Mortgage Rates for October 22, 2025: Bankrate and MBA Averages

Bankrate’s October 22, 2025 lender-survey average was 6.26% for a 30-year fixed mortgage. MBA and Freddie Mac reported different figures based on different survey periods.

For October 22, 2025, Bankrate reported a 6.26% average for 30-year fixed mortgages, while the Mortgage Bankers Association (MBA) reported a 6.37% 30-year fixed contract rate for the survey week ending October 17. Freddie Mac’s closest weekly comparison was published the next day: 6.19% for 30-year fixed and 5.44% for 15-year fixed on October 23. These are distinct national survey readings—not personalized quotes or one interchangeable “October 22 rate.”

Mortgage rates reported around October 22, 2025

The date alone does not identify one national mortgage rate. The figures below come from separate publishers and surveys, and their reference periods differ.

Why the reported rates differ

Bankrate’s number is a lender-survey average; MBA’s is a contract-rate measure for a specified survey week; Freddie Mac’s is its weekly market survey average. The publishers use different surveys, so their results should be compared as separate benchmarks, not combined into a single rate or averaged together. Bankrate specifically notes that its survey differs from other national surveys, including Freddie Mac’s.

The timing matters as well: the MBA figure covers the week ending October 17, Bankrate’s figure appears in its October 22 report, and Freddie Mac’s nearest published weekly reading is dated October 23. Calling all three “the rate on October 22” would obscure what each number measures.

What these averages mean for a borrower

None of these national averages establishes the rate or APR a particular borrower could obtain. The cited reports do not provide an individual borrower’s lender offer, fees, discount points, eligibility, or local pricing. A survey rate is a useful market reference, not a guaranteed loan offer.

When comparing a lender quote with one of these benchmarks, keep four distinctions visible:

  • Reference period: note the survey week or publication date.
  • Loan term: compare 30-year fixed with 30-year fixed, or 15-year fixed with 15-year fixed.
  • Rate versus APR: confirm whether the number is an interest rate or APR; the cited figures should not be treated as interchangeable measures.
