Mortgage Broker vs. Loan Officer: What’s the Difference?

Mortgage brokers commonly work with multiple lenders, while loan officers often work for one. Learn how lender roles, compensation, and loan offers differ.

A mortgage loan officer commonly works for one lender; a mortgage broker typically works with multiple lenders and helps borrowers find loan options. The key distinction is that a lender makes the loan, while a broker arranges access to lenders but does not lend the money. These roles can overlap at some financial institutions, so ask which role applies to your transaction—and compare actual offers rather than assuming one channel is automatically better.

Mortgage broker vs. loan officer: the main difference

In the common arrangement described by the Consumer Financial Protection Bureau (CFPB), a loan officer works for a particular lender, while a mortgage broker can work with multiple lenders. That may affect which loan options are available through the person you contact, but it does not establish that a broker will have more suitable options—or better terms—for every borrower.

The terms are not exact opposites. “Broker” describes an intermediary that helps connect a borrower with lenders; “loan officer” describes a person, commonly working for a lender. The more basic distinction is between the organization that makes a loan and the professional or organization that helps arrange one. In other words, the title of the person you speak with does not by itself identify the institution that will provide the funds.

Question Loan officer, common arrangement Mortgage broker, common arrangement
Who does the professional commonly work with? One specific lender Multiple lenders
Who makes the loan? The lender the loan officer works for A lender the broker works with; the broker does not lend the money
What should you verify? Which loan products the employer offers and whether the officer represents that lender Which lenders and loan options the broker can access

These are typical patterns, not rules that describe every organization. The CFPB notes that some financial institutions act as both lenders and brokers. Ask whether the person handling your application is representing a lender, acting as a broker, or working for an organization that performs both roles.

That distinction matters when you are comparing providers. If you speak to a loan officer, ask which products the employer offers. If you speak to a broker, ask which lenders or loan products the broker can access. Neither answer alone tells you whether a particular loan is suitable or what its final terms and fees will be. Those details need to be assessed from the actual offer.

What is the difference between a mortgage lender and a broker?

A mortgage lender makes direct loans. A mortgage broker does not provide the loan funds; the broker can help a consumer find lenders or mortgage loans. A broker may therefore be part of the process that connects you with a lender, while the lender is the party making the loan.

Because one institution can serve both functions, a company’s label alone may not tell you who is doing what in a particular transaction. Ask who the lender would be if you proceed, what role the broker or loan officer has, and which organization is making the loan. The CFPB’s consumer guidance recommends shopping for loan terms, interest rates, and fees whether you work with a broker or go directly to a lender.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Think of the roles as separate questions rather than interchangeable job titles: who is helping arrange the mortgage, and who is actually making it? A broker can help you find a lender, but that does not make the broker the lender. Conversely, a financial institution may have more than one role, so it is worth confirming the arrangement for your specific application rather than relying on the company name or the first person you contact.

The broker’s access is also something to verify, not assume. The general distinction is that a broker typically works with multiple lenders, while a loan officer often works for one specific lender. That does not establish that every broker works with a broader or better set of options for a particular borrower, or that every product from a single lender is unsuitable. Ask what is available through that provider and compare the resulting offers.

How do mortgage brokers and loan officers get paid?

Compensation arrangements vary. CFPB guidance says a loan originator may receive a salary, a fixed amount for each loan, a fixed percentage, or a combination. For a particular loan, fees or commissions may be paid by the consumer or by the lender used. Ask about the arrangement for your transaction rather than inferring it from the person’s job title.

Federal law prohibits commissions from varying based on mortgage terms. That restriction does not mean every fee is prohibited, that all originators are paid in the same way, or that the borrower will never pay a fee connected with the transaction. Ask for the fees that apply to you and who pays each one. The CFPB’s page on loan-originator compensation, last reviewed January 7, 2025, describes these common arrangements and the federal restriction.

It helps to distinguish the originator’s compensation arrangement from the fees you may see in an offer. The CFPB describes possible forms of pay in general, but those possibilities do not tell you how a particular professional is paid. Nor does a job title show whether a specific charge is paid by you or by a lender. Ask directly, and compare the answer with the written estimate so you understand which fees are involved and who is expected to pay them.

  • Ask what the professional is paid for your loan and whether the payment comes from you, the lender, or both as applicable.
  • Ask which estimated charges are lender fees and which relate to the broker or loan originator.
  • Request the estimated fees in writing so you can compare them with another offer.
  • If you are unclear about a charge, ask what it is for and whether it is included in the figures used to compare the offers.

The rules on compensation are constraints on specified practices, not a guarantee that every cost or incentive has disappeared. The CFPB also identifies Regulation Z provisions addressing dual compensation and steering. Those provisions are relevant safeguards, but they do not substitute for asking how a provider is paid or reviewing the terms and charges for your own transaction.

How to compare a broker’s offer with a loan officer’s offer

Compare the terms of the loans, not the titles of the people presenting them. A lower advertised interest rate by itself does not show which offer is preferable: the CFPB recommends comparing the rate, annual percentage rate (APR), estimated fees, monthly payment, and loan options.

Whenever possible, compare figures using the same assumptions and timing. If the proposals differ in the loan option being considered or in the assumptions behind the estimate, the numbers may not be directly comparable. Ask the provider to explain what plan the figures describe, and request the same comparison points from each provider. This gives you a clearer basis for assessing the actual offers without assuming that a particular channel is better.

Compare the numbers on the same basis

  • Interest rate and APR: Request both for each option. Compare offers using the same assumptions and timing where possible; otherwise differences in the quotes may not be directly comparable. Consider both figures rather than treating the interest rate alone as the whole comparison.
  • Estimated fees and points: Ask which charges come from the lender and which relate to the broker or originator. Compare the estimates and clarify who pays each charge. The CFPB’s shopping guidance includes estimated fees among the items to review, so do not set them aside when comparing a quoted rate.
  • Monthly payment: Compare the estimated payment for each option, not just the rate. Make sure you are looking at the same loan option and assumptions. A payment comparison is most useful when you know what plan the estimate represents.
  • Loan options and features: Ask what alternatives are available and how their terms differ. Consider the payment and the full set of loan terms rather than selecting on rate alone. If a provider recommends a different plan from the one you asked about, ask why it is being suggested and what makes its terms different.

Compare access and the person’s role

Ask a broker which lenders or loan products are within reach through their business. Ask a loan officer which products the employer offers. The typical one-lender versus multiple-lender distinction can help frame those questions, but it does not establish that a broker has access to every lender or that a particular lender’s offer is a worse fit.

Also confirm who is acting as lender and who, if anyone, is brokering the loan. This is especially useful when an institution performs both functions. Record the answer alongside the quote so you know which organization is making each offer.

Keep the access question separate from the cost and terms questions. Knowing that a provider works with one lender or several does not tell you the interest rate, APR, estimated fees, monthly payment, or whether you may qualify. Ask for those specifics for each option under consideration. The comparison is about the offers available to you, not a general claim that one type of professional always has better choices.

Steps for shopping multiple mortgage offers

The CFPB’s homebuying guidance recommends contacting at least three lenders on your list. It uses “lender” or “loan officer” as a simplifying term for lenders and mortgage brokers in parts of the guide, so include the providers you are actually considering and clarify their roles.

  1. Choose providers to contact. Make a list of at least three lenders or providers you are considering, including a broker if relevant. Treat this as a practical shopping recommendation from the CFPB, not as a promise about the rate or outcome you will receive.
  2. Give each provider the same picture. Share your situation and the type of loan you are seeking so the offers can be compared on a consistent basis. If providers are responding to different information or loan requests, it may be harder to understand what accounts for a difference in their proposals.
  3. Request the same comparison points. Ask for the interest rate, APR, estimated fees, monthly payment, and available loan options for each proposed plan. If there is more than one option, ask for the corresponding figures for each, rather than comparing one provider’s full set of information with another provider’s rate alone.
  4. Ask why a different plan is recommended. If a provider suggests an option that differs from what you requested, ask what makes that plan a fit and how its terms compare. The purpose is to understand the recommendation and its terms, not to assume that a different plan is automatically better or worse.
  5. Ask about eligibility. Find out whether there are reasons you may not qualify for the option being discussed. A provider’s recommendation and your ability to qualify are separate issues worth clarifying during the comparison.
  6. Clarify roles and compensation. Ask who would make the loan, which lenders or products are available through the provider, what fees apply, and who pays the professional. This helps distinguish the institution making the loan from the person or business arranging it.
  7. Review offers side by side. Compare rate, APR, fees, payment, and loan options together before choosing; do not use the broker or loan-officer label as a substitute for reviewing the actual terms. Keep track of which provider and loan option each quote describes.

The CFPB’s instruction to contact at least three lenders is consumer shopping guidance. It is not a study result, a guarantee of a particular saving, or evidence that three offers will necessarily include a specific type of provider. Use the recommendation to gather comparable information and make a more informed comparison.

What federal safeguards do—and do not—tell you

Regulation Z includes provisions addressing loan-originator compensation, dual compensation, steering, and loan-originator qualifications. These rules constrain specified practices; they do not guarantee that every offer is the best available for you or that every potential conflict disappears. They are not a replacement for asking who is paid, reviewing the terms, and comparing offers.

The CFPB’s regulatory resource, “Rules governing loan origination practices,” identifies relevant provisions. It also notes that several guidance documents were withdrawn on May 12, 2025. The safeguards described here should not be read as a promise about an individual provider’s conduct, licensing status, or eligibility for a particular loan.

In practical terms, safeguards and comparison serve different purposes. Rules address specified conduct and qualifications; shopping helps you evaluate the options and costs presented to you. Do not infer from the existence of a rule that one provider must offer the best terms, that every conflict has been removed, or that you no longer need to ask about fees and compensation.

Which should you choose?

Neither a broker nor a loan officer is automatically the better choice. A broker may help you consider offers from multiple lenders; a loan officer commonly represents one lender. What matters is whether the provider can offer a suitable option, what the full terms and fees are, and whether the roles and compensation are clear.

Use the same questions with each provider, request comparable figures, and consider multiple offers. The CFPB’s guidance is to contact at least three providers; that is a shopping recommendation, not a promise that doing so produces a particular rate or outcome.

Before deciding, make sure you can identify the lender, understand which role the professional is playing, and compare interest rate, APR, estimated fees, monthly payment, and loan options. Ask about the provider’s access and compensation as well. These questions help you evaluate the actual transaction rather than choosing based on a label or a general assumption about brokers and loan officers.

How does a mortgage loan officer or broker get paid?

Compensation can vary. CFPB guidance lists salary, a fixed amount per loan, a fixed percentage, or combinations as possible arrangements. For a particular loan, fees or commissions may be paid by the consumer or by the lender used. Ask what applies to your transaction and who pays each fee.

Should I use a mortgage broker or go directly to a lender?

Neither route is automatically better. Compare the actual interest rate, APR, estimated fees, monthly payment, and loan options. Ask which lenders or products are available through the broker or which products the lender offers, then consider multiple comparable offers.

How many mortgage lenders should I compare?

The CFPB recommends contacting at least three lenders on your list. Share the same situation and loan type with each provider, and request the same comparison points so you can review the offers side by side.

Does federal law guarantee that a broker or loan officer will give me the best mortgage offer?

No. Regulation Z has provisions addressing compensation, dual compensation, steering, and loan-originator qualifications, but these constrain specified practices rather than guarantee the best available offer or eliminate every potential conflict. Compare terms and fees yourself.

The Bottom Line

A loan officer commonly works for one lender, while a mortgage broker typically works with multiple lenders and does not make the loan. Ask who would lend to you, what role the professional plays, how compensation and fees work, and compare the rate, APR, estimated fees, payment, and loan options across multiple offers. The CFPB recommends contacting at least three providers; neither channel is automatically best.
