Treasury yields influence borrowing costs, but a mortgage or auto loan rate is not the same thing as a Treasury yield. Longer-term market rates matter more to new fixed-rate mortgages, while shorter-maturity Treasury rates can influence auto loans. Lenders also add pricing for product features, risk, and borrower qualifications, so consumer rates may move by a different amount—or at a different time—than Treasury yields.
What a Treasury yield measures
A Treasury yield is the market return on a U.S. government security. Treasuries come in different maturities, and their yields can differ. A yield curve shows how yields vary across maturities at a point in time. Those market rates act as reference points for other borrowing costs, while also reflecting investors’ expectations for future interest rates and compensation for holding longer-term securities.
The federal funds rate is different: it is a short-term policy rate. Longer-term Treasury yields are influenced not only by today’s policy setting, but also by expectations for future short-term rates and term premiums. That is why a change in the federal funds rate does not automatically produce an equal change in mortgage rates.
Why mortgage rates respond to longer-term yields
Fixed mortgage pricing follows longer-term markets
A new fixed-rate mortgage commits the lender to a rate over a long period, so its pricing is more responsive to longer-term market rates than to the current overnight federal funds rate alone. Mortgage-backed-security yields are an important factor in home mortgage rates. In March 2023, Federal Reserve Governor Philip Jefferson summarized the broader channel: “Higher long-term interest rates increase the cost of borrowing money for households and businesses.” Federal Reserve speech, March 27, 2023.

Why the mortgage rate is not the 10-year Treasury yield
Mortgage loans and mortgage-backed securities have different features and risks from Treasury securities. For example, borrowers can repay or refinance a mortgage earlier than expected, creating prepayment risk. Mortgage pricing therefore includes a spread over Treasury benchmarks; lender margins and the borrower’s qualifications also affect the rate offered. Treasury yields can put upward or downward pressure on mortgage rates, but the pass-through may be incomplete or delayed.
A dated example of the relationship
The Federal Reserve’s July 2026 Monetary Policy Report says that since the beginning of 2026, the 2-year nominal Treasury yield rose about 60 basis points and the 10-year nominal Treasury yield rose around 35 basis points. Over that period, agency mortgage-backed-security yields rose modestly, while their spreads over Treasury security rates were little changed on net. These are reported market movements for that period, not a forecast or a consumer mortgage quote.

Do Treasury yields affect car loan rates?
Yes. Auto loan pricing can be influenced by shorter-maturity Treasury rates, as well as by lenders’ risk spreads for delinquency and default. Federal Reserve Vice Chair Philip Jefferson said in a February 2025 speech: “Rates on auto loans are also influenced by the interest rates on shorter-maturity Treasury securities and risk spreads lenders assess to account for delinquencies and defaults.” Federal Reserve speech, February 19, 2025.
A decline in short-term market rates may ease one part of an auto lender’s pricing, but a change in the lender’s assessment of credit or loan risk can offset or amplify that effect. A Treasury yield is not a prediction of the rate a particular bank or dealership will offer you.

How the relationship differs for other borrowing
Floating-rate products can react to short-term rates
Changes in the policy rate tend to transmit more quickly to short-term rates and to floating-rate products, including adjustable-rate mortgages and many credit lines. Credit cards generally have floating rates and are commonly priced as a margin over prime, which conventionally follows the upper end of the federal funds target range plus 3 percentage points. That is a separate channel from the effect of long-term Treasury yields on fixed-rate mortgages.
Longer-term costs reflect expectations as well as today’s policy
For borrowing with a longer duration, market pricing can reflect expectations about future policy rates and term premiums alongside the current policy setting. This helps explain why long-term yields—and borrowing costs tied to them—can move ahead of, or differently from, a change in the federal funds rate.

Why your loan quote can differ from the market benchmark
A Treasury yield describes a market security, not an individual loan offer. Your quoted rate depends on the lender’s pricing and on details of the borrower and loan. When evaluating offers, compare the same type of rate and a similar loan structure rather than comparing a personal quote directly with a Treasury yield.
- Compare the same borrowing product and fixed or floating-rate structure.
- Check the loan term and down payment, along with your credit profile and other qualification factors.
- Include fees as well as the stated interest rate when comparing offers.
- For mortgages, distinguish the benchmark movement from mortgage-backed-security pricing and the mortgage-specific spread.
Why a Fed rate cut may not lower mortgage rates right away
A Fed rate cut affects a short-term policy rate; a long fixed-rate mortgage is priced in a market influenced by longer-term yields, mortgage-backed securities, spreads, and lender and borrower factors. If markets have already priced in an expected policy change, or if other components move in the opposite direction, mortgage rates may not fall by the same amount or at the same time. The policy rate, a Treasury yield, and a personal mortgage offer are related but distinct measures.
