Before you commit to buying a historic home, verify what “historic” means for that specific property, find any recorded restrictions, and learn what repairs and alterations it may need. A National Register listing alone generally does not restrict a private owner’s work, but local designation, federal involvement, or a recorded preservation easement can change what is allowed. Use the steps below to build a property-specific picture before your contingencies expire.

1. Identify the property and assemble its history

Start with the exact street address and parcel or tax identification number. Note any historic or former names, claimed construction date, previous owners, and neighborhood name. Addresses and names can vary across historical records, so use more than one identifier when searching.

  1. Search the National Park Service’s National Register research resources for the property and its district. The NPS map can contain anomalies, especially in complex districts; confirm a result against the underlying records and with the relevant local authority.
  2. Look for the nomination form and supporting maps, photographs, architectural description, statement of significance, and bibliography. These can help you understand which features were considered important and provide leads for further research.
  3. Check the relevant state historic preservation office (SHPO) inventory and local preservation office records. National Register results do not replace state and local checks.
  4. For federal nomination files, NPS says the National Archives and Records Administration (NARA) holds records through 2012, while properties listed since 2013 are being posted to NPGallery. If a file is not posted, NPS says it may be requested.

A nomination is a useful historical record, not a building inspection or a guarantee that every listed feature survives in its documented condition.

2. Find out which historic rules apply to the parcel

“Historic” can refer to National Register recognition, a state inventory, a local landmark designation, or a property’s place in a historic district. These statuses are not interchangeable. Ask the city or county preservation office about the parcel itself and get the answer in writing where possible.

  • Is the property individually designated, a contributing building in a district, within a local historic overlay, or in a review area?
  • Which work requires a certificate, permit, commission review, or notice? Ask specifically about exterior and interior work, landscaping, demolition, windows, additions, solar panels, and accessory buildings.
  • Are there separate state rules? Confirm with the SHPO as well as the local office.

The National Park Service explains that National Register listing does not automatically invoke local historic-district zoning or local landmark designation. It generally does not restrict a private, non-federal owner’s actions unless federal assistance or another federal connection is involved. Check the NPS explanation, How to List a Property, alongside the rules that apply in the property’s jurisdiction.

3. Check the title for easements and other recorded obligations

Ask the title company or a local real-estate attorney to search for preservation or façade easements, covenants, deed restrictions, conservation restrictions, grant conditions, and maintenance obligations recorded against the parcel. Do not rely on a listing description or a seller’s shorthand for what an easement permits.

Obtain the complete recorded instrument and its exhibits. Check the legal description, the features covered, baseline documentation, amendment history, maintenance duties, enforcement terms, and the easement holder’s contact information. NPS’s sample easement agreement illustrates that some easements can run with the land and bind later owners, require maintenance, and limit demolition, construction, alteration, remodeling, or ground disturbance affecting specified features. It is only an example; the actual recorded language and applicable law govern your property.

4. Evaluate condition against the house’s materials and your plans

Commission a thorough general inspection, then select specialists based on the house’s age, materials, systems, visible symptoms, and your intended work. Depending on what the general inspection finds, additional evaluations might cover structure, roof and drainage, foundation, pests, chimney, electrical, plumbing, heating and cooling, moisture, or environmental conditions.

Make a preliminary scope that separates urgent repairs from desired changes, and ask contractors experienced with the relevant historic materials for cost and schedule estimates. Availability of suitable trades and materials can affect both timing and budget.

Preservation work has different possible aims. NPS Technical Preservation Services distinguishes preservation, rehabilitation, restoration, and reconstruction; the suitable approach depends on significance, condition, intended use, documentation, feasibility, and regulatory requirements. If you are considering substantial work, consult a preservation professional early. NPS’s Standards for the Treatment of Historic Properties describes the approaches and says early consultation with preservation professionals is recommended.

5. Ask about lead and other property-specific hazards

For housing built before 1978, ask the seller and your transaction professionals about required lead disclosures and available records. The EPA’s real-estate lead disclosure resource is a starting point, not a determination of the home’s condition. Consult qualified lead professionals when the property or planned work warrants it; a consumer test kit or seller disclosure is not a complete environmental assessment.

Ask local professionals whether the property’s history, materials, or location makes other evaluations appropriate—for example, for asbestos-containing materials, buried tanks, flood exposure, pests, or old service lines. Which hazards merit investigation depends on the individual address and available records.

6. Reconcile restrictions, repairs, and costs before contingencies expire

Before your inspection, financing, or other purchase contingencies end, put the findings together. A low purchase price may not reflect the cost or delay of a needed repair, a restricted alteration, or a lengthy approval process.

  • Estimate near-term repairs and likely specialist or contractor costs.
  • Confirm which proposed changes require approval and allow for the relevant review timelines.
  • Check contractor availability and whether proposed repair methods are compatible with the property’s materials and applicable rules.
  • Ask your insurer and lender how the property’s condition, intended use, and restrictions affect coverage, financing, or appraisal requirements.
  • If tax credits or grants are part of your budget, confirm current eligibility and application steps with the SHPO and program administrator. Historic designation by itself does not guarantee a subsidy.

When comparing homes, weigh their surviving historic features and condition alongside local review requirements, easement scope, fit with your intended use, contractor availability, and verified insurance, financing, and incentive terms. A property-specific answer matters more than a general claim that historic homes are either easy or difficult to renovate.
