Paying them can save money if the lower monthly payment makes up for the upfront cost before you sell or refinance; if you leave the loan sooner, you may not recover what you paid. Lender credits reverse the tradeoff: they reduce cash due at closing but come with a higher rate and payment.
The right choice depends on the actual offers for your loan and how long you expect to keep that mortgage—not on a standard rate reduction, because none exists. Compare offers with and without points or credits, then weigh their upfront costs and payments over several plausible timeframes.

What mortgage points are—and what one point buys
A discount point is an upfront fee paid at closing to obtain a lower mortgage interest rate. One point equals 1% of the loan amount: on a $400,000 mortgage, one point costs $4,000. That percentage defines the fee, not the rate reduction. The reduction depends on the lender, loan type and market conditions, so the same point cost can produce different rate offers.

Ask the lender to show the rate change tied to any charge called “points.” The word can also be used for other percentage-based upfront fees; a fee is not necessarily a discount point that lowers your interest rate. What matters is the specific rate and cost offered for your loan.

Points are one side of a pricing tradeoff. You pay more at closing to reduce the rate and monthly principal-and-interest payment. A lender credit makes the opposite trade: the lender reduces your cash due at closing, while the higher rate increases your payments over time.
How to tell whether paying points could pay off
Start with paired offers from the lender: a no-points option and an option with points. Record the additional upfront charge for the lower-rate option and the difference in monthly principal-and-interest payments. A rough break-even estimate is:

Additional cost of points ÷ monthly payment savings = estimated months to break even
That estimate answers a narrow question: how long the monthly savings would take to equal the extra upfront cost. Compare the result with how long you expect to keep this specific mortgage. If you sell or refinance before the estimate, the payment savings may not have recovered the fee. If you keep the loan beyond it, the lower payment may produce savings after that point, assuming the offers are otherwise comparable.

For example, Freddie Mac’s 2025 illustration uses a $300,000, 30-year fixed-rate loan. One point costs $3,000; in the example, the rate falls from 6.25% to 6%, and the principal-and-interest payment falls by about $48 a month. Dividing $3,000 by $48 gives an estimated break-even of about 63 months, or 5.2 years. That is arithmetic based on the illustration, not a promised discount or a current quote; actual point pricing and payment savings vary by lender and market.
The calculation is useful for screening options, not for making the decision by itself. Ask the lender to compare total costs over the shortest, longest and most likely periods you expect to keep the loan. A likely move or refinance date matters because it can cut short the time available to benefit from the lower payment.

How points, no points and lender credits compare
The CFPB’s example, reviewed in 2023, compares three offers on a $180,000, 30-year fixed loan. Its figures are illustrations from the agency’s guidance, not current market pricing.

|---|---|---|---|
| Pay discount points | 4.875% | 0.375 points; $675 more upfront | $14 less per month |
| No points or credits | 5.0% | $0 | Baseline |
| Take a lender credit | 5.125% | 0.375 lender credit; $675 provided upfront | $14 more per month |
Using the CFPB figures, the point option’s $675 extra cost divided by $14 in monthly savings gives a rough break-even of about 48 months, or four years. The credit option puts $675 toward upfront costs, while its $14 higher monthly payment represents the ongoing tradeoff. These calculations do not make either option best for every borrower: the useful comparison is how each offer fits your expected time in the loan and your available cash at closing.

The table also shows why a headline rate alone is not enough. The lowest rate in this example requires more cash upfront; the credit provides cash now but costs more in monthly payments. Compare the rate, payment and upfront costs together.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How to compare real lender offers
- Request equivalent quotes. Ask each lender to price the same loan type and loan amount. Request options with no points, with points, and with lender credits where available. A comparison is less useful if the loan terms or pricing assumptions differ.
- Write down the full tradeoff for each offer. Record the interest rate, discount points or credit, additional cash due at closing, and monthly principal-and-interest payment. Ask what rate change is attached to any fee described as points.
- Estimate break-even for each points option. Divide its extra upfront cost by the monthly payment savings compared with the no-points offer. Treat the answer as an estimate in months, not a guarantee.
- Test more than one holding period. Compare total costs for the shortest, longest and most likely periods you expect to keep this mortgage. Include a plausible refinance or move date in your decision; refinancing or moving before break-even can leave the upfront charge unrecovered through payment savings.
- Choose the tradeoff that fits both your timeline and cash needs. Paying points uses more cash at closing. Taking a lender credit reduces the cash due then, but raises the rate and payments. The option with the smallest payment is not automatically the one with the lowest cost over the period you expect to keep the loan.
When the offers are close or the timing is uncertain, ask the loan officer to show the total costs for different possible timeframes. The CFPB specifically advises borrowers who are unsure to request options both with and without points or credits and compare costs over several timeframes.
Where to check points and credits on the disclosures
Use the Loan Estimate and Closing Disclosure to confirm how the fees and credits are recorded. CFPB guidance places points connected to the initial interest rate on page 2, Section A. Lender credits appear on page 2, Section J, as a negative amount. Check the disclosure against the rate and upfront-cost comparison the lender gave you; if a charge is labeled points but its rate effect is unclear, ask the lender to explain it.
A label alone does not tell you whether a fee buys a lower rate. Confirm the amount, the rate offered with it and the resulting payment before weighing it against a no-points or credit option.
Common mistakes that can distort the decision
- Assuming one point always cuts the rate by a set amount. One point is 1% of the loan amount, but the rate change is not standardized. A 0.25-percentage-point reduction is one possible illustration, not a universal rule.
- Using an example as a current quote. The CFPB’s $180,000 example and Freddie Mac’s $300,000 example explain the tradeoff; neither establishes today’s pricing or a rate discount available to every borrower.
- Comparing rates without upfront costs. A lower rate paired with points and a higher rate paired with credits are different offers. Compare the cash due at closing and payment alongside the rate.
- Ignoring your likely exit date. The break-even estimate is only useful in relation to how long you expect to keep the loan. A refinance or move can change the time available to recoup an upfront charge.
- Treating a rough break-even calculation as a complete cost comparison. It divides the added point charge by monthly payment savings. Use it as a quick estimate, then ask for total-cost comparisons over multiple timeframes using the actual offers.
What the examples can—and cannot—tell you
The examples establish how the tradeoff works: upfront points can reduce a payment, and a lender credit can lower upfront cash needs while increasing the payment. They do not establish a typical point discount, a current market rate or a personalized recommendation. Point prices and rate changes vary by lender and market, so the decision should rest on paired quotes for the same loan and your expected holding period.
