To lock a mortgage rate, ask your lender to lock the specific loan you are applying for, then confirm the lock status, expiration date and time, and conditions in writing. A lock can protect the quoted rate through closing only for its stated period and under its stated terms; it does not guarantee loan approval or prevent every change to your rate or costs.
What a mortgage rate lock does—and what it does not
A mortgage rate lock is a lender’s commitment that the interest rate will not change between the offer and closing if you close within the agreed period and your application does not change in a way that affects the terms. The Consumer Financial Protection Bureau (CFPB) describes the protection with those conditions, and notes that “Rate lock policies vary by lender.” CFPB: What’s a lock-in or a rate lock on a mortgage?
As an Amazon Associate I earn from qualifying purchases.
In practical terms, a lock gives you a defined window to complete the transaction with the quoted rate protected under the agreement. It is not an unconditional promise that the same rate applies regardless of what happens to the loan or when you close. Read the lender’s commitment for the loan it covers, the period it covers, the expiration details, and any stated conditions. If the lender’s verbal explanation and written terms seem inconsistent, ask for clarification before relying on the lock.
A lock is not a guarantee that the loan is approved, that all fees are fixed, or that the lender will extend the lock if closing is delayed. It addresses the rate under the written commitment; underwriting and other loan terms still matter. Continue responding to document requests, and tell your lender about changes that could affect your application.

It is also useful to distinguish the interest rate from other parts of the offer. The rate, points, lender credits, and fees can all affect the cost of a mortgage, but a rate lock should not be assumed to freeze every item. Check which terms are locked and which may change. The Loan Estimate and written lock terms help you identify what the lender has committed to, while questions to the lender can fill in details that are not clear on the form.
The protection also has a trade-off: if market rates fall after you lock, you may not automatically receive the lower rate. Whether the lender offers a float-down or another repricing option—and its conditions—depends on the lender’s terms. Do not assume such an option is included.
How to lock your rate, step by step
- Get and review your Loan Estimate. On page one, check whether the rate is locked and the date through which the lock applies. If it is not locked, the CFPB says the rate can change at any time. A Loan Estimate may not show the price of every lock duration or the cost of extending a lock, so ask the lender for those details. CFPB: Review loan estimates
- Ask the lender to confirm the exact loan and lock terms. Confirm the rate, the period, the expiration date and time (including time zone), and any conditions that could change the terms. Federal disclosure rules require the creditor to provide the date and time, including the applicable time zone, when a locked period ends. They also require disclosure that the rate, points, and lender credits may change unless locked. Regulation Z, § 1026.37
- Choose a period that fits your closing timeline. The CFPB identifies 30, 45, or 60 days, and sometimes longer, as common periods; availability is not guaranteed at every lender. Allow for a realistic closing schedule and possible delays. Ask how the rate, points, lender credits, and any lock charge differ for the available periods. CFPB rate-lock guidance
- Get the commitment and costs in writing. Keep the lender’s lock confirmation with your Loan Estimate and note the exact expiration. Confirm whether an extension is available, its cost and duration, and whether it can be refused. Do this before the deadline, not after the lock has expired.
- Keep the application on track. Complete underwriting requests promptly and keep the lender informed if your finances or transaction details change. A lock does not replace underwriting or make the original application details irrelevant.
- Review the Closing Disclosure before signing. Compare its rate and fees with the latest Loan Estimate and your written lock terms. If they differ, ask the lender for the specific reason and an explanation of the effect on your loan. CFPB: What to do if the rate or fees differ
When you make the request, be precise about what you are asking the lender to lock: the loan you are applying for, not a hypothetical quote based on different assumptions. Have the lender confirm the rate and lock period in writing and ask how the commitment will be documented. If the rate is not locked yet, treat it as subject to change rather than relying on a rate you saw in an earlier conversation or estimate.

Save the confirmation alongside the Loan Estimate. This gives you a clear reference when the closing schedule shifts or when you compare the Closing Disclosure with earlier paperwork.
How to choose a lock period
There is no universally best lock length. A shorter period may be priced differently from a longer one, and a period that ends before closing can leave you needing an extension or a new agreement. The right comparison depends on the closing date you expect, the lender’s written pricing, and the consequences if the schedule slips.
CFPB identifies 30, 45, or 60 days, and sometimes longer, as common periods. These are typical examples, not a promise that every lender will offer all of them or that a particular period will suit your transaction. The CFPB advises making sure the lock is long enough to cover the time until closing. That means comparing the expiration with your anticipated closing date, not merely picking the shortest option because it sounds convenient. CFPB rate-lock guidance
Ask for options using the same loan type and assumptions, so you are comparing like with like. The CFPB recommends reviewing Loan Estimates on a consistent basis; different assumptions can make the quoted costs difficult to compare. Review loan estimates

- Duration: Does the proposed period reach beyond your anticipated closing date with a reasonable buffer?
- Upfront pricing: What rate, points, lender credits, or separate lock charge applies at each duration?
- Extension: Is an extension available, how much time does it add, what does it cost, and can the lender decline it?
- Rate declines: Is a float-down or repricing option available? What timing, fee, or market threshold governs it?
- Change conditions: Which changes to the loan or application could alter the locked terms?
- Expiration: What exact date and time, including time zone, ends the commitment?
Compare the total written offer rather than choosing solely by the headline rate. Points and lender credits affect upfront costs, and the price of a lock or extension may affect the overall trade-off. Ask the lender to identify which costs are lender-charged and explain them.
For example, if one offer has a longer lock period and another has a shorter one, do not compare only their interest rates. Ask each lender to quote the same loan type and assumptions, then lay out the rate, points, credits, any lock charge, and the extension terms side by side. If the closing date is uncertain, ask what the shorter option would require if the transaction runs past expiration. The lender’s specific terms—not a general rule about which period is better—determine the comparison.
There is no standard extension price or universal right to extend supported by the CFPB guidance. A lender may have a process and cost, but you need to ask what applies to your commitment and whether approval is required. An extension may be less costly than letting the lock expire and arranging different terms, or it may not be available; ask early enough to understand your options rather than assuming either outcome.
What can still change after you lock?
A lock protects the rate only within its agreement. The CFPB identifies changes to the loan type or amount, down payment, appraisal, credit, or verifiable income as factors that may affect the rate or terms. Ask the lender which changes matter for your particular commitment rather than assuming every detail is frozen. CFPB rate-lock guidance
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesThese examples are reasons to tell the lender about developments, not a substitute for reading the terms of your own lock. A change to the loan amount or down payment, for instance, could mean the lender is no longer pricing the same transaction it originally agreed to lock. An appraisal, credit, or income update may also affect the lender’s assessment. Ask whether a particular change affects your locked rate, other terms, or both, and request the explanation in writing.
Do not assume that a locked rate means underwriting has finished. The lender may still need to review documents and confirm the application. Continue to answer requests and keep the lender informed; waiting to report a change until closing can make it harder to understand its effect on the commitment and schedule.
Expiration is a separate risk: if the transaction does not close in time, the commitment may no longer cover the loan. An extension may cost money, and its availability and terms are lender-specific. Ask about the extension process before the expiration date, including whether the lender must approve it and what happens if it is unavailable.

Changes in market rates and changes to your individual loan are also different issues. A market decline does not itself mean your locked rate will be lowered; a change in your application or transaction may affect the commitment even if market rates have not moved. The lock agreement and lender’s explanation determine how the terms apply.
A common pitfall is to rely on a quote, a verbal assurance, or an earlier Loan Estimate without checking whether the rate is actually locked and for how long. Another is to treat the stated expiration date as a suggestion. Federal disclosure rules require the date and time, including the applicable time zone, for the end of a locked period. Confirm that detail and plan around it. If the lender’s stated deadline is unclear, ask the lender to specify it before you make decisions based on the lock.
Questions to ask your lender
Use this checklist and record the answers in writing. The first six questions follow the CFPB’s official consumer guidance; the remaining questions clarify expiration, extension, and application-specific conditions.
- “What does it mean if I lock my rate today?”
- “What rate lock time frame does this Loan Estimate provide?”
- “Is a shorter or longer rate lock available, and at what cost?”
- “What if my closing is delayed and the rate lock expires?”
- “If I lock my rate, are there any conditions under which my rate could still change?”
- “If I lock my rate, and interest rates go down, what happens?”
- “What is the exact date and time, including time zone, when this lock expires?”
- “If an extension is needed, how much will it cost, how long will it last, and can it be refused?”
- “Which changes to my loan, down payment, credit, appraisal, or income documentation could change the locked terms?”
The CFPB rate-lock page provides the first six questions and explains the basic protection. The disclosure rule requires an expiration date and time for a locked period, but asking for the lender’s specific written terms makes the deadline and any contingencies easier to verify.
You can make the conversation more useful by asking for answers that connect to your paperwork: “Where does the Loan Estimate show this?” “Can you send the lock confirmation?” and “Which terms in that confirmation could change if my closing date moves?” If you are comparing lenders, ask each one the same questions and use the same assumptions. That makes it easier to see whether a difference comes from the duration, pricing, extension policy, or another term instead of comparing unlike offers.

Find out whether the option is available, what must happen for you to qualify, when it can be requested, and whether there is a fee or market threshold. If the lender does not offer one, or the terms are not clear, do not assume a lower market rate will become available to you after locking.
What to do if the Closing Disclosure differs
Compare the Closing Disclosure with the most recent Loan Estimate and the lock confirmation. Check the interest rate, points, lender credits, and lender-charged fees rather than treating the rate alone as the whole comparison. If an amount or term differs, ask the lender for a specific reason and whether it reflects a changed application, an expired lock, or another term of the commitment. CFPB guidance says to ask for a specific reason when the rate or fees have changed. CFPB: Rate or fees changed between disclosures

A useful question is not just “Why is this different?” but “Which information or term accounts for this difference, and where is that explained in my lock agreement or loan documents?” The CFPB specifically advises asking the lender for a specific reason why the rate or fees changed. If the answer is that your application changed or the lock expired, ask the lender to identify the relevant change or deadline and explain how it affected the terms. Keep the response with your records.

Lock when you understand the written rate, price, duration, expiration, and change conditions, and the period fits your expected closing schedule. If you are deciding between locking and waiting, weigh the certainty of the quoted rate against the possibility that a later market rate could be lower and the possibility that it could be higher. A float-down is relevant only if the lender offers it and you meet its written conditions; do not base the decision on a prediction that rates will move in either direction.
Before you decide, make sure you can answer four practical questions: Is the rate locked on the Loan Estimate? What exact date and time does the lock end? What could change the terms for this application? What will happen if closing is delayed or market rates fall? If you cannot answer one of them from the paperwork, ask the lender and request the answer in writing. A clear record does not remove the conditions of the agreement, but it helps you understand what you are accepting.

When should I lock my mortgage rate?
There is no universally best time. Consider your expected closing schedule, the written price for each available lock period, and what happens if closing is delayed or market rates move. A lock can protect the quoted rate under its terms, but it may also prevent you from automatically receiving a lower market rate.
How long does a mortgage rate lock last?
The CFPB identifies 30, 45, or 60 days, and sometimes longer, as common periods. Lender offerings vary, so confirm the period and exact expiration date and time for your loan.
What happens if my rate lock expires before closing?
The lock may no longer cover the loan after its stated expiration. An extension may be available, may cost money, and may require lender approval; terms vary by lender. Ask about the process, price, added time, and whether an extension can be refused before the lock expires.

Can my mortgage rate change after I lock it?
A lock is conditional and time-limited. Under CFPB guidance, the rate is protected if you close within the specified period and there are no changes to your application that affect the terms. Changes involving the loan type or amount, down payment, appraisal, credit, or verifiable income may matter. Ask the lender which conditions apply to your commitment.
Can I get a lower rate if rates fall after I lock?
Not automatically. Ask whether the lender offers a float-down or other repricing option and get its timing, fees, market threshold, and eligibility conditions in writing. Do not assume the option is included.
Does a rate lock mean my mortgage is approved?
No. A rate lock concerns the rate under the lock terms; it does not itself mean underwriting is complete or the loan is approved. Continue providing requested documents and tell the lender about changes that could affect your application.
Where can I check whether my rate is locked?
Look at the top of page one of the Loan Estimate for the lock status and expiration date. Ask the lender for written confirmation of any details that are not clear, including the exact expiration time and applicable time zone.
The Bottom Line
A mortgage rate lock can provide protection against a rate increase, but only for the period and conditions in the lender’s written commitment. Check the Loan Estimate, compare costs and duration using the same loan assumptions, and get clear answers about expiration, extensions, application changes, and rate drops before deciding.
