What happened to Montgomery rent prices?
A USA TODAY Network report dated October 3, 2026, attributed to an analysis of Zumper data, put the August 2026 median apartment listing price at $1,305. That was a modest annual increase from $1,275 in August 2025, but a month-to-month decline from $1,368 in July 2026. The two comparisons point in different directions: the reported median was higher than a year earlier and lower than the preceding month.
The reported series covers studio through four-bedroom listings active at any point during August in the specified metropolitan area. It includes new construction and excludes occupied or unavailable listings. It is therefore an asking-price snapshot, not a count of current lease payments or a measure of every renter’s housing costs. USA TODAY Network’s report names Zumper co-founder Russell Middleton in describing the listing methodology.
Why other Montgomery rent estimates differ
Several providers publish Montgomery figures, but their numbers are not interchangeable. They differ in the homes or buildings covered, whether they report a median or an average, and how their data is updated. Those differences can help explain gaps; they do not establish the precise cause of each one.

For example, Zillow’s measure includes all property types, RentCafe limits its data to larger apartment buildings, and Zumper’s current page describes a rolling 30-day listing window. A median and an average can also move differently when the mix of listings changes. Treat each figure as its own series rather than combining them into one definitive city rent.
How much do Montgomery apartments cost by bedroom?
RentCafe’s August 2026 apartment-building series reported different averages by bedroom count:

These are RentCafe figures based on Yardi Matrix data for Montgomery apartment buildings with at least 50 units, not a quote for a particular home or a citywide price guarantee. Individual listings may differ by neighborhood, availability, property type, and included features.

A city median or average can provide context, but it cannot tell you whether a specific apartment is available or fairly priced for its features. When comparing current options, check the same bedroom count and property type, then compare neighborhood, asking rent, availability date, and what the rent includes. Verify availability and terms with the listing provider or property manager, since a market page may reflect listings that have since changed.

- Use the August 2026 figure if you want the reported annual comparison; do not describe it as a continuous rise, since the reported median fell from July.
- Use bedroom-level data only as a rough comparison within the source’s stated coverage.
- For a more current snapshot, label its provider and date: for example, Zumper’s September 2026 median or Zillow’s September 30 available-rental count.
