How to Pay Off Your Mortgage Safely: Wire, Cashier’s Check, or Other Options

Paying off a mortgage safely starts with a date-specific payoff statement from your current servicer. Learn how to confirm the amount and payment method, verify wire instructions and follow up on the lien release.

Use the payoff statement from your current mortgage servicer to confirm the exact amount, deadline, destination and accepted payment method. The principal balance on a monthly statement is not necessarily the amount needed to pay the loan in full. If you wire funds, independently verify the instructions with the servicer using a trusted phone number—not contact details in an email that contains the instructions.

This U.S.-focused guide explains how to request a date-specific payoff quote, choose a payment method the servicer accepts, protect a wire and confirm that the loan and lien have been cleared. Your payoff statement, loan documents and servicer’s instructions control the steps for your account.

What you need before sending a mortgage payoff

A full mortgage payoff is a dated transaction: the amount due depends on when the servicer receives and processes the money. Get an official payoff statement for the expected receipt date and follow its instructions exactly. Do not treat your monthly principal balance, a routine monthly payment or an extra-principal payment as a payoff quote.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The payoff statement should identify the total needed to satisfy the loan as of a particular date. Ask the servicer to clarify anything missing or unclear before initiating payment, including the amount, good-through date, destination, accepted method, delivery deadline and any reference information it requires.

Keep the payoff statement available while arranging payment. It is the account-specific instruction set: it tells you what amount is due for the date specified and which route the servicer will accept. If your expected arrival date changes, if the quoted date passes, or if you are unsure whether a payment can arrive in time, go back to the servicer for clarification or an updated quote. Do not calculate a replacement amount yourself or assume that an old destination or deadline still applies.

How to get an official payoff statement

1. Identify the current servicer

Find the company currently receiving your mortgage payments on your latest statement. It may not be the company that originally made the loan. Use the contact method and address designated for payoff requests; the regular payment address may not handle payoff information requests. The CFPB explains how to identify your servicer and request a payoff statement at How do I request a payoff amount from my mortgage servicer?

If you have more than one servicer contact channel, use the one specified for payoff or information requests rather than assuming that a payment portal, ordinary payment address or general correspondence route is the right place. The goal is to get the official statement from the company currently servicing the account, not an estimate from the original lender or a number copied from an old document.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

2. Request an amount for the expected receipt date

Submit the request through the servicer’s specified process. Provide any account or property identifiers it requires, and ask for the amount due on the date the funds are expected to arrive—not merely the date you plan to send them. Also ask whether the statement gives a per-day interest amount, when the quote expires, how it will be delivered, which payment methods are accepted and what reference details must accompany payment.

Before you send the request, make sure you know how the servicer expects it to be submitted and whether it needs to verify that you are authorized to receive account information. Keep a record of the request and the statement when it arrives. If any part of the statement is unclear—for example, which date the total covers, where to send payment, or whether a particular method is permitted—contact the servicer through a trusted channel and ask for an explanation before moving money.

Under Regulation Z, the applicable creditor, assignee or servicer generally must provide an accurate statement of the total amount needed to pay the mortgage in full as of a specified date within seven business days after a written request. Exceptions include certain bankruptcy, foreclosure, reverse mortgage, shared appreciation mortgage and extraordinary-circumstance cases. Authorization requirements or failure to follow the servicer’s request procedure may also affect timing. See the CFPB’s explanation of the rule at the payoff-statement guidance; do not assume the seven-business-day period applies when an exception may be relevant.

The seven-business-day period is a general rule for a compliant written request, not a promise that every borrower or loan will fit the rule or that payment can be arranged on that schedule. Leave time for the servicer’s request process and for the payment method you will use. If your situation involves one of the stated exceptions or the servicer requests additional authorization, ask it what timing applies rather than relying on the general period.

3. Check for a prepayment penalty

Review your loan documents and mortgage statement for a possible prepayment penalty. If one applies, the CFPB says it should appear in the statement information. Ask the servicer to explain any penalty included in the payoff amount. The CFPB’s overview is at What is a prepayment penalty?

Do not assume that paying early always triggers a fee or that no fee can apply. The relevant point for the payoff process is to check the documents and statement, then ask the servicer about a charge you do not understand before you send the total. The payoff figure and your loan terms—not a general assumption—govern what is due for your account.

Choose only a payment method the servicer permits

A wire transfer and a cashier’s check are both commonly used for mortgage closing funds, but that does not mean a servicer accepts either one for a direct payoff. The CFPB advises borrowers to confirm the required form of funds with the closing agent when closing a home purchase; a direct payoff to a servicer is a separate process. Follow the method named in your payoff statement or confirmed directly by the servicer.

That distinction matters if you are paying off a loan outside a home purchase or sale. Guidance about funds used at a closing does not establish that a particular servicer accepts the same instrument for a direct payoff. Do not infer acceptance from what another lender, closing agent or borrower allowed. Ask the servicer about this loan and use only its named or confirmed method.

Method Delivery and timing Key check Main limitation
Wire transfer Electronic transfer. Ask about the bank’s cutoff time and when the servicer must receive the funds. Independently verify the beneficiary and account details, the amount, reference and deadline before sending. Altered or fraudulent instructions can divert funds; recovery may be difficult and is not guaranteed.
Cashier’s check Physical, bank-issued instrument. Allow time for delivery and processing. Confirm the payee, amount, delivery address and any receipt requirements with the servicer. Delay, loss or an incorrect payee or amount can hold up the payoff.
Another method specified by the servicer Timing and delivery depend on the servicer’s process. Verify the official channel, any limits, processing time and payoff good-through date directly with the servicer. Availability and rules vary by loan and servicer.

No method is universally safer or accepted for every mortgage payoff. The practical choice is the method your servicer confirms, with enough time to meet the quote’s deadline and a way to verify the destination and receipt requirements.

Compare the options against the details that matter for your own timing. A wire moves electronically, but you need to verify the receiving account independently and learn the bank’s cutoff and the servicer’s receipt deadline. A cashier’s check is a physical bank-issued instrument, so you need to confirm its payee and delivery address and allow for delivery and processing. For another method, the servicer’s own rules determine availability, limits and timing. The available guidance does not establish a universally safer choice; a method that is convenient but misses the payoff date can delay satisfaction just as an incorrect destination or payee can.

Before sending money, confirm whether it must arrive by a particular cutoff time, whether the loan number or another reference is required, and what to do if the expected receipt date changes. If the quote expires before the funds will arrive, request an updated payoff amount rather than guessing at added interest or sending an unconfirmed amount. Do not substitute ordinary bill pay, a regular monthly payment or an extra-principal payment unless the servicer expressly confirms that it will satisfy the loan through that process.

It can help to distinguish three dates before you act: the date you request the quote, the date you send funds and the date the servicer expects to receive them. The quote must match the expected receipt date. When asking about a cutoff, clarify whether the servicer means funds must be initiated by that time or received by then; do not assume that sending a transfer on the last day will meet a receipt deadline.

How to protect a mortgage payoff wire

Verify instructions through a trusted channel

Call the servicer or other trusted party using a number from a prior statement, an official website you navigate to independently, or contact information you have already verified. Read back the beneficiary or institution name and account details. Confirm the amount, reference information and deadline. Do not rely on a phone number, link or last-minute change included in the same email as the wiring instructions.

Verification should be independent of the message that supplied the instructions. If an email appears to come from the servicer and includes a phone number, calling that number alone does not independently confirm the account details. Use a trusted source you already have or find the servicer’s official site by navigating to it yourself, then call and ask the representative to confirm the beneficiary, account instructions, amount, reference and deadline. If the instructions have changed, treat that as a reason to verify—not as proof that the change is legitimate.

The CFPB warns that scammers may compromise email correspondence and impersonate real-estate or settlement professionals. Its guidance says: “Before wiring money, always confirm instructions with your trusted representatives.” The warning is about closing-fund scams; the same independent-verification practice is useful for a payoff, but it does not mean that every email about a mortgage payoff is fraudulent. See the CFPB’s Mortgage Closing Scams: How to protect yourself and your closing funds.

Recognize why historical scam figures need context

In 2019, the CFPB reported an FBI-reported 1,100 percent increase in reports of attempted real-estate closing wire schemes from 2015 to 2017, and cited nearly $1 billion in estimated losses in real-estate transaction costs in 2017. Those are historical figures about real-estate transaction closing schemes, not current incidence or loss figures for direct mortgage payoff wires. They support careful verification, not a claim that a particular payoff method is inherently unsafe.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The figures are useful as context for why wire instructions merit care, but their scope is narrow: they describe reports and estimated losses in real-estate transaction costs as reported in 2019, not a current probability that any mortgage payoff wire will be diverted. They should not be read as a direct-payoff fraud statistic or as evidence that a wire is always riskier than a cashier’s check. The practical safeguard remains verifying the specific instructions independently.

If you sent money to a suspected fraudulent account

  1. Contact the sending bank or wire-transfer company immediately and request a recall.
  2. Preserve the messages, transaction details and any other records that may help the bank investigate.
  3. Report the incident to the FBI’s Internet Crime Complaint Center, as the CFPB directs in its wire-scam guidance.

Act quickly, but do not assume a recall will succeed or that the money can be recovered. The sources recommend immediate contact and a recall request; they do not guarantee recovery.

What to do after sending the payoff

Confirm receipt and application

Keep the payoff statement, payment receipt, wire confirmation or cashier’s-check record, and communications with the servicer. Contact the servicer to confirm that it received and applied the funds to the payoff. Ask how it will handle any remaining balance or escrow refund and when it will send or record the documents showing satisfaction or release of the mortgage lien.

Payment initiation is not the same as confirmed payoff. Retaining the transaction record gives you details to refer to if you need to ask about receipt or application. If the servicer says it has not received the funds, use the receipt or transfer record to work with the sending institution and the servicer. If there is a remaining amount or an escrow balance, ask how it will be handled instead of assuming that the account is fully settled or that a refund will arrive automatically.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Check for the lien release

A paid loan and a cleared public record are related but distinct matters. Fannie Mae servicing guidance says a servicer must take steps to satisfy the loan, including recording a lien release in real-property records in a timely manner. That guidance applies to Fannie Mae servicing, not automatically to every loan. Rules and timing can vary by jurisdiction and loan, and there is no single nationwide consumer deadline established here for recording. Fannie Mae’s guidance is available in its Servicing Guide.

Ask the servicer when it expects to send or record satisfaction or release documents, and what confirmation it will provide. If you need to verify a recording, check with the relevant county or land-records office. If the servicer says the release has been sent or recorded but the public record does not show it, ask the servicer what to do next and allow for local processing time. Do not assume one universal number of days applies: the available sources do not establish a nationwide consumer deadline for recording the release.

Update tax and insurance arrangements

After payoff, confirm who should receive future property-tax bills and homeowners-insurance communications. If the servicer collected taxes or insurance through escrow, ask whether an escrow balance remains and how any refund will be issued. Do not assume those accounts or mailing arrangements change automatically when the mortgage is paid.

Common mistakes that delay a payoff

  • Using the monthly principal balance as the payoff amount: request the total due for a specified receipt date instead.
  • Sending funds by a method the servicer does not accept: confirm the accepted method for this particular loan.
  • Using a payment address instead of payoff instructions: ask for the designated payoff-request and payment channels.
  • Trusting an emailed change to wire details: verify it by calling a number obtained independently from a trusted source.
  • Sending too late for the quoted date: confirm the receipt deadline and request an updated statement if timing changes.
  • Assuming payment alone confirms the public lien record is clear: follow up with the servicer and, if needed, the appropriate land-records office.

Another avoidable mistake is treating instructions for a home-closing payment as if they automatically apply to a direct payoff. Closing funds and a direct servicer payoff are different contexts. Similarly, do not assume an online option, ordinary bill payment or any other channel is available simply because you can use it for monthly installments. The servicer’s payoff instructions determine what counts for this transaction.

Frequently Asked Questions

How do I pay off my mortgage in full?

Ask your current servicer for an official payoff statement for the date it expects to receive the funds. Follow the statement’s amount, destination, deadline and accepted payment method, then confirm with the servicer that the payment was received and applied. Keep the statement and payment records and ask about the lien release and any escrow balance or refund.

How do I get a mortgage payoff statement, and how long does it take?

Contact the current servicer using its designated payoff-request process; the servicer may differ from the original lender, and the regular payment address may not handle payoff requests. Under Regulation Z, the applicable creditor, assignee or servicer generally has up to seven business days after a written request to provide an accurate payoff amount as of a specified date. Exceptions and authorization or process requirements can affect timing, so check with the servicer.

Should I wire my mortgage payoff or use a cashier’s check?

Use only a method the payoff statement names or the servicer confirms for your loan. A wire is electronic and requires independent verification of the beneficiary and account details; ask about cutoff and receipt timing. A cashier’s check is a physical bank-issued instrument, so confirm the payee, delivery address and processing requirements, and allow time for delivery. Neither method is universally accepted or established as universally safer for a direct payoff.

Can I pay off my mortgage through online bill pay or by making an extra principal payment?

Do not assume that routine bill pay, a regular monthly payment or an extra-principal payment will satisfy the loan. Use such a method only if the servicer expressly confirms that it is an accepted payoff process for your account.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What should I do if my payoff quote expires or the funds will arrive late?

Contact the servicer for an updated payoff amount and instructions. The payoff amount is date-specific, so do not guess at added interest, reuse an expired quote or assume that sending funds by the old deadline will satisfy the loan.

How can I make sure a mortgage payoff wire is safe?

Before sending, call the servicer or trusted representative using a number from a prior statement, an official website you navigate to independently, or contact information already verified. Confirm the beneficiary and account details, amount, reference and deadline. Do not rely only on a phone number, link or changed instructions contained in the email that supplied the wire details.

What if I wired my payoff to an account that might be fraudulent?

Contact the sending bank or wire-transfer company immediately and request a recall. Preserve the messages and transaction details, and report the incident to the FBI’s Internet Crime Complaint Center as the CFPB directs. A recall or recovery is not guaranteed.

What happens after the mortgage payoff is sent?

Keep the payoff statement and transaction records, then confirm with the servicer that it received and applied the funds. Ask about any remaining balance or escrow refund and when it will send or record the mortgage satisfaction or lien release. Recording timing and requirements vary by jurisdiction and loan; if needed, check with the relevant county or land-records office.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The Bottom Line

Start with a date-specific payoff statement from your current servicer, and use only a payment method it confirms for your loan. If wiring, verify the beneficiary and account instructions independently through a trusted number before sending. Then confirm that the servicer applied the funds, ask about any escrow balance or refund, and follow up on the mortgage lien release.
