Mirvac said more than 140 apartments at Sydney’s Harbourside Residences were conditionally sold to local buyers in November 2024. Its announcement does not identify the number of apartments in the relevant release, so it does not establish that local buyers made up almost two thirds of that release.
What Mirvac reported about the sales
In an announcement dated 24 November 2024, Mirvac said the first release of Harbourside Residences sold out within 24 hours. It also reported more than $600 million in presales across the first two releases over one weekend, describing the result as a company record. Mirvac said more than 140 apartments had been conditionally sold to local buyers, with prices ranging from just over $1.7 million to $25 million. The announcement does not give an exact number of local buyers or define the release denominator for a local-buyer share.
Can the “almost two thirds” figure be checked?
Not from the announcement. Mirvac’s project description says Harbourside Residences is planned to have 263 apartments, but that is the project total—not the number of apartments in the release used to calculate the headline share. Dividing the 140-plus conditional local sales by 263 would compare different groups and would not verify the claim.

The defensible takeaway is narrower: Mirvac reported more than 140 conditional sales to local buyers, but its published figures do not show what proportion of a particular release those sales represented.
Who were the reported buyers?
Mirvac described purchasers as including downsizers, families and couples from Sydney’s inner west, north west, eastern suburbs and north shore, as well as buyers from interstate. It said many were moving from larger family homes. The company also reported that more than 40% of new Harbourside owners were repeat Mirvac customers.

The project is a planned 48-level residential tower on the former Harbourside shopping centre site in Sydney’s Darling Harbour. Mirvac’s November 2024 announcement described a 263-apartment development and anticipated construction completion in late 2027.
