The clearest link is between a fixed-coupon Treasury bond’s yield and its price: when market yields rise, its price generally falls, and vice versa. Mortgage rates respond partly to yields on mortgage-backed securities, while banks set savings account APYs themselves and may adjust them unevenly as broader rates change.
How do Treasury yields affect mortgage rates, savings accounts, and bond prices?
A Treasury yield is a market return measure, not a universal rate that lenders and banks must copy. It helps describe the return investors demand for lending to the U.S. government over a particular maturity. Other financial rates may move in a similar direction because they are influenced by overlapping market conditions, but the relationship depends on the product, its timing and the institution setting the final offer.

The three connections differ. For an existing fixed-coupon Treasury note or bond, a change in market yield changes its market price. Mortgage pricing is influenced in part by yields on agency mortgage-backed securities (MBS), which have their own relationship to Treasury yields. Savings account APYs are set by banks and respond indirectly and imperfectly to broader rates. A Treasury yield is therefore a useful reference point, not a mortgage quote, savings offer or guaranteed forecast.
What a Treasury yield measures
The U.S. Treasury publishes constant-maturity Treasury (CMT) rates at standardized maturities using points on its daily par yield curve. A CMT rate is an interpolated point on that curve; it need not be the yield of one particular Treasury security. Treasury describes the curve inputs as indicative bid-side quotations rather than completed transactions. The published CMT figures use a bond-equivalent convention based on semiannual coupon periods, so they are not effective annual yields and are not directly equivalent to a bank account’s APY.

This distinction matters when someone says “the Treasury rate” moved. The quoted maturity matters, and a curve point is a standardized market reference rather than necessarily the return available from buying a specific bond. A comparison is meaningful only when you know what each number measures and the period or reset horizon it represents.
- Maturity: A Treasury yield refers to a particular point on the curve. A household product may have a different term or, for a variable-rate product, a reset schedule.
- Quoted yield versus APY: CMT uses a bond-equivalent convention; APY expresses the effect of compounding on a deposit over a year. The figures should not be compared as if they were quoted on the same basis.
- Benchmark versus offer: A Treasury yield is a market reference. A lender’s mortgage quote and a bank’s APY are offers shaped by additional factors.
- Fixed versus resetting rate: A fixed coupon or mortgage note rate does not automatically change when a benchmark moves. A variable-rate product changes only according to its contract or the institution’s decision.
Why Treasury prices and yields move in opposite directions
A fixed-coupon Treasury note or bond promises its stated coupon payments under its terms. Once issued, those payments do not rise simply because market yields rise. Investors buy and sell the security in a market, however, and its price adjusts to make its fixed payments more or less attractive relative to newly available yields.
If the yield to maturity demanded by the market is higher than the security’s coupon rate, its price is below par. If the market yield is lower than the coupon rate, its price is above par. That inverse price-yield relationship is the most direct connection between Treasury yields and one of the topics in this article. It describes the market value of an existing security, not a change to its coupon.

What this means to an owner
If market yields rise after a fixed-coupon bond is issued, an owner who sells may receive a lower market price than before. If yields fall, the security’s market price may rise. The actual price also depends on the security’s remaining payments and time to maturity; the direction of the relationship does not tell you the precise price change on its own.
That market-price movement is different from the payment schedule: a bond’s coupon remains set even while its quoted market value changes. A person evaluating a Treasury therefore needs to distinguish the contractual cash flows from the price at which the security could be sold. Looking only at its coupon or only at a yield quoted for a different maturity can obscure that distinction.
How Treasury yields feed into mortgage rates
Treasury yields are market reference points for mortgage pricing, but a Treasury move does not translate one-for-one into a change in a household’s mortgage rate. A key part of the connection is the market for agency mortgage-backed securities. These securities are backed by pools of mortgages, and their yields are an important factor in home mortgage interest rates. MBS yields carry spreads over Treasury rates, so the relationship includes both the Treasury benchmark and the MBS market’s additional pricing.

The Federal Reserve’s July 2026 Monetary Policy Report said that, since the start of that year, agency MBS yields had risen modestly while their spreads over Treasury rates were little changed on net. This is a dated observation about that period, not a rule for future movements, a statement about every lender’s quote, or a current national mortgage-rate figure.

Why a mortgage quote can diverge from a Treasury move
A change in Treasury yields may be accompanied by a different change in MBS yields or spreads. Lender pricing and market conditions also matter. The final offer depends on borrower and loan characteristics, so two borrowers may not receive the same rate even when they apply in the same broad rate environment. A Treasury yield is consequently a signal to watch, not a substitute for comparing actual loan offers.
When comparing mortgage options, look beyond the Treasury maturity or the headline note rate. Compare the annual percentage rate (APR), which reflects the cost of credit using the loan’s applicable terms and charges, along with the loan terms themselves. The note rate is the rate used to calculate interest under the loan terms; it does not by itself describe all costs included in the APR. A market benchmark cannot tell you which offer is better for your circumstances.

How Treasury yields relate to savings account APYs
Banks set their own savings account rates. A Treasury yield increase does not require a bank to raise its APY by the same amount, and a decline does not require an equal cut. Deposit rates can respond to broader rates, but the transmission is imperfect: the relationship is indirect, uneven and not captured by a precise pass-through formula for an individual account.
One part of the broader rate environment is the rate paid on reserve balances. Federal Reserve material explains that changes in that rate put upward or downward pressure on a range of short-term interest rates. That helps explain why policy-related rates can influence the environment in which banks make pricing decisions; it does not mean that a particular Treasury maturity dictates a bank’s savings offer. Federal Reserve research has also described deposit rates as moving imperfectly with Treasury rates. That structural point does not establish current APYs or predict the timing of an individual bank’s next change.
How to compare deposit offers
Use the account’s disclosed APY and terms rather than treating a Treasury yield as a substitute quote. APY is designed to express the effect of compounding on a deposit return over a year, while a CMT figure follows a bond-equivalent convention. When reviewing accounts, compare the current APY alongside any minimum-balance requirement, fees and withdrawal terms disclosed by the institution. Those conditions can affect the value or availability of an offer even when two advertised APYs look similar.

A Treasury move can be useful context for understanding why banks might reconsider deposit pricing, but it cannot tell a saver what a bank will pay, when the bank will change the rate or whether an account’s other terms suit them. Check the current institution disclosure for the actual offer rather than assuming an account will track a benchmark.
What to check before using a Treasury rate as a guide
Start by identifying the rate you are looking at and the decision you are making. A CMT point, a mortgage-backed security yield, a mortgage note rate, a Treasury bond’s coupon and a savings account APY are different measures. Confusing them can lead to mistaken conclusions—for example, expecting a mortgage rate to match a Treasury yield, or assuming a bond’s coupon changes when its market yield changes.
| Measure or offer | What it describes | What to compare or verify |
|---|---|---|
| Treasury CMT yield | An interpolated point on the Treasury par yield curve at a standardized maturity; it may not equal the yield of a specific security. | Maturity and bond-equivalent quoting convention. |
| Fixed-coupon Treasury | A security with coupon payments set under its terms and a market price that moves as yields change. | Coupon, market price, yield to maturity and remaining time to maturity. |
| Mortgage offer | A lender’s price for a particular borrower and loan, influenced in part by agency MBS yields and their spreads over Treasuries. | APR, note rate and loan terms; do not treat a Treasury yield as the quote. |
| Savings account | A bank-set deposit offer whose APY can respond indirectly to broader rates, without a fixed Treasury pass-through. | Current APY, minimum balance, fees and withdrawal terms in the institution’s disclosures. |
| Adjustable-rate mortgage index | The benchmark specified by the loan contract, if the contract uses a rate index. | Named index, reset timing, margin and applicable caps in the contract. |
The table is a comparison guide, not a live rate sheet. Treasury yields, lender offers and deposit APYs can change, and a benchmark’s movement alone does not establish what any one household can borrow at or earn.

How to interpret a rate move in practice
- Identify the exact measure. Check whether a quoted figure is a CMT yield, the yield on a particular Treasury, an MBS yield, a mortgage rate or a deposit APY. Do not infer that two numbers are directly comparable just because both are described as rates.
- Match the horizon. Note the Treasury maturity and compare it with the household product’s term or reset schedule. For an adjustable-rate mortgage, use the index and timing named in the contract rather than assuming a particular CMT applies.
- Look for the intervening market link. For mortgage pricing, consider agency MBS yields and spreads as well as the Treasury reference. For a savings account, treat broader rates as context and verify the bank’s actual APY.
- Compare the actual product terms. For a mortgage, review APR and loan terms, not just the note rate. For a deposit, review APY, minimum balance, fees and withdrawal terms. For a bond, distinguish its coupon payments from its market price and yield.
- Use current disclosures for a decision. A Treasury yield is not a live lender quote or bank offer. Check the lender’s or institution’s current terms before making a borrowing or saving decision.
Adjustable-rate mortgages: the index is in the contract
Not every adjustable-rate mortgage uses a Treasury CMT index. Treasury states that it does not determine whether a lender uses a CMT rate for an ARM. The controlling details are in the borrower’s contract: the named index, when the rate resets, the margin added to the index and any caps that limit adjustments.
Those contract terms explain how an index change can affect a particular loan. A CMT movement by itself is not enough to calculate a borrower’s next payment unless the contract uses that index and the relevant reset terms are known. Read the loan documents rather than assuming that a Treasury yield is the governing benchmark.
Quick Recap
Common mistakes to avoid
- Calling a Treasury yield a household rate. It is a market benchmark; a lender or bank sets the final customer offer.
- Expecting one-for-one changes. Mortgage pricing passes through markets such as agency MBS, and deposit rates respond imperfectly to broader rates.
- Comparing CMT yield and APY as equivalent percentages. Their quoting conventions differ, so the figures are not directly interchangeable.
- Assuming every ARM follows CMT. The loan contract specifies whether it uses CMT or another index and sets the reset mechanics.
- Confusing a bond’s coupon with its market yield. A fixed coupon remains set while the security’s price and market yield can change.
- Treating a dated market observation as a permanent rule. Treasury yields, MBS spreads, lender quotes and bank APYs vary over time; a report about a particular period is not a current quote.
