To analyze a cement company, read its income statement, balance sheet, cash-flow statement, and notes together. Define each margin from the issuer’s reported line items, reconcile company-defined EBITDA to an audited measure, and judge debt against cash generation, maturities, and the company’s investment cycle—not against a universal leverage cutoff.
Start with the reporting basis
Before comparing results, establish what statements you are reading and what period they cover. Record the issuer, whether the statements are consolidated or parent-only, the reporting framework, presentation currency, fiscal year, audit status, and period length. Also note acquisitions, disposals, restatements, and inflation accounting where applicable.
Period length can make headline growth misleading. ACC Limited’s FY 2022–23 covered 15 months after a change in its fiscal year, so it is not comparable with its subsequent 12-month periods. ACC Limited, Integrated Annual Report 2025-26
- Use matching fiscal periods and account for seasonality.
- Check whether reported results include acquired or disposed businesses.
- Confirm that the accounting basis, currency, and consolidation scope match before comparing issuers.
Measure profitability with clearly defined margins
Track revenue and operating profit across several periods, then calculate operating margin as operating profit ÷ revenue × 100. Use the statement’s actual operating-profit and revenue line items, and state the period and accounting basis. If the company adjusts either figure, identify the adjustment rather than presenting the result as an unqualified reported margin.

Keep gross margin, operating margin, EBITDA margin, and net margin distinct: they use different profit measures and answer different questions. A change in operating margin may reflect selling prices, volume, product mix, fuel and power, freight, raw materials, utilization, foreign exchange, or one-off charges. Attribute a movement to a driver only when the issuer’s filing provides support.
Treat EBITDA as a company-defined measure
EBITDA is not a standardized substitute for operating profit or cash flow. Read the company’s definition and reconciliation, including the denominator used for any margin, and compare it with the nearest audited measure. Do not assume two cement companies’ EBITDA figures are calculated alike.
Cementos Pacasmayo S.A.A.’s 2025 Form 20-F defines EBITDA by starting with net profit and adjusting for finance income, finance costs, tax, depreciation and amortization, and net exchange differences. It reports a 23.9% EBITDA margin for 2025 using sales of goods as the denominator. The issuer cautions that its EBITDA measures are non-IFRS, should not replace operating profit, operating cash flow, or liquidity measures, and may not be comparable with similarly titled measures from other companies. Read debt alongside liquidity and repayment terms
Use the balance sheet and notes to identify cash and cash equivalents, short- and long-term borrowings, lease liabilities, and restricted cash. Separate gross debt (borrowings before subtracting cash) from net debt (debt less the cash included by the issuer’s definition). Check the definition: restricted cash may not be available to repay obligations.

Then examine whether the company can service and refinance obligations on the terms disclosed. Look for:
- Debt maturities and any concentration of repayments or refinancing dates.
- Interest expense, interest-rate terms, and variable-rate exposure.
- Currency denomination and the company’s exposure to exchange-rate movements.
- Lease liabilities, guarantees, covenant terms, and covenant compliance where disclosed.
- Cash restrictions and available liquidity facilities where disclosed.
Leverage ratios such as net debt to EBITDA are useful only with the issuer’s definitions and context. The available company examples do not establish a universal “healthy” debt-to-EBITDA or debt-to-equity threshold.

Follow profit through the cash-flow statement
Profit and operating cash flow measure different things. IAS 7 classifies cash flows as operating, investing, or financing. Under the indirect method, the operating section adjusts profit or loss for noncash transactions, accrual and deferral timing differences, and items associated with investing or financing. Investing activities include acquiring or disposing of long-term assets; financing activities include changes in borrowings and contributed equity. The standard also requires disclosure of noncash investing and financing transactions outside the cash-flow statement and reconciliation of cash and cash equivalents to the statement of financial position. For an issuer, trace operating cash flow and working-capital movements, then compare cash generated with maintenance and expansion capital expenditure, acquisitions, debt repayments, and dividends. A profitable income statement does not show how much cash remains after these uses. Also check the applicable jurisdiction’s adopted standards and effective dates: the IFRS Foundation’s IAS 7 overview notes amendments made in 2016, May 2023, and April 2024, including changes that affect financing-liability disclosures, supplier-finance disclosures, and aspects of the indirect method and cash-flow classification.

Use cement operating conditions to explain the numbers
Cement results depend on more than financial ratios. Consider regional demand, sales volumes, capacity utilization, selling prices, product mix, fuel and power costs, freight, raw-material costs, maintenance, and expansion projects. These factors can affect margins, working capital, and capital spending at different times.
ACC Limited’s FY 2025-26 report says its performance was supported by cement sales volume of 43.9 million tonnes. It also reports a 13% EBITDA margin and 45 days of business-level working capital, and discusses power and fuel, freight, input costs, green-power use, working capital, and expansion. These are ACC-reported figures and topics for that period—not industry benchmarks. Check the report’s definitions and scope before comparing any of them with another issuer. Compare companies only after aligning definitions
A comparison is meaningful only when the underlying periods and measures are sufficiently alike. Before ranking margins, leverage, or cash conversion, check:
- Fiscal-year length and seasonality.
- Consolidated versus parent-only statements and accounting basis.
- Revenue and profit line items, EBITDA adjustments, and margin denominators.
- Geography, operating mix, volume growth, utilization, and product mix.
- Gross debt versus net debt, lease treatment, restricted cash, maturities, and interest burden.
- Operating cash flow after working-capital changes relative to capital expenditure and financing outflows.
- Currency, inflation accounting, acquisitions, and one-off items.
For example, ACC’s 15-month FY 2022–23 should not be treated as a regular 12-month comparison period, while Pacasmayo explicitly warns that its non-IFRS EBITDA measures may not compare with similarly named measures elsewhere. An issuer-specific margin is evidence about that company under its stated definition, not a sector standard.
