Meta’s Fifth Spring District Building: What the Block 13 Lease Means Now

Meta’s Block 13 lease was a historical commitment, not a new 2026 expansion. Later reporting says the Bellevue building was never occupied and was marketed for sublease.

Meta’s lease of Bellevue’s Block 13 was reported as the company’s fifth Spring District building, but it was a historical lease—not a new 2026 expansion. The nine-story building opened in 2024; later reporting says Meta never occupied it and was marketing the space for sublease by August 2026.

What Meta leased in Bellevue

Windermere’s republication of a 425Business report described Block 13 as Meta’s fifth leased building in the Spring District and put the new lease at 213,000 square feet. It said Meta’s total leases in the district would reach 1.4 million square feet. The republication does not show the original story’s publication date, so those figures should be read as the historical report’s numbers—not as a current measure of occupied space. The Spring District developer describes Block 13 as a nine-story building with 212,000 rentable square feet, opened in 2024 and 100% leased to Meta. The lease figure in the earlier report and the developer’s rentable-area figure are close but not identical; they are attributed to different sources and should not be treated as interchangeable measurements. Is Meta subleasing Block 13?

As of August 10, 2026, Seattle Red reported that the entire 212,128-square-foot Block 13 was being marketed for sublease. The report said the building was delivered unfinished and had never been occupied by Meta. A lease can exist without the tenant completing a fit-out or moving in, so the developer’s leased-to-Meta designation does not by itself establish employee occupancy. Seattle Red, August 10, 2026

Seattle Red said Meta signed a 15-year pre-lease in October 2021, with options to extend by 17 years, citing CBRE marketing materials. That is the term as described in the marketing-material account, not independently confirmed lease text.

How Block 13 compares with Meta’s other Spring District buildings

Published areas differ because sources use distinct measures and descriptions. The figures below preserve each source’s wording rather than combining them into a single campus total.

King County’s report uses project and assessment figures current to July 31, 2025, and labels the relevant Eastside projects “under construction or recently delivered.” Its area values are not the same measure as rentable-area figures on leasing or developer pages. The developer’s Block 6 page also still identifies Meta as the tenant, while later reporting describes a Snowflake sublease; the timing and type of tenancy explain why the descriptions can differ.

What the lease and sublease reports do—and do not—show

The reported Block 13 lease indicates that Meta had secured space in the district. It does not establish how many employees worked there, whether the premises were fitted out, or how much space Meta currently occupies. Later sublease marketing makes the distinction especially important: a leased building, a delivered building, and an occupied workplace are different things.

The Spring District describes its Meta campus design as including pedestrian paths, outdoor spaces, daylight access, and native plants. Those are the developer’s stated design features, not independent evidence of employee experience or workplace outcomes. The Spring District: Meta
