PerthNow reported on 11 February 2025 that Withers topped a list of WA coastal hotspots, citing a median house value of $483,000, estimated annual growth of 35%, and 46 inquiries per listing. Those figures describe the report’s period; they are not current prices or a forecast of what a buyer will earn. PerthNow’s February 2025 report attributed the ranking to contemporary PropTrack data.
The companion realestate.com.au article says the list ranked suburbs using inquiries per listing. That is a measure of online buyer interest, not a count of completed purchases or proof that prices will keep rising. REA Group senior economist Paul Ryan said, “Tracking the number of inquiries per property listing can provide a gauge for demand in an area, revealing the suburbs where homes are most highly sought.” A demand gauge can help describe a market snapshot; it cannot establish future appreciation.
How have the reported figures changed?
Later reporting gives a different picture and uses different periods and measures. These figures should not be combined into one continuous forecast or treated as directly comparable price series.

Why is Withers attracting attention?
In the 2025 report, Withers was described as neighbouring Carey Park, with a protected regional park separating its residential area from the beach. That setting helps explain why the suburb may attract interest, but does not show that it will follow Byron Bay’s market history.
There is also a local renewal effort. The City of Bunbury’s Withers Renewal Program describes responses to community calls for better housing, facilities and investment, including improvements and development of State-owned properties. The program provides local context; the available information does not establish that it caused the reported price changes.
Ryan also told PerthNow: “Once there’s a few interesting restaurants, or people from wealthy parts of the country who know people who live there, word of mouth spreads.” That observation describes how attention can spread between places. It is not evidence that Withers will reproduce Byron Bay’s long-term growth.

What should a buyer or investor take from the rankings?
Treat “next Byron Bay” as a headline comparison, not an investment conclusion. Inquiries, recent price changes and renewal activity can be useful context, but none guarantees a return. The figures above concern suburb-level market snapshots; they do not assess a particular property or investment outcome.
