Lonsdaleite Estate, also known as Villa Larix, is a private alpine residence in St. Moritz, Switzerland. The often-repeated $185 million figure is a historical asking-price estimate associated with a reported 2017 listing—not a confirmed current value or an indication that the home is for sale. The latest dated status located, reported by Forbes.pl on July 13, 2024, was that the property belonged to Dominika Kulczyk and was not listed. No later confirmation establishes its ownership, asking price or sale status today.
What is Lonsdaleite Estate?
Villa Larix, also called Lonsdaleite Estate, is a large private residence on the slope of Mount Suvretta in St. Moritz, in Switzerland’s Engadin region. “Swiss Ice Palace” is a descriptive headline phrase; the reporting identifies the property as an alpine villa or residence, not by that as an official name. Forbes.pl says “Lonsdaleite” refers to a diamond polymorph.

Forbes.pl reported an area of about 5,000 square meters. An older property roundup gave 43,000 square feet. These are approximate figures from separate reports, not a surveyed measurement, and they should not be treated as perfectly interchangeable or as a confirmed measure of interior space.
Why is it called the $185 million estate?
The $185 million figure comes from historical listing coverage. The Plan Collection’s roundup of high-end listings, published in 2018 and updated in 2023, described it as an asking price. Forbes.pl’s July 2024 account traced the sales story to a reported 2017 listing and described the figure as historical. Neither source establishes that $185 million was a completed sale price, a current appraisal or today’s asking price.

Forbes.pl also reported a build cost of CHF 100 million, attributing that figure to Fanzun’s website. That is a reported construction-cost figure, not a current valuation of the property; Forbes’ attribution is the available basis for it.
Is Villa Larix for sale now?
Its present status is unconfirmed by the available reporting. On July 13, 2024, Forbes.pl quoted Katarzyna Sokołowska, identified as a media contact for Dominika Kulczyk, saying in Polish: “Rezydencja »Villa Larix« wciąż jest własnością Pani Dominiki Kulczyk. Nie jest wystawiona na sprzedaż” (“The Villa Larix residence is still the property of Ms. Dominika Kulczyk. It is not for sale.”). That statement records the reported position on that date; it does not establish ownership or listing status in 2026.

No authoritative current listing or later owner confirmation is established here. A buyer or journalist should verify directly with the owner or a current listing representative before relying on any claim that the estate is available or has a particular price.
How was the residence designed and built?
Forbes.pl identifies Swiss architectural practice Fanzun as the designer and London studio DAR Architects as the project executor. It reports construction from 2011 through 2016. The home has seven levels, with about half of the residence set below ground into the Suvretta slope.

Forbes.pl reproduces a design description attributed to Fanzun AG: the concept drew on nature and climate, with a plan resembling a six-sided ice crystal; changing heights and spatial perspectives shape the interior, and natural materials were used to create a sense of space. This is a description relayed by Forbes.pl, rather than a direct inspection of the building.
What features have been reported?
Press accounts describe a large reception room, dramatic glazing and fireplaces, along with amenities and highly customized interiors. Forbes.pl reports windows around ten meters high, a private ski area, an underground pool lit with Swarovski-crystal fixtures, a spa featuring Himalayan salt, a red velvet library and a concealed office. Older listing-style coverage mentions six bedrooms, more than six bathrooms, a private chairlift, wine cellar, cinema, spa, sauna and subterranean pool.

These are reported features, not an independent inspection or a verified inventory. The available accounts also differ in emphasis, so an amenity mentioned in one report should not be assumed to be confirmed by every source.

For personal-finance purposes, the key distinction is between a reported asking figure and evidence of a transaction or current market value. The available material supports the historical listing context for $185 million, but does not establish a sale at that amount, a current appraisal, or a current listing. It also does not supply comparable, contemporaneous transactions that would justify ranking the residence among Switzerland’s most expensive homes.

When assessing a claim about a trophy property, check the listing or sale date, whether a figure is an asking price or a verified transaction, how the area was measured, and whether the information comes from an owner, agent, architect or secondary report. For Villa Larix, the reported size, price history and amenities should remain attributed to their sources rather than treated as independently confirmed present-day facts.
