |
| 7.0% | $1,996 |
| 7.5% | $2,098 |
| 8.0% | $2,201 |
These are Freddie Mac’s approximate examples on its mortgage-rates page, accessed October 9, 2026—not quotes for a specific borrower. The page does not give a corresponding payment example at 18.63%, so it would be misleading to present a directly matched payment comparison between that 1981 record and the October 2026 average using these figures. A borrower’s actual rate and payment depend on qualifications and loan details as well as market conditions.

Does a lower mortgage rate mean homes are more affordable today?
Not by itself. A mortgage rate measures the cost of borrowing, not the full cost of buying a home relative to household resources. A fair payment comparison needs the same mortgage type, term, principal, and down-payment assumption. A broader affordability comparison would also need comparable home prices or loan sizes, incomes, property taxes, insurance, and other ownership expenses.
The figures cited here establish mortgage-rate history and selected modern payment examples; they do not establish a complete 1981-versus-2026 affordability comparison. Without matched evidence for home prices, incomes, and recurring costs, the rate gap cannot prove that buying a home was easier in either period.

How should you interpret a long-run rate comparison?
Freddie Mac’s historical series is available through the Federal Reserve Bank of St. Louis’ FRED database. FRED describes MORTGAGE30US as a weekly, non-seasonally-adjusted percentage series sourced from Freddie Mac, with observations beginning April 2, 1971. Freddie Mac changed the methodology for its Primary Mortgage Market Survey on November 17, 2022; since then, the weekly rate has been based on applications submitted to Freddie Mac by lenders across the country. That change matters when interpreting a long historical series, although it does not erase the published historical observations.
