That is a marketing target, not a completed sale price: the October 2, 2026 report does not establish that a buyer has agreed to the figure or that a sale has closed. The reported price would put the property in the range of major Florida office transactions, but the available comparisons do not establish a Brickell neighborhood record.

What is the reported asking price for 801 Brickell?

Miami Business Magazine’s October 2, 2026 report says Monarch Alternative Capital and Tourmaline Capital Partners are seeking buyers for 801 Brickell at more than $400 million, roughly $900 per square foot. The figure is an asking price reported during a sale process. It should not be described as the building’s sale value or as an agreed transaction price unless a completed deal is reported.

The per-square-foot estimate depends on the area figure used. The 2026 report describes the building as 437,000 square feet, while 2023 sale materials put it at about 415,000 or 415,150 square feet. Those reported areas differ, and the sources do not establish that they use the same measurement basis. At a price above $400 million, dividing by 437,000 square feet yields a figure near $900 per square foot; using 415,150 square feet would yield a higher figure. Treat the reported $900 estimate as tied to the current report’s stated area, not as a standardized appraisal metric.

Transwestern’s Q4 2023 report gives the earlier 801 Brickell sale at $250 million for 415,150 square feet, or about $602 per square foot. In 2023, Monarch and Tourmaline bought the building from Nuveen Real Estate. Cushman & Wakefield, which said it arranged that sale, described the property as about 415,000 square feet.

JLL reported that 701 Brickell sold for $443 million in October 2024 and ranked it as Florida’s second-largest office transaction in history at that time, behind the $540 million sale of Southeast Financial Center. These are statewide comparisons, not proof that a prospective 801 Brickell deal would set a Brickell neighborhood record. A record claim also depends on which properties, transaction types, dates and geographic boundaries are included.

Why do reports give different square-footage figures?

The current sale-process report uses 437,000 square feet. Cushman & Wakefield’s account of the 2023 sale says about 415,000 square feet, and Transwestern lists 415,150 square feet. The sources do not explain the roughly 22,000-square-foot difference or specify a common area-measurement standard. Building area can be reported using different definitions, but the available information does not identify which definition accounts for this gap.

That difference matters when interpreting a per-square-foot number. The same headline price divided by a larger reported area produces a lower figure. Readers comparing deals should therefore check the stated area and source alongside the total price rather than treating quoted per-square-foot values as directly comparable.

What operating context is available?

Colliers reported 44,670 square feet of leasing activity at 801 Brickell in early 2025, consisting of five new leases and two renewals. This is leasing activity, not a measure of total occupancy or evidence of the building’s current income.

The property’s October 2025 fact sheet describes 801 Brickell as a mixed-use property with about 415,000 square feet and 17,000 square feet of retail and tenant amenities. Those are descriptions in the building’s own marketing materials; they provide property context but do not independently verify the asking price.

Cushman & Wakefield’s 2023 sale announcement also attributed a $30 million tenant-centered capital investment program to Nuveen before the sale. That is the brokerage’s account of prior investment, not an independently audited expenditure.
