In the U.S., mortgage insurance and mortgage protection insurance are different products. Mortgage insurance—such as conventional private mortgage insurance (PMI) or FHA mortgage insurance premiums (MIP)—primarily protects the lender if you default. Mortgage protection insurance is generally optional coverage intended to pay a mortgage obligation after a contract-defined event, commonly the insured person’s death. It does not replace PMI or MIP, and it does not bring missed mortgage payments current.
The names and rules vary by country, and “mortgage protection insurance” is not one standardized policy type. The comparison below describes U.S. lending and the policy structures discussed by the cited sources; your loan documents and insurance contract determine what applies to you.
How the two types of coverage differ

What mortgage insurance covers—and what it does not
Mortgage insurance reduces the lender’s risk when a borrower defaults. It is not coverage that pays your mortgage for you after a job loss or illness, and it does not protect you from foreclosure. The CFPB’s consumer guidance on mortgage insurance states: “Mortgage insurance, no matter what kind, protects the lender – not you – in the event that you fall behind on your payments.”
Conventional PMI
PMI is commonly associated with conventional loans where the borrower makes a smaller down payment, but whether it applies depends on the loan’s terms. The CFPB’s PMI guidance says the most common payment method is a monthly premium, while noting that PMI may instead be paid upfront or through a combination. A lender may also offer an alternative that avoids a separate PMI charge in exchange for a higher interest rate; compare the total cost over the period you expect to keep the loan rather than assuming one structure is always cheaper.

FHA, USDA, and VA costs
FHA mortgage insurance premiums (MIP) are not interchangeable with conventional PMI. According to the CFPB, FHA and USDA loan costs can include upfront and monthly charges. The CFPB describes the VA guarantee as replacing monthly mortgage insurance, while requiring an upfront funding fee. Fees and rules depend on the program and loan terms; check current program information and your Loan Estimate rather than applying one program’s rules to another.
When conventional PMI may be canceled
For covered, non-high-risk residential mortgage transactions, the Homeowners Protection Act framework described in the CFPB’s HPA examination manual provides for borrower-requested cancellation at the applicable 80% original-value threshold and automatic termination at the applicable 78% point, subject to requirements and exceptions. The manual identifies high-risk and lender-paid PMI exceptions. These percentages are not a guarantee that a particular loan qualifies on a particular date.
If you are paying PMI, ask your servicer for the cancellation date that applies to your loan, how it calculates original value, and what conditions you must meet. Use your loan documents and servicer’s answer for your transaction; do not assume the thresholds apply to FHA MIP.
FHA MIP has different discontinuation rules
FHA mortgage insurance follows FHA-specific terms rather than the conventional PMI framework. HUD explains that the FHA insurance agreement is between FHA and the mortgage company and directs borrowers to contact their mortgage company to learn what is required to discontinue monthly premiums. See HUD’s mortgage insurance premiums guidance. Without the applicable loan details, there is no single cancellation date that can be stated for every FHA borrower.

What mortgage protection insurance may cover
Mortgage protection insurance is a broad label, not a uniform contract. In a structure described by Kiplinger’s January 2026 explainer, the policy is optional and is designed to pay the mortgage balance if the insured dies during the term. Coverage may track the outstanding balance, so the potential benefit declines as principal is repaid while the premium stays level. That is a description of a common arrangement, not a promise about every policy.
Some policies may offer disability or involuntary-job-loss riders. Whether a rider pays depends on its definitions, exclusions, waiting periods, and other contract conditions. The cited explainer also notes that property taxes and homeowners association dues may not be covered. Do not infer that a policy will pay all housing costs from the term “mortgage protection.”

Read the policy before comparing it
- Covered event: Identify precisely what must happen for a claim to qualify and any waiting periods or exclusions.
- Benefit recipient: Confirm whether proceeds go to the lender, a beneficiary, or another party.
- Benefit amount: Check whether it stays fixed or changes with the mortgage balance, and what expenses it covers.
- Term and end conditions: Find out when coverage ends, whether it can be canceled, and whether the premium can change.
- Riders: Review each rider’s eligibility rules, limits, and exclusions rather than relying on its label.
Mortgage protection compared with life insurance
In the mortgage-specific structure described by Kiplinger, the benefit is directed to the lender and tied to the mortgage. Traditional life insurance generally pays proceeds to named beneficiaries, who can decide how to use them. That flexibility can matter if a household wants to cover costs beyond the mortgage, but suitability and price depend on the applicant, underwriting, policy, and household’s needs. Term or permanent life insurance may be alternatives to compare; neither is automatically cheaper or preferable for every borrower.

How to compare costs and decide what to ask
If you are reviewing a mortgage offer
- Find mortgage insurance charges on your Loan Estimate and identify whether they are PMI, FHA MIP, or another program cost.
- Ask the loan officer to show the upfront, monthly, or split-payment options available for your loan, along with total costs over realistic timeframes.
- Compare any offer that substitutes a higher interest rate for a separate PMI charge using the time you expect to keep the loan and the full loan cost.
If you already have mortgage insurance
- Ask your servicer whether the charge is conventional PMI or FHA MIP.
- For PMI, request the applicable cancellation date, original-value calculation, and any conditions or exceptions for your loan.
- For FHA MIP, ask the mortgage company what discontinuation rules apply to your loan terms.
If you are considering mortgage protection
- Request the complete policy and confirm the covered event, recipient, benefit schedule, duration, exclusions, and premium terms.
- Check whether any disability or job-loss rider would cover the circumstances you have in mind, and whether the policy covers costs beyond principal and interest.
- If broader financial protection is a goal, compare the policy with life insurance quotes and consider who controls the proceeds and what expenses your household needs to cover.
