How to Lower Your Monthly Mortgage Payment Without Changing Homes

Find the cause of a high mortgage bill, then explore escrow corrections, PMI cancellation, refinancing, hardship assistance, or a loan-specific recast.

You may be able to lower your monthly mortgage payment without moving, but the right fix depends on what is driving the bill. Check your latest statement for principal and interest, escrow for property taxes and homeowners insurance, mortgage insurance, and other charges. Then focus on the component that changed: correct an escrow problem, ask whether you qualify to cancel PMI, compare refinance offers, or contact your servicer if the payment is becoming unaffordable. Some steps address a particular charge, while others replace or restructure the loan, so compare both the monthly effect and the costs and conditions involved.

Start by finding out what changed

A mortgage payment is often made up of several parts. Principal and interest pay down the loan; escrow may collect money for property taxes and homeowners insurance; and some borrowers also pay mortgage insurance or other charges. These components do not all change for the same reason. The Consumer Financial Protection Bureau (CFPB) identifies changes in tax or insurance costs, adjustable-rate mortgage (ARM) adjustments, the end of a temporary buydown, and changes in mortgage insurance as possible causes of a payment change. CFPB: Why did my monthly mortgage payment go up or change?

As an Amazon Associate I earn from qualifying purchases.

Begin with the statement for the month when you noticed the change and compare it with the prior statement. If you have them, also gather the servicer’s explanation or escrow analysis, your latest property-tax bill, and your insurance renewal notice. This helps distinguish a change to the loan payment from a change to the amount collected for bills paid through escrow.

  1. Put your current mortgage statement beside the previous one.
  2. Compare the principal-and-interest amount, escrow, mortgage insurance, and any separately listed charges.
  3. Look for a notice explaining an ARM adjustment, the end of a temporary buydown, or a mortgage-insurance change.
  4. If a charge is unclear, ask the servicer to explain it and how it was calculated.

Do not assume that a higher total bill means your loan’s interest rate rose. For example, an escrow increase can raise the monthly payment even when the principal-and-interest terms have not changed. Likewise, if the principal-and-interest portion changed, check whether your loan is adjustable-rate or whether a temporary payment arrangement ended before concluding that escrow is the cause.

Write down which part changed and by how much, if the statement makes that clear. That simple record can make a conversation with the servicer more specific: you can ask about a particular escrow amount, insurance charge, or loan-payment adjustment rather than requesting a general explanation of the whole bill. If the statement does not separate components clearly, ask the servicer to identify them.

Check escrow when taxes or insurance are the driver

If escrow rose, compare the servicer’s escrow analysis with your actual property-tax bill and homeowners-insurance renewal notice. A higher tax bill or insurance premium can increase the amount collected for future bills. If a figure appears wrong, contact the servicer, ask how to dispute it, and provide the relevant bill or notice.

Check the names, property, coverage period, and amounts on the documents against the figures in the escrow analysis. The purpose is to find a possible mismatch, not to assume the servicer made an error. If the numbers differ, ask which bill or estimate the servicer used and what information it needs to review the account. Keep copies of the documents and of the explanation you receive.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

If you find a lower insurance premium or tax assessment, ask the servicer how it could affect future escrow payments. The amount and timing of any change depend on local rules, the servicer’s practices, your coverage choices, and whether your escrow account has a shortage. Do not assume that a lower bill will immediately reduce the monthly payment by the same amount.

Escrow is money collected toward bills, so a correction to a tax or insurance figure is different from changing the interest rate or principal balance on your loan. A reduction in one underlying bill may influence future collections, but it does not guarantee an immediate change in the required payment. Ask when the servicer would review the account and whether a shortage or other account factor affects its calculation.

If the increase followed an insurance renewal, review the renewal notice and contact the insurer if you need to understand the premium or coverage. Do not reduce or change coverage without considering your needs and loan requirements. If the tax amount looks wrong, ask the relevant tax authority about its bill or assessment process; then tell the servicer if the underlying amount changes. No universal reduction or standard timeline applies, so confirm the process for your account.

Ask whether you can cancel PMI

Private mortgage insurance (PMI) is generally associated with certain conventional mortgages. Under CFPB guidance, borrowers with many covered conventional loans can request cancellation when the scheduled principal balance reaches 80% of the home’s original value. A borrower who pays principal down ahead of schedule may also request cancellation once the balance reaches that threshold. Meeting the balance threshold alone may not be enough: the CFPB lists conditions that can include a written request, good payment history, being current on payments, no junior liens, and evidence that the property has not declined below its original value when required.

For the CFPB rules described here, “original value” is generally the lower of the purchase price or original appraisal. After a refinance, it means the appraisal at the time of that refinance. These rules concern qualifying single-family principal-residence mortgages closed on or after July 29, 1999. CFPB: When can I remove private mortgage insurance (PMI) from my loan?

  1. Check your PMI disclosure and loan documents to identify your loan type and the applicable cancellation terms.
  2. Ask your servicer for your current balance, the original value used for PMI, and the specific requirements for cancellation.
  3. If you meet the requirements, submit the written request and any evidence the servicer requires.

When you contact the servicer, ask it to explain how it determines whether the balance threshold has been reached and what documents it needs to decide your request. Confirm whether the payment history, account status, liens, or property-value requirements apply to your loan. If you paid principal early, ask the servicer to use the balance and process that applies to an early payment rather than assuming the scheduled balance date is the only relevant date.

Do not assume that rising home prices alone automatically entitle you to cancellation. FHA and VA mortgage-insurance rules differ, and lender-paid mortgage insurance may follow different rules. Confirm the criteria for your specific loan with the servicer. If your loan is not covered by the CFPB rules described here, the PMI disclosure and loan-specific terms are especially important; do not apply another loan type’s cancellation standard to it.

Removing a recurring insurance charge may reduce the total bill if the charge is currently included, but first verify that it is PMI and that the servicer has approved cancellation. Do not treat the 80% threshold as a guarantee that a request will be granted: the other applicable conditions still matter. Ask the servicer what it will confirm in writing and when an approved change would be reflected in your payment.

Compare refinancing offers by more than the monthly payment

Refinancing pays off and replaces your existing mortgage with a new one. A refinance may lower the monthly bill or interest rate, but fees and the new repayment term affect whether it makes sense overall. A smaller monthly payment can result partly from stretching repayment over more years; it does not, by itself, show that you will pay less over the life of the loan. The CFPB explains common refinance purposes and the relevance of costs and loan terms in its mortgage key terms. CFPB: Mortgage answers—key terms

Compare written Loan Estimates or equivalent offers using the same assumptions. Include the cash required at closing, not just the advertised payment. When possible, compare each proposed loan with your current loan as well as comparing the offers with one another. A payment figure alone leaves out fees, the size of the new loan, the repayment period, and whether mortgage insurance or an adjustable rate is involved.

Compare What to check
Rate and structure Interest rate, APR, and whether the new loan is fixed-rate or adjustable-rate.
Fees and cash Points, lender fees, other closing costs, and how much cash you must bring to closing.
Loan size The new loan amount, including any costs added to the balance.
Time to repay The new term compared with the time remaining on your current loan.
Insurance and total cost Whether mortgage insurance applies, the expected interest paid, and how long you expect to keep the home and loan.

Also check that the offers use comparable assumptions. A quote with a different loan term or rate structure may produce a different payment for reasons other than a better deal. Look at the APR alongside the interest rate, review points and lender fees, and ask whether costs are paid at closing or included in the new loan amount. If costs are added to the balance, that affects how much you borrow even if you do not bring that amount as cash to closing.

Consider the expected time you will keep the home and loan when weighing upfront costs against a lower payment. A break-even calculation can help: compare the refinance costs with the payment savings over the period you expect to keep the loan. Include all costs and use a realistic time horizon. No single break-even month applies to every borrower, and a shorter-term payment comparison can obscure the effect of extending repayment.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For a more complete comparison, consider both the monthly payment and the expected total borrowing cost over the period that matters to you. A new loan may improve monthly cash flow while extending repayment, and an adjustable-rate structure may expose you to future payment changes. Those trade-offs do not automatically make a refinance unsuitable; they are reasons to understand the offer before accepting it. No current market rate, typical savings figure, or guaranteed approval outcome can be assumed from this information.

Ask the lender or broker to explain any line item or assumption you do not understand, and keep the written estimates so you can compare them consistently. Do not rely on a headline payment that omits fees, insurance, or the term. If you are comparing several offers, use the same time horizon and note whether each one changes the loan structure or the amount you owe.

If you cannot afford the payment, contact the servicer promptly

If you cannot make a payment or expect to miss one, contact your mortgage servicer promptly rather than waiting for the account to fall further behind. The CFPB lists refinancing, loan modification, a repayment plan, and forbearance among possible paths, but the options and terms depend on your circumstances and eligibility. CFPB: If I can’t pay my mortgage loan, what are my options?

  1. Find the servicer’s contact details on your statement and explain whether the financial difficulty is temporary or likely to last.
  2. Gather information about your income, expenses, and the circumstances affecting your ability to pay.
  3. Ask which loss-mitigation application or documents you need, what deadlines apply, and how to submit the materials.
  4. Consider contacting a HUD-approved housing counselor for assistance. The CFPB’s mortgages topic hub and Your home loan toolkit provide related consumer guidance.

Only your mortgage servicer can evaluate you for a loan modification. Be wary of companies that promise a guaranteed result or demand upfront fees; a counselor can help you understand your options without relying on such promises.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

When you speak with the servicer, describe what you can pay and whether the hardship is temporary or ongoing. Ask what options may fit your situation, what information is needed to evaluate you, and how to submit it. The names of possible paths do not establish that a borrower will qualify or that a particular option will lower the payment by a certain amount. Ask for the terms and payment effect of any proposal before agreeing to it.

If you are struggling, do not assume that stopping payments or paying an outside company is the way to obtain help. Contact the servicer directly and consider a HUD-approved housing counselor. The counselor can help you understand the process, while the servicer evaluates the borrower for a modification and explains loan-specific options. Avoid any company that guarantees a result or demands upfront fees for a promised modification.

Ask the servicer whether a recast is available

A recast generally means recalculating payments after a borrower makes a lump-sum principal payment. Whether your loan permits it, and on what terms, is specific to the loan and servicer. Do not assume that paying extra principal will automatically lower the required monthly payment; it may instead reduce the balance or the interest paid over time without changing the scheduled payment.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Before sending a lump sum, ask the servicer whether recasting is available, whether a minimum payment or fee applies, whether the interest rate and maturity date would remain unchanged, and what the revised monthly payment would be. Request the eligibility terms, fees, and payment impact in writing before deciding.

Also ask how the lump sum must be designated and processed if you decide to proceed. Confirm whether any minimum amount, paperwork, or other eligibility requirement applies, and whether a recast would change only the scheduled payment or any other loan terms. No general borrower right, standard fee, or standard procedure applies to recasting. Treat it as a question for your specific servicer, not a guaranteed way to lower the bill.

Compare the cash you would use for a lump-sum payment with the payment change the servicer says a recast would produce. A recast requires using money up front, while the monthly effect and availability are loan-specific. Get the revised payment and all conditions in writing before deciding whether that trade-off suits you.

Choose the next step based on the cause

There is no single fix that applies to every mortgage payment increase. Use the statement to identify the component first, then ask the person or company responsible for that part of the process. Keep the comparison focused on the amount that may change, the time it could take, the cash or paperwork required, and any effect on the loan’s total cost or risk.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Escrow increased: Check the tax and insurance figures against the actual bills and ask the servicer about discrepancies.
  • PMI is listed: Confirm your loan type and ask the servicer whether you meet its cancellation requirements.
  • Principal and interest are the concern: Compare refinance offers, including fees, repayment term, and total expected cost.
  • You paid or plan to pay a lump sum: Ask whether your specific loan permits a recast and get the terms in writing.
  • You may miss a payment: Contact the servicer promptly and consider help from a HUD-approved housing counselor.

For any option, compare the likely monthly effect with upfront cost or cash use, total borrowing cost, eligibility, timing, and risk. An escrow correction may address a bill calculation; PMI cancellation depends on loan-specific rules and conditions; refinancing replaces the loan and requires weighing costs and terms; hardship options depend on eligibility; and recasting is lender-specific. A lower monthly payment is useful to evaluate, but it is not the only measure of whether a change is right for your circumstances.

Frequently Asked Questions

How can I lower my mortgage payment without refinancing?

First identify which part of the bill is driving the total. If escrow increased, compare the servicer’s analysis with actual tax and insurance bills and ask about errors. If you pay PMI, ask whether your loan meets its cancellation requirements. If you made or plan to make a lump-sum principal payment, ask whether your specific servicer permits a recast; it is not guaranteed. If the payment is unaffordable, contact the servicer and consider a HUD-approved housing counselor.

Why did my mortgage payment go up if my interest rate did not change?

Escrowed property taxes or homeowners-insurance premiums can change the total payment without changing the loan’s principal-and-interest terms. Other possible causes include an ARM adjustment, the end of a temporary buydown, or a mortgage-insurance change. Compare statement components and ask the servicer to explain any unclear charge.

Can I remove PMI from my mortgage?

Many borrowers with covered conventional loans can request cancellation when the scheduled principal balance reaches 80% of the home’s original value, subject to conditions. Those can include a written request, good payment history, being current, no junior liens, and evidence about property value when required. Check your PMI disclosure and ask the servicer about your loan’s rules. FHA and VA mortgage-insurance rules differ.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Will refinancing always lower what I pay overall?

No. A refinance may lower the monthly payment, but closing costs, the new loan amount, mortgage insurance, and the new repayment term matter. Extending the term can lower the monthly amount while increasing the time you repay. Compare written offers and costs over a realistic period rather than judging by the payment alone.

What should I do if I can’t afford my mortgage payment?

Contact your servicer promptly, explain whether the difficulty is temporary or likely to last, and ask what application and documents are needed to evaluate possible options. CFPB lists possibilities such as refinancing, modification, repayment plans, and forbearance, but eligibility and terms vary. Consider contacting a HUD-approved housing counselor, and avoid companies promising guaranteed results or demanding upfront fees.

Can I lower my payment by making a lump-sum principal payment?

Not automatically. Extra principal may reduce your balance or interest over time without changing the scheduled payment. Ask the servicer whether your specific loan allows a recast, whether a minimum amount or fee applies, whether the rate and maturity date would remain unchanged, and what the revised payment would be. Get terms in writing before sending money.

The Bottom Line

To lower a mortgage payment without moving, start by finding out whether the change is in principal and interest, escrow, mortgage insurance, or another charge. Check escrow figures against the actual bills, ask about PMI cancellation if your loan may qualify, and compare refinance offers by fees, term, and total expected cost—not just the monthly payment. If you are having trouble paying, contact the servicer promptly and consider a HUD-approved housing counselor. Treat a recast as a loan-specific possibility, not a guaranteed right.
