Mortgage Rate Lock vs. Floating: How to Choose

Locking can protect your mortgage rate from increases during a valid lock period; floating leaves it open to change. Compare the timeline, terms, and costs with your lender.

A mortgage rate lock protects your quoted interest rate from market increases for a set period, subject to the lender’s terms and a timely closing. Floating leaves the rate exposed to changes until you lock. Choose based on how much certainty you need, how long closing is likely to take, and the actual cost and conditions in your lender’s agreement—not on a prediction that rates will rise or fall.

What locking or floating means

A rate lock is an agreement to hold a mortgage interest rate for a specified period between an offer and closing. The protection applies only if you close within the stated period and your application remains within the agreement’s terms. A floating rate is not locked, so the rate offered can change before you lock.

As an Amazon Associate I earn from qualifying purchases.

The Consumer Financial Protection Bureau (CFPB) says locks are commonly available for 30, 45, or 60 days, and sometimes longer. Those are common durations, not a legal standard or a guarantee that a particular lender offers each term. Your closing timeline and the lender’s available periods matter more than the typical examples. CFPB: What’s a lock-in or a rate lock on a mortgage? (last reviewed May 2, 2023)

Locking and floating are choices about exposure to rate changes before closing. A lock gives you a defined period of protection against a market increase, but it may leave you with the locked rate if rates fall. Floating preserves the possibility that you can later lock at a lower rate, but it also means the rate available to you could rise. Neither choice guarantees what your final rate will be; the lender’s agreement and the loan details still matter.

How to choose between locking and floating

Neither choice can reliably tell you which rate will be lower by closing. Locking trades the possibility of benefiting from a market decline for protection from an increase during the valid lock period. Floating preserves the possibility of a lower offer if rates fall, but also exposes you to an increase before you lock.

Consideration Locking Floating
Rate certainty Provides protection against a market increase during the lock period, subject to the lender agreement and application terms. The quoted rate can change before you lock.
If rates fall You may remain at the higher locked rate unless the lender offers a written float-down or repricing provision that applies to your loan. You may be able to lock at a lower rate, but the decline is not guaranteed.
If rates rise The lock generally protects the rate during its valid period, subject to the agreement. The rate available when you eventually lock may be higher.
Closing delay An expired lock may need an extension, which can cost money; ask whether the lender can refuse an extension. You remain exposed to rate changes while waiting to lock.
Cost and terms Ask about fees and how pricing changes with lock length. Ask how the lender handles the timing and pricing of a later lock.

A lock may suit you better if a stable payment matters, you can cover the likely closing window with an acceptable lock term, and the quoted terms fit your budget. Floating is a deliberate choice to accept rate movement while you wait; it is not a dependable way to get a lower rate. These are decision principles, not an individualized financial recommendation.

Think through the trade-off in terms of your own budget rather than trying to forecast the market. If a higher rate before closing would disrupt your plans, certainty may be especially valuable. If you are considering floating because you hope rates will fall, include the other possible outcome in your decision: the rate available when you are ready to lock could be higher. Official guidance does not prescribe a risk-tolerance formula or identify a rate that makes one choice right for everyone.

Also consider the price of certainty. Ask whether there is a fee for the lock, how the quoted pricing changes for different lock periods, and what a possible extension would cost. A lock can be attractive only if it covers a realistic closing window on terms you can accept. A short period that expires before likely closing, or a longer period whose pricing does not fit your budget, may change the decision.

Match the lock period to your closing timeline

A lock that expires before closing can leave you with an extension decision at a difficult time. Estimate the likely closing date and include a reasonable buffer for delays. The CFPB warns that an expired lock may be expensive to extend, including when lender processing causes the delay. Whether an extension is available, what it costs, and who bears the cost depend on the lender’s terms. CFPB: Choose a loan offer (last modified December 12, 2024)

Ask the lender to quote the cost of your proposed lock period and alternatives. A longer period may change pricing; do not assume that all locks are free or that a longer lock costs the same as a shorter one. The CFPB’s Loan Estimate review guidance notes that the disclosure does not spell out extension costs or the relative pricing of different lock periods. Get those details directly from the lender and in writing. CFPB: Review loan estimates (last modified December 12, 2024)

Make the timeline concrete before choosing a term. Ask when the lender expects closing, how much time the proposed lock allows, and what happens if the closing date moves. Build in a reasonable delay buffer rather than assuming every step will finish on the earliest projected date. No universal number of extra days is established; the useful buffer depends on your transaction and the lender’s process.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask not only how much an extension costs, but also whether you qualify for one and whether the lender can decline it. A lock expiration does not automatically mean you can extend on the same terms. Since the CFPB notes that even lender processing time can contribute to a costly extension, get the lender’s policy in writing before you rely on it. If an extension is not available or its cost is unacceptable, that is important information when deciding whether the original lock length is adequate.

Check whether the rate is locked on your Loan Estimate

Look at page one of the Loan Estimate. It indicates whether the interest rate is locked and, if so, for how long. If the rate is locked for a specific period, the disclosure statement includes the lock’s end date and time. If it is not locked, the interest rate, points, and lender credits may change. The cited regulatory text is a dated version; treat this as a guide to the reviewed disclosure and consult current official requirements for compliance questions. CFPB-hosted Regulation Z, § 1026.37

The Loan Estimate is not a substitute for the lender’s full lock terms. Ask the lender to explain the agreement and confirm the answer in writing before you decide.

In particular, do not treat the Loan Estimate as a complete price sheet for every lock option. CFPB guidance says it does not spell out the extension cost or how pricing compares across different lock periods. Use it to check lock status and the stated end date, then ask the lender for the details that are missing. If you receive updated information or your application details change, confirm whether the terms still apply to your loan.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Questions to ask your lender before deciding

  1. Is this rate locked? If yes, what are the exact end date and time? If no, when would the lender lock it?
  2. What is required to lock? Ask whether you need to accept an offer, provide documents, or meet other conditions first.
  3. What does this lock cost? Ask about any fee and how pricing changes for shorter or longer periods.
  4. What if closing is delayed? Ask the extension fee, eligibility requirements, and whether the lender can decline an extension.
  5. What could change the locked quote? Ask which changes to your application, loan, or property could affect the rate, points, or credits.
  6. If rates go down, what happens? Ask whether the lender offers a written float-down or repricing provision, and get its eligibility conditions, threshold, timing, cost, and process.

The CFPB specifically recommends asking what happens if rates fall and what happens if closing is delayed until after the lock expires. A float-down is not a standard feature established by official guidance; do not assume your lender offers one. CFPB rate-lock guidance

These questions are worth asking before you choose, not just after a delay or rate change creates urgency. The answers can make two seemingly similar offers different: one lender may quote a particular lock period, while another may use a different period or pricing. Clarify how and when the lender will lock, what action you must take, and what conditions apply. Keep written answers with your Loan Estimate so you can refer back to the actual agreement rather than relying on a general description.

If a lender says it has a float-down or repricing option, ask for the provision itself and how it works. Find out what rate movement is required to qualify, when you may request it, whether there is a charge, and how to make the request. Official material does not establish a standard threshold, timing, or price for such an option. If there is no written provision that applies to your loan, do not assume that you can automatically switch to a lower market rate after locking.

Understand what can still affect a locked rate

A lock does not necessarily freeze every part of the offer under every circumstance. The CFPB gives changes to loan amount, credit score, verified income, loan type, down payment, and appraisal as examples of factors that can affect a locked rate. It also identifies the lender’s ability to document income. These are examples to check against your specific agreement, not a claim that every lender treats each event the same way.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Before locking, confirm the assumptions behind the quoted loan: loan type and amount, down payment, points, lender credits, and application information. If any of those details change, ask the lender in writing whether the change affects the rate or other pricing.

This is why the phrase “locked rate” should not be read as “nothing about the offer can ever change.” The protection is conditional on the lock period and the terms of the agreement. Ask which application, loan, or property changes trigger a review and what could happen to the rate, points, or lender credits. The CFPB’s examples are reasons to clarify your lender’s rules, not a universal list of automatic changes.

Keep your information accurate and respond to documentation requests. The CFPB specifically includes the lender’s ability to document income among the circumstances that can matter. If the lender needs additional information, or the details used to quote the loan change, ask whether the current lock remains valid and request a written explanation. Do not assume either that every change cancels a lock or that every change is harmless; the agreement governs.

Do not use a Federal Reserve move as a mortgage-rate forecast

The Federal Reserve’s federal funds rate does not directly set the interest rate on an individual home mortgage. Federal Reserve Consumer Help says, “The federal funds rate is important for monetary policy, but it does not directly affect the interest rate established for your home mortgage.” The lender sets the mortgage rate according to the loan contract or promissory note. A Fed rate cut therefore does not guarantee a lower mortgage offer. Federal Reserve Consumer Help: Loans & Mortgage (publication date not shown)

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For the lock-or-float decision, that means a public announcement about the federal funds rate is not a dependable signal for what your lender will offer by your closing date. The official source does not provide a forecast of mortgage rates, and this article does not predict whether rates will rise or fall. Focus on the rate and terms available from the lender, the time remaining before closing, and your ability to manage the possible outcomes.

Compare complete loan offers, not just interest rates

When comparing lenders, review the Loan Estimates side by side. Look beyond the headline rate to points, lender credits, fees, and the lock’s duration and terms. A lower quoted rate may not be the better fit if its costs or timing leave you exposed to a lock expiry before closing. The CFPB recommends taking time to review and compare offers. CFPB: Review loan estimates

  • Check that the offers assume comparable loan types, amounts, down payments, and other application details.
  • Compare the interest rate alongside points and lender credits.
  • Confirm each offer’s lock status, lock end date and time, and available lock terms.
  • Ask each lender about extension costs and any rate-fall provision before weighing the offers.

Comparing complete offers helps avoid focusing on one number while overlooking the terms around it. A quoted rate without a clear lock status may be exposed to changes, while a locked quote still has an expiration date and conditions. Different lock periods can also have different pricing, and the Loan Estimate does not supply every extension or alternative-period cost. Ask each lender for the missing details so you are comparing like with like.

A practical checklist before you decide

  1. Review page one of the Loan Estimate. Find out whether the rate is locked and, if it is, note the exact expiration date and time.
  2. Confirm the quoted assumptions. Check loan type and amount, down payment, points, lender credits, and the application information on which the quote is based.
  3. Map the closing timeline. Ask for the expected closing window and decide what reasonable delay buffer you need for your situation.
  4. Price the choices. Ask what the current lock costs, whether other lock lengths change pricing, and what an extension would cost.
  5. Check extension terms. Ask about eligibility and whether the lender can refuse an extension, including if processing delays contribute to expiration.
  6. Clarify rate changes. Ask what can alter the quote after locking and whether a written float-down or repricing provision applies.
  7. Compare complete offers. Review Loan Estimates side by side, considering the rate, points, lender credits, fees, lock duration, and extension terms.

Do not leave a material answer at the level of a verbal assurance. Get the lock period, fees, expiration details, extension terms, and any float-down conditions in writing. That gives you a clear basis for deciding whether the protection covers the likely closing window and what options remain if the transaction takes longer or rates move.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Frequently Asked Questions

What does it mean to float a mortgage rate?

Floating means the rate is not locked, so it can change before you lock. You may be able to lock at a lower rate if rates fall, but the rate available later could also be higher.

How long is a mortgage rate lock usually available?

The CFPB says rate locks are commonly available for 30, 45, or 60 days, and sometimes longer. These are common durations, not a legal standard or a guarantee that a particular lender offers each term.

If I lock my rate and interest rates go down, what happens?

You may remain at the higher locked rate unless your lender offers a written float-down or repricing provision that applies to your loan. Ask about its eligibility conditions, threshold, timing, cost, and process; do not assume the option exists.

What if my closing is delayed and the rate lock expires?

You may need an extension, which can cost money, and the lender may have eligibility rules or be able to decline an extension. Ask about the fee and terms in advance, including what happens if lender processing contributes to the delay.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Can a locked mortgage rate still change?

A lock is conditional, not necessarily a freeze on every part of the offer. The CFPB lists changes to loan amount, credit score, verified income, loan type, down payment, appraisal, and the lender’s ability to document income as examples that can matter. Check how your lender’s agreement treats any changes.

Does a Federal Reserve rate cut mean mortgage rates will fall?

No. Federal Reserve Consumer Help says the federal funds rate does not directly affect the interest rate established for your home mortgage. A Fed move does not guarantee a lower mortgage offer.

Does the Loan Estimate show the cost to extend a rate lock?

The Loan Estimate indicates whether the rate is locked and for how long, but CFPB guidance says it does not spell out extension costs or relative pricing for different lock periods. Ask the lender directly and get the terms in writing.

The Bottom Line

Lock when the protection and period fit your budget and likely closing timeline; float only if you are willing to accept rate changes while waiting. Before deciding, check the Loan Estimate, ask about lock and extension pricing, confirm what can change the quote, and get any float-down terms in writing. No one can reliably promise which choice will produce the lower rate by closing.
