Mortgage Rates for December 2, 2025: Daily Averages by Loan Type

A December 2, 2025 Yahoo Finance report citing Zillow listed a 6.11% 30-year fixed purchase average, while Mortgage News Daily’s separate daily table showed 6.42%.

On December 2, 2025, a Yahoo Finance report citing Zillow put the national average at 6.11% for a 30-year fixed purchase mortgage and 5.48% for a 15-year fixed purchase mortgage. A separate Mortgage News Daily daily table listed 6.42% for a 30-year fixed loan. These are different publishers’ rate snapshots—not interchangeable borrower offers or a single blended national rate.

What were mortgage rates on December 2, 2025?

The figures below are historical national averages reported on or around December 2, 2025. Yahoo Finance’s contemporaneous article attributed its purchase and refinance averages to Zillow. Mortgage News Daily published a separate daily table. The sources’ figures should be read as separate series, not combined.

The Zillow-attributed figures are from a contemporaneous secondary report; Zillow’s underlying rate methodology is not established here. Mortgage News Daily’s 6.42% figure belongs to its own daily table and should not be relabeled as a Freddie Mac rate.

Why do the reported 30-year rates differ?

A mortgage-rate headline is meaningful only alongside its publisher, collection method, date, and loan purpose. The Yahoo Finance report gives Zillow-attributed national averages, while Mortgage News Daily’s table is a separate daily measure. Neither number is a guaranteed quote to an individual borrower, and the figures do not support calculating a reliable combined average.

Neighboring reports underline the importance of keeping series distinct. Bankrate’s December 3 lender survey put its 30-year fixed average at 6.28%, down from 6.32% the prior week. That is a December 3 survey result, not a December 2 quote from either of the sources above. Bankrate’s mortgage-rate reporting describes a different collection series.

What did the next weekly benchmark show?

Freddie Mac’s Primary Mortgage Market Survey (PMMS) release on December 4, 2025, reported a 6.19% average for a 30-year fixed mortgage, down from 6.23% the previous week. This is the next weekly benchmark after December 2—not a rate published on December 2. Freddie Mac’s PMMS is a weekly survey, so its observation date and reporting cadence differ from daily tables and lender surveys.

Mortgage News Daily’s December 2 newsletter also displayed a Freddie Mac table marked as last updated September 24. That stale table entry is not a December 2 Freddie Mac observation; use the December 4 PMMS release for the adjacent weekly benchmark.

How should you use these historical averages?

These December 2025 rates are historical reference points, not current offers. A lender’s offer can vary with the borrower, property, loan amount, down payment, credit profile, occupancy, points, and other pricing factors. The reported snapshots do not provide a complete comparison of fees or annual percentage rates.
