The proposal was reported as a $35 million retail and commercial centre, but the available sources do not establish whether it received final approval, was built or opened. Its reported 2024 completion target was conditional on approval and is now a past target, not evidence of delivery.
What was proposed for the Mirrabooka site?
The City of Stirling’s design-review report, dated 17 February 2022, identifies the project as the Proposed Malaga Homemaker Centre, prepared for Hesperia at Lot 820 Alexander Drive, Mirrabooka. The plan labels four showroom buildings, two fast-food premises, a service station and fuel canopy, service yards, loading docks, fire tanks and a pump room, as well as access and intersection works. The report is a proposal document, not a record of final approval. City of Stirling design-review report, 17 February 2022
PerthNow reported on 3 March 2022 that the proposed development was valued at $35 million and would include 15 showrooms, two drive-through fast-food outlets, a restaurant, a service station and 1,178 parking bays. Those figures describe the reported application, not confirmed features of a completed centre. PerthNow, 3 March 2022
What changes were proposed for trees and roads?
The 2022 reporting said the proposal required demolition of existing buildings, including Soils Aint Soils, and removal of 114 trees. It also proposed planting 395 mature trees and providing 5,300 square metres of landscaping. These were application-stage figures; the sources do not confirm what, if any, work was ultimately carried out. PerthNow, 3 March 2022

The available material does not establish the final planning decision or whether construction or opening occurred. PerthNow reported that the City of Stirling was inviting public comments until 7 March 2022, after which the application was to be assessed and determined by the Metro Inner-North Joint Development Assessment Panel (JDAP), given the project’s value. The sources reviewed do not provide that panel’s eventual determination. PerthNow, 3 March 2022
